The contracting issue that made us decide to sever ties with

was over a master bedroom shower renovation. The contractor we used, Emilex Contractors, LLC, was one of the

's main contractors. The newly renovated shower leaked into our kitchen. We became concerned after several conversations with Emilex Contractor's owner, Mr.

Clavel, because he did not appear very familiar with bathroom renovations. Yet, we trusted

's recommendation. The first tiles

suggested for the floor of the shower were not shower floor tiles and we questioned him about this. Thankfully the sales person corrected him at the store and he purchased the correct tiles. When he purchased the door shower door it was either already broken with chipped glass on the bottom of the door, or the glass was purposefully shaped like that. Due to the issue with the door $500 was held from

until he either corrected the door or brought proof that the door was designed like this. He never followed through with this. Less than two months later, we were informed that the master bathroom shower was leaking into the kitchen!
The floor of the shower had to be torn out.

promised us in several emails that he would aid us in getting our money back from Emilex Contracting and if Emilex was "unable or unwilling" he would personally have

reimburse us. He insisted we tell him before the floor was torn out what caused the problem. The new contractor guessed it was a missing waterproof membrane. It turned out to be an improperly installed membrane.

used this difference in wording to say our story had changed and refused to stand by his word and reimburse us. Apparently both companies value $1500 more than their word or reputation. And interestingly after stating that Emilex had done such wonderful work for them,

severed ties with them.
In addition, it seems that

is hiring contractors that do not have the appropriate license. We asked Emilex Contactors to provide us with their license and they never did.

eventually sent us a plumbing license, but the name of the person licensed was purposely covered. Emilex does have a license with The Virginia Department of Professional and Occupational Regulation (DPOR) but it is only for general contracting work and specifically states that plumbing is not included.
In sum, this property management company does not vett their contractors very well and clearly hires unreliable and possibly unlicensed contractors.

They found good tenants quickly in both the properties I've used them for. I'm happy about that, but don't find it too remarkable because there are a lot of former homeowners happen to be renters at the moment (both of my renters lost homes in 2008-9 due to layoffs, divorce, etc). Things started to get worse after that-repair requests take so long to be responded to that they were useless in practical terms (2-3 days for clogged main drain when I can call and get someone same day). So I now call my same group of handymen as before and get better service. They required being added as "named insured" to my insurance policy, which would give them the ability to make and collect on claims. Both my insurance companies laughed and were baffled at this because RW doesnt have a financial interest in the property. You can add them on as an interested party (which is informational only), and RW will accept it without comment.
This leaves RW with only one source of customer value after finding a tenant-rent collection and deposit. I recently added a property, fought with the insurance company about adding RW as an interested party (they don't see the point either). In the meantime, until the insurance issue was resolved, RW put a hold on all my properties because their accounting system isn't sophisticated enough to do it on just the one (but they don't tell you this). My tenants paid on the 1st and the 4th. RW apparently takes the Monday and Tuesday after the 4th weekend off, because they didnt process the payment from the 4th until the 9th. I called on the 9th and was told the payment would be deposited the next day or two. I fixed my insurance 7/11 and was told in email by

he would remove the hold 7/14; he never did. 7/15, called and left a vm that was not returned, still no deposit. 7/16 I call, talk to

in accounting, who finally tells me the hold is on both properties, removes it and tells me I'll see the deposit next day. 7/17 I call and talk to

issue feels like far too many, I think they add more trouble than value overall. This is a young company that has a lot of customer service lessons to learn; I wont be at all surprised to see it collapse as suddenly as it grew.

This property management company is substandard at best. Payments Over the past year I've gone from receiving rent payments 2 weeks after the tenant submitted them to now having to wait 40+ days to receive the previous months payment. When I question why payments were received promptly the year before I'm given a picture process flow with average dates where it's never stated what changed in the process. My tenants pay on time but Beyond has stopped delivering payments even remotely close to a decent delivery. I shouldn't have to wait over a month to get the prior month's rent payment. Property Managers I've been with beyond for 18 months and I've been assigned 5 different property managers. I can sympathize with turn over but that's new manager every 2-3 months. There's clearly something wrong internally if people don't stay in their job longer than 3 months. Upper management

I have had 2 decent managers during my time with Beyond, but truthfully it's been a painful experience. I'm counting down the days until my agreement with them expires. Please save yourself the headaches and don't use this company.

