is a great company. I have used them several times for appliance repairs and they are always unbelievably responsive. This was the first" time they advised that it did not pay to fix my microwave. They called and sent a letter to let me know to go get a new one and they will reimburse me up to $250. Once I sent them the receipt I received the check within 2 weeks. Home warranties don't always come with the kind of robust protection and security homeowners expect. Here's a quick breakdown on the real costs, and real benefits, of purchasing a warranty for your home.

A home warranty, or home service contract, provides service, repair or replacement on a home’s major systems and appliances for a usual term of one year. They've also topped our list of most-complained about categories for three years running.

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter. 

 

An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.

 

Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

Consider going to library an reading Consumer Reports rating on home insurance companies in your area.  For affordabilty elect the highest deductable you can stomach.  This will lower your premioum, I went thru Costco, they and Sam's Club can be a valuable resource for home and car insurance. Shop on line with your needs to save money.  Unless you have major assets forget large policy. For your gutter and roofing needs see my blog.

the day after this contractor came to my house. When I called to cancel, my call was sent to "Customer Retention." There was NO way AHS was going to retain me as a customer. Quality - or lack thereof - tells. This plumber was dispatched to my rental home through

(a home warranty company) to deal with two toilet back-ups. After initially saying they would come in FOUR days, (they called Thursday and said they would come Monday,) I prevailed upon them to show up the day they called. To their credit, they did show up promptly. However, my tenant, who dealt with them, reported that they came off as unprofessional and lackadaisical in attitude. When I was told what needed to be done, (having spoken to the plumbers,) which was outside the scope of what AHS covers, they quoted me a price of about $825 for work on two toilets. This wouldn't have bothered me quite so much if I hadn't had the same process done with one toilet through another, INDEPENDENT plumber 10 months before, (NOT through AHS, since I bought their policy only last month,) who charged me $295 for ONE toilet. Moreover, my tenant had thought this earlier plumber was superb, efficient, professional and knowledgeable. Please note that the $125 cost listed above was the price for the visit through AHS. So, I am comparing the same work done by "Superior," a plumbing company to which I have given an "F" rating, at approximately $410/toilet to someone who did the same work efficiently, professionally, quickly and courteously for $295/toilet. Not only would I NEVER recommend "Superior," I would certainly share with people my less than ideal experience with them, which I am now doing. (Unfortunately, however, if you use AHS and are reading this review, you are already saddled with them.) The experience was bad enough so that I will be cancelling my contract with AHS, given the quality - or lack thereof - of the contractors with whom they deal, based upon this one situation, which I don't intend to take a

on being repeated in other situations. I'd rather save the AHS funds and use them toward hiring people who are professional and competent and who charge relatively reasonable prices .

The problem with AHS is they will not let you use local repair services authorized by the manufacturer. They send someone from far away who tells you the service is not covered. You pay $90 for the call and get nothing. I have yet to get anything from this insurance that was not a hassle to get them to come and then get them to repair the appliance that is insured. If anyone knows a home repair insurance company that LETS YOU CHOOSE THE SERVICE PROVIDER, let me know. Otherwise I think this is insurance you don't need.

My heater has been not working. Since January, there has been no heat in my home. They have sent repairmen 3 times and nothing has worked. Today they said they would buy me out for $853 so I can go get it fixed on my own.That is unacceptable, no one will touch it for that small amount. I did not agree and am currently waiting on them to still fix the issue.

At the time of my home purchase last year, I was given a list of different warranty companies to choose from. After consideration, I settled on Landmark and have been very pleased. I have filed claims online, over the phone, and via smartphone. I have had to have five claims filed, and each time I was given perfect service. I've had a broken refrigerator (twice), water issues, as well as a non-functioning

. The turnaround time was very fast on each claim and the vendors they chose to come to my home took care of the problems well.

Their online site is very consumer-friendly, and I have never had to wait while calling on the phone. (Once, in the middle of the night, my water heater started leaking and they were able to get a plumber out that morning which solved the issue). You can also review all past claims online and see the status of each. You can also easily check prices and coverage as well.

All in all, I highly recommend Landmark. A must have for new homeowners as you never know what will break on you. Also, a shout out to

When the AC unit started malfunctioning (started freezing, condensing and dripping water on the floor and in the ducts), our floor and cieling got damaged.
The company kept delaying on getting things repaired, and sent people for fixing the symptoms (putting tape on pipes, etc.) and not fixing the unit. The first contractor suggested that the unit needs replacement, but apparently they never submitted their report to AHS. Between the contractor and AHS, they kept shifting the blame to each other.
Finally, when I asked for a second opinion, AHS connected us to a second contractor, who asked for $200+ to open up our ceiling to look for leaks in the pipe (when infact the first contractor confirmed that the leak was in the unit). The second contractor also said they won't close the unit, so I'd have to pay for that work too, and it would anyway not confirm the resolution of the issue.
I got tired to talking to people on the phone, spening significant time on hold and finally fired them. Then I decided to just change the unit on my dime. Peace of mind that way!
