"This master contractor carpenter/designer is timely, efficient, reasonably priced, trustworthy, and above all, highly skilled. The built in cabinets look like high" priced furniture. I live in an old

Why you should hire a pro to finish your basement

If you’re debating on whether to finish your basement yourself or hire a contractor, read what our experts had to say. Your life could depend on it.

Basement Remodeling

Get use out of every square inch of your house and add value to your home by finishing your basement space. Remodeling your basement can add a family room, in-home theater, kid's play area or a guest suites for the in-laws.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?
There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

is the general contractor and has all the General contracting license including electrical and HVAC, which is very nice.
I would call back
London Basement Remodeling Companies Provider Name Locked
to do any remodeling job in my property as I have found him to be meticulous, polite and easy to deal with. The construction started sometime in August of 2014, and since, permit had to be pulled by
London Basement Remodeling Companies Provider Name Locked
, the remodeling extended more time until completion.
London Basement Remodeling Companies Provider Name Locked
and his brother
London Basement Remodeling Companies Provider Name Locked
are both hands-on in the general contracting and they both over-see all the remodeling work done to my property. I have often asked for their opinion with ideas of certain layout, and both of brothers were very good in their feed-back. The remodeling estimate includes tear down, reconstruction of assign/specified areas, framing, labor cost of upgrade to bathroom/kitchen/flooring. Materials like kitchen cabinets, tiles, toilets and flooring are provided by me.
I highly recommend
London Basement Remodeling Companies Provider Name Locked
and his brother,
London Basement Remodeling Companies Provider Name Locked
to any bids you may have in your property. They are reasonable in their costs and their work quality is excellent. Give them a phone call and get them over to give you an estimate of the work and ask them to outline what is part of the price estimate. At least, that is how I approached the remodeling project before I awarded them the job.

First the demolition process was scary but rami made it very comfortable. He knew exactly how to set up the home. It was surprisingly clean and they got to the build quickly. I could live in the home no problem. Then the buying process was easy. No headache. They helped me completely with every item. Amazing eye for beauty. The last few weeks went fast and now it's amazing. Thank you so much

Less than 3 months after providing this work, the flashing that had been replaced became dislodged from the roof. it has been hanging from the roof and every time the wind blows it bangs against a bedroom window making it impossible to sleep. Despite several calls the contractor over more than a week, we haven't heard back. Unfortunately we can't recommend them based on the poor quality of the work and lack of responsiveness. Additionally, it's unclear whether or not they are properly licensed to do business. Although they print a DCRA number on their receipt, that number is not in DCRA's online database, suggesting it has lapsed or it is intended to mislead.

From start to finish,
London Basement Remodeling Companies Provider Name Locked
and his parnters transformed our completely unfinished basement into a wonderful new lower level for our growing family. In total, we added about 1000 square feet of space, including a family/media room with kitchenette, a surplus/exercise room, a kids play area, a full bathroom, and a children's nook/hideaway under the stairs.
London Basement Remodeling Companies Provider Name Locked
is a professional through and through. At the start of our project, he met with us and provided a detailed blueprint to us up front. He worked to keep costs down, and delivered high quality service and a high quality finished product at a competitive price. Along the way, he worked with us to make helpful modifications to the plan that met our needs, and always addressed any issue that came up during the building process with helpful ideas and solutions.
London Basement Remodeling Companies Provider Name Locked
was always friendly, polite, attentive, and responsive to any questions or concerns we had. Thanks to him, we have a beautiful new space that our family and children can enjoy for years to come We would hire him again in a heartbeat.

