"During the 14 months we rented a townhome from Polaris we had ~5 property managers. Mostly we used the website to report maintenance issues, which worked fairly well. In the beginning" they were prompt in fixing issues. Toward the end of our lease, they just said they would handle it after we moved out. Maintenance issues included our water-heater going out 3 times. The plumber said the lime buildup was blowing the elements and that it was time to replace it, but each time it went out, property management said they owners wouldn't replace it until after we moved out. When one of the windows was leaking after a heavy rainstorm, it took a while to get it fixed because the property management and townhome management were figuring out who was responsible for external/internal issues like windows. And for the last 2.5 months in the townhome, the bathroom ceiling was peeling and coming down, but management said they would deal with it after we left. Move-in was a snap because they said everything was wear & tear. The oven wasn't clean and neither were the bathrooms though. Move-out was tedious because they were picky about every little detail. They said it was cleaner than when we moved in, but that we didn't clean the sliding glass door track, fridge vent, and space between the washer/dryer, so they charged us a cleaning fee. It seems like they are more concerned about the property owners than their tenets.

"Overall, I have a good impression of them. Here are the positives: (1) They are responsive and always reply, if I email them or submit a request. (2) They go above and beyond - as with" moving furniture into our storage. (3) They sent lots of photos at one of the inspection visits, which helps a lot to see how the property is being cared for. Here are some areas for improvement: (1) They could improve their internal communication. For example, we had the house painted between tenants, and they asked me to pay the painter. I paid him, but then found out that they had also paid him. I caught the error (maybe they would've too, but I caught it first), and they fixed the problem immediately. (2) They could be better about sending photos after work is done or following up with a report regarding the result of the work. For example, I've received requests to have maintenance work done and have approved them. I rarely hear, though, how it went or receive any photos.

Most states require a seller or landlord to disclose a death in the home. Absent of there being an undisclosed death, the tenant doesn't have a leg to stand on. Usually, small claims court will order the tenant to forfeit the deposit and pay for any unrented time in the home. However, if the tenant can prove that there was an undisclosed death in the home prior to their renting it, you may be liable for a full refund of all rents, deposits and moving expenses.
Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

people I've dealt with have been the sales guy - I forget his name - who we met with me a few times at the house to go over their services and take a look at the house. He was very professional and not at all pushy, more like "Here's what we do, if you are ever interested, let me know!" We'd been researching a few different property management companies in the area, and they were by far the most professional, I got the feeling that they are a real business with a lot of experience. They also have full-time cleaners, not just random people they can find who need the work. My wife has had a really hard time finding good dependable cleaners, so that is by far the best part, for her.
The other person was the Property manager, he is in charge of making sure the house is in good order. He installed the lockbox with the keys then was really nice about moving it when it got wet, to a better location. He also brought a new set of pots and pans since ours were old, so that was nice to save me the 2-hour trip down there!

We were REALLY nervous about renting out the house, it's been in our family for 40 years and only been used by family and friends. So far they have taken really good care of it, and are definitely saving us time and hassle.

never showed up. Our appointment time was 12:00PM. I was home all day and no one showed up. I called and sent a text message to cell number provided. Call was not answered and text messages were read ( iPhone tells you tells you the time a message was read) and never replied. I understand that things come up that you can't help but not return my call or texts is extremely unprofessional.