Our interactions with this company turned sour before we actually signed the lease. We had just arrived in

(moving from Jacksonville, FL) and upon first hand inspection of the property we were worried. Having just traveled cross country and now having all our furniture with no place to move into we made our first mistake of signing the lease anyway.
The carpets of the rental were an absolute disaster, the landscaping and grass were all burnt and dead as if they had shut off the water for a few weeks after the last renter moved out. It only takes a few days here in

heat. The rental was listed as having a refrigerator so we didn't bring ours from Jacksonville - you can imagine our surprise when it did not include one. To compensate us for the poor conditions of the rental property they offered us $50 off each months rent. Being that we were stuck without a plan B and needed a place to move into, we accepted the offer and signed the lease. Granted, this didn't cover the cost of us buying a refrigerator for the unit and the crazy water bills required to bring the landscaping back up to par (you're responsible for maintaining it as the renter per their lease). You should pray that nothing breaks while living there or else you'll be forced to pay the first $45 for the repair (even if it's due to items aging or normal wear/tear). They spell this out in the lease as your renter 'deductible'.
Fast forward 11 months and we were ready to give them notice and move into a different rental (under different management). We gave them 6 weeks notice that we were moving out (above/beyond the required time). We were then forced to act as their sales agents, giving walkthroughs to prospective new renters without any agent from

present. This was frustrating because they often had questions that we were unable to answer. Many of these 'pre-screened renters' would fail to show, but no harm to

-- they didn't have to show the house, it falls on the renter's back. We requested a final walk through with

(owner/manager for the property) and he declined. He stated that he would look at the property while giving some tours to potential new renters and if he saw anything that needed to be addressed before our lease terminated that he would let us know. This was important to us because we had actually vacated the premise two weeks prior to our lease terminating. While we paid rent through the full lease agreement, this gave us two weeks to make certain the property was top notch and ready to hand over. We wanted to ensure we received our full deposit back.
After our lease officially terminated we began the waiting game for our deposit to be returned. We had read nightmare reviews from other websites about the horror stories (boy do we wish we had looked prior to signing our lease). We called a two weeks after our lease ended asking if they had an estimate for what we would be getting back. They replied that they were still tallying the repairs and would get back to us within the 30 days required by law. This past week we received our deposit back. They had decided to charge us $50 for a repair to an irrigation drip line that had broken (flooding the neighbors yard for 2 days) and they also decided to charge us $260 for trimming bushes around the yard. We were furious with this and called/emailed asking for an explanation and to be credited the amounts. The broken irrigation line in no way was our fault, but rather a repair due to normal wear/tear (there was no negligence on our behalf). As for the trimming of shrubs, I had specifically asked for a walk through with the property manager so that any items he noticed could be addressed. He had declined that walk through, but over the phone stated there were no issues that he saw with the property.
This behavior is reflected in numerous reviews from others out on other websites. The company is known for coming up with bogus claims about repairs or cleaning/carpet issues, etc. and then withholding your deposit. This is the first time I've been an Angie's list subscriber, but I felt the need to warn others about the dealings of this company.
Beware! You've been warned! I urge you to find a different house to rent, even if the rental property looks to be a great deal!

It's been just over a month since the
tenants moved in, and everything has been handled exactly as I
would have wished. I had been reluctant to rent out this house,
but the Mandels and their exceptional firm really do inspire trust.
I was especially impressed by

's philosophy, as I understand it,
that the landlord-tenant relationship need not be hostile and
painful-- can be a co-operative enterprise. I am very,
very pleased so far.

refused to withhold any funds from the tenants deposit for carpet that smells of urine and other minor damages to the property. And the front yard started to sink. The neighbors told me the tenant would park their cars on the front lawn which probably lead to the front yard sinking.
