"I contacted
through Angie's list and he replied to my inquiry within 24 hours. We spoke over the phone and he went over what his inspection" covered. He forwarded me a contract and additional information on home inspections via email. We set up an appointment to view the house.
arrived promptly and quickly began his inspection. He began by viewing the outside of the home, taking photos as he went. After he went around the property once, we walked it together and he pointed out areas of concern while also providing me with basic information on the roof.
's knowledge became apparent through his clear and concise explanations. We then moved into the home and he continued his inspection. He tested all of the outlets, ran the water checking for pressure and flow as well as temperature, and he also looked at the oil heating system. His interior inspection was as thorough as his exterior inspection and he found important things to follow up on. His report was completed within 24 hours and included clear descriptions of the areas we discussed. His report also included excellent photos that clearly showed the areas that required further investigation.

did an excellent on our first home inspection when we purchased our first home in 2006 while he was with another company that we chose to" look him up again. In our first home inspection he found this that eventually saved us thousands by having the current owner fix or just fixed ourselves before they got worse. In our new home it was more of the same. He called out everything from tiny cracks in the sidewalk to missing window latches to the smallest leak under the sink I would have never noticed, He was very thorough and very professinal. He arrived before me even though I showed up early and he had close to a 60 mile drive to my 2 mile drive. He took time away from a family dinner to explain something on the report that I did not understand. I have recommended him to others and the people we purchased our house from even used him on their purchase based on their observation f him at work.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

You may never believe the things a home inspector will discover unless you're there, too. Being at your home inspection lets you see any problems firsthand.

One highly rated provider shares five things your contractor may have forgotten during a home inspection and why you should look to a qualified inspector.

Angie's Answers

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

Made the appointment through Angie's List.
Richmond Home Inspectors Provider Name Locked
responded quickly. We finalized the date/time of the appointment. He was able to come over earlier than originally stated and phoned us to ensure that it was acceptable. He explained what he was looking for and we provided him a list of installation dates for A/C, garage door, generator, windows, roof, and shutters to assist him. We also provided him the window stickers so that he could ensure they were indeed impact windows and met the proper criteria. He did notice that the sliders did not have the test information on the stickers, but stated they were impact windows, and we are now in the process of obtaining the test information for the sliders from Window World. He performed the inspections quickly and professionally. We would definitely recommend him to our friends and neighbors. He took numerous pictures to prove beyond a doubt that everything was as he stated in his reports. He provided us paperwork that we can copy and provide the insurance company and two very nice PDF reports with pictures that we can email. A very positive experience and well worth the money.

(the owner of
Richmond Home Inspectors Provider Name Locked
) was on time and prepared. He had every tool imaginable with him. He was very friendly polite and professional. We started the inspection on the outside. He went on the roof and inspected it. You can tell he is a roofing expert, he used to inspect roofs for the city. He highlighted multiple issues on this house, beyond just the obvious ones. He noted that they were not installed properly (not connected with a 4th nail, therefore could flap up. He noted a few missing peices as well. He also noted some trouble spots. He takes pictures of everything. He also carries a voice recorder to take notes for his report later. He also noticed some issues with the chimney. He spent about 20 minutes on the roof. Next we did a walk around on the outside. This was also very thorough. We looked at some drainage spots that were not easily noticable. He also noted that the trees were close to the house and the roots were invasive. There was also some issues with the downspouts, the walkway, the driveway as well as some water pooling. Very thorough with great explanations. He never minded stopping and explaining issues to us. He then went under the deck (only about 18" of clearance). He shimmied all the under there and tool pictures of structural problems under the deck as well as draining problems for the house...very thorough. We then went indoors and went into the basement.

took a very close look at all the walls looking for water issues. This house had plenty and we spent a lot of time going through the water issues. The basement was partially finished, so some parts he could not look at, but anything he could get access to he looked at. There were multiple signs of drainage issues as well as water damage and mold. He

all the shut offs and the valves for you, which will probably be helpful in the future. He has a tool that checks for gas leaks and checks all the pipes for leaks. He then looked at the sub pump and found roots in the drains meaning the drainage system had roots in it. This was a huge problem to find. We talked at length about the water issues and how to remedy them. After the basement

checked all the bathrooms. He turns the water on full blast in all the tubs then checks for leaks both above around and in the basement. He then went in the attic for about 10 minutes checking for leaks, insulation and other issues. He found a few minor issues in the attic as well as some missing insulation. He then checked all the windows and found multiple issues in the windows. He checks all the lights and found some odd wiring issues there too. He checks the carpets for stains and finally he checked all the appliances. After the inspection was done we chatted about the issues and the risks in the house. It took about 3.5 hours. At about 11pm that night I got a PDF of the inspection. It was written very clearly, in detail with detailed pictures circling and pointing to the issues. This report was written specifically for my house (not always the case with home inspections). It included a helpful summary at the end. Also it was nice that he gives tips on upkeep as well as how to fix some of the minor issues yourself and recommended products. A couple of days later i received the report in the mail. a 3 ring binder with it printed out in color as well as a dvd with the report. Excellence all the way through. He helped us move on to another house.

was great! He was very friendly and personable. I also appreciated that he encouraged me to tag along as he did the inspection so I could ask questions (and boy did I!) and learn more about the house. He was very knowledgeable and professional. When there were

fixes for small problems, he told me how to do them myself. He was also very forthcoming about larger issues that needed to be addressed. He submitted the full written report very quickly, and the format is clear and easy to read and understand.

Appreciated a thorough evaluation of a newly constructed house and a careful and patient explanation of the results. Cost was $450 for a 3500 square foot house and a $25 Angie's List discount was kindly applied.
