Overland Park Home Inspecting Articles
Home Inspecting reviews in Overland Park
That is where the surprises started. When I was, in the back yard in the first week I turned on a faucet and noticed water running down from inside the siding. Since I know that is not good I called a plumber and found out we needed some pipes replaced inside the wall. Of course I noticed this just from turning on the faucet, something I would expect a home inspector to have done.
Next, when we had a few handy man come over to look at the 2 window's we were being informed we need to replace 10 up to every window in the house because they were all surrounded by wood rot or mold. And of course everyone of them was shocked our home inspection didn't mention it.
While walking around our house with the window guys they mentioned, so do you have foundation issues and pointed out 3 cracks visible from the outside. So we went and got some professionals to come up and sure enough, there was foundation issues. There were 3 cracks, 2 were visible from the inside and out, and 1 was just visible from the outside but the carpet inside the room had a water stain under it. Once again, we heard your home inspector should have mentioned these since they were very obvious.
At this point, because of how far off everything in our inspection had been, we decided to call Terminex to take a look at the "dormant spot" in the garage. And sure enough the Terminex inspector tells us its one of the more active infestations he has ever seen and was shocked our inspection report listed it as dormant.
Next when winter came along, we noticed some rooms don't get warm at all, so I called a heating company to come out and take a look. Immediately they tell us the design of the HVAC is very poor and the only fix is a complete re-do or purchase a new furnace that can zone the air.
Based on our experience with
I attended the inspections in person, which I also recommend. Not only were the big concerns identified allowing me to be fully informed and address them with the seller, but
The end result was a computerized report detailing the condition of the property at the time of the home inspection, complete with pictures and a summary with recommended repairs. I learned about my new home (where things are and how they work) and the components that are installed correctly and functioning as intended. They gave me total peace of mind as a first time home buyer.
Nick was also very knowledgeable on various aspects of home construction, pointing out what types of material were used and potential problems that we could encounter in the future.
Partly in response to what Nick pointed out, we chose to cancel the contract on the house and keep looking.
We will definitely be using Nick on the next upcoming inspection. Thanks Nick!”