Overall, our experience working with
London Basement Remodeling Companies Provider Name Locked
was excellent, and we could not have liked the work done any better. We are 100% satisfied, and will unreservedly recommend
London Basement Remodeling Companies Provider Name Locked
's Remodeling to anyone looking for basement work -- or other rehab work -- done on their home (and have already referred him 5 times)!...More /> First, you need to know that the quote you get from
London Basement Remodeling Companies Provider Name Locked
's will probably not be the lowest bid you get. If that is what you are looking for, stop reading now and look elsewhere. You will, however, get what you pay for with
London Basement Remodeling Companies Provider Name Locked
: excellent work/craftsmanship at a reasonable price, and a good crew to work with, all managed expertly by
London Basement Remodeling Companies Provider Name Locked
.
We originally contacted
London Basement Remodeling Companies Provider Name Locked
in late August 2014, and he worked with us to craft a rehab plan to our liking and within our budget. The project began on Oct 20, and finished right on schedule in December, and then segued right into work on the main bathroom, which was completed in late January.
London Basement Remodeling Companies Provider Name Locked
bent over backwards to make sure that our project stayed on schedule, and the only delays were on our side (e.g. waiting for materials).
A bulleted list of the positives we experienced working with
London Basement Remodeling Companies Provider Name Locked
's:
We got a solid, accurate work estimate, which included allowances for decent (mid-grade) materials, which we could -- and did -- upgrade at our pleasure. Proposal /contract was very detailed, with a breakout of the cost for each phase of the project.
London Basement Remodeling Companies Provider Name Locked
made good recommendations to us regarding design and materials, and did not push anything on us that we did not want.
London Basement Remodeling Companies Provider Name Locked
also really understood what layouts would and would not work in our basement space. He will think of things you never would have, and keep you from pitfalls you do not see. The project stayed on schedule and on budget, and change orders were made when we made special requests.
London Basement Remodeling Companies Provider Name Locked
stayed close to the project, visiting our house frequently (almost daily).
London Basement Remodeling Companies Provider Name Locked
and his work crews always showed up in a timely manner, and some days they stayed a little later to finish up work. The work crews acted professionally at all times, were respectful of our house and yard, and cleaned up after themselves every day. Crews made sure to put up sheeting (as "dust curtains") and cloth on the floors to help protect the house interior. All work was done strictly to code.
London Basement Remodeling Companies Provider Name Locked
made sure that we were completely satisfied with every phase of the project, and even accommodated special requests -- e.g., we had a block-glass window and a special split shower which required special installation. My wife was never treated in a condescending / patronizing manner (not a given with construction crews). Invoices clearly stated all work that had been done.
The only negative experience during the entire project was an issue with the new shower in the main bathroom, which dripped/leaked when first installed. However, this was a minor inconvenience, and
London Basement Remodeling Companies Provider Name Locked
's crew fixed this the next time they came to the house.
Finally, I cannot say enough good things about how well this project went. We heard so many horror stories from friends about their basement and/or bathroom rehab experiences that we got gun-shy and waited well over a year to pull the trigger on doing this. And, wow, am I ever glad we wound up going with
London Basement Remodeling Companies Provider Name Locked
's.

I contacted
London Basement Remodeling Companies Provider Name Locked
at
London Basement Remodeling Companies Provider Name Locked
for a quote. He was one of three vendors that I contacted to provide a design and estimate.
London Basement Remodeling Companies Provider Name Locked
was great to deal with during the quote process. It was obvious that although he has done jobs much larger than mine, he was interested in listening to what I wanted for the space. He had the perfect mix of incorporating my wishes with his suggestions based on his vast experience. Both of the other vendors I had quote the job were more interested in telling me what I should do, not necessarily what I wanted.
The tear out went very quickly, as did the framing and rough-in plumbing, electric, and HVAC. There were questions and changes as we went along, and
London Basement Remodeling Companies Provider Name Locked
always made sure I got what I wanted. All of the cabinets and woodworking were custom, and his contractors in that area are absolute artists. Once that was done, the stain and painters came in and did a fabulous job. Then came tiling and carpet, and the trim out for electrical, plumbing, TV’s, speakers, etc.
I would like to mention that everyone
London Basement Remodeling Companies Provider Name Locked
uses are great people. These are people that are in your house for 3+ months, and my wife and I felt like we’d known them for years. We really enjoyed getting to know them. Trust was never a problem, and that’s important.
The finished product was beyond my expectations. I think
London Basement Remodeling Companies Provider Name Locked
’s true talent is making the basement look like the rest of the house. As I said before, he has vast experience in all types of basements, from Muirfield to our home in Gahanna. His
communication skills were refreshing for a contractor. Anytime I emailed or texted him, I got a reply right back. We met regularly to go over the progress, and discuss any changes that were required (or small changes I wanted to make).
We’re looking forward to enjoying the new space and watching Blackhawks and Buckeye games with family and friends for years to come. If you’re looking to do a basement remodel, do yourself a favor and go to
London Basement Remodeling Companies Provider Name Locked
’s website and also check out his videos on YouTube. I am happy to be a reference customer for
