"These guys are WONDERFUL. We first met with
in April to talk about getting the porch (which is really more of an addition) added on to our" home which we had just purchased in March. His prices were not cheap but extremely fair, he was so knowledgeable and friendly, and they were able to start the job soon, all of which factored into the decision to work with this company. We met with 5 different companies, 1 that quoted us $70k (see ya!), 2 that we just didn't like, and 1 that was more interested in building us his typical porch that he does for everybody than hearing about what we needed. No one else showed up with an Autocad rendering, either, which let us know we weren't in for a hassle with the county permits department. Our impression that we'd get what we paid for was true, and then some... nothing beats the quality of this work. This new room and patio are simply gorgeous, meticulously done, and will add tremendous value to our home (if we end up ever wanting to move which we probably wouldn't now that we have this gorgeous porch and patio).
and his team are artists and even the smallest request was done in a creative beautiful and outstanding way. (I'll try to add photos later but it looks just like the ones on Pinterest if you
'dream porch'.. need I say more?) They are also just the nicest guys that I would trust with any project. When you tell them little details.. they remember, which is a big weight off your mind when you're dealing with a construction project. They had questions and changes coming at them left and right from both me and my husband and they handled it like pros and made it what we wanted exactly. So, ok, to be 100% honest, work began slightly later than we'd been told and ended up being quite delayed due to circumstances beyond their control. They were apologetic about this and always either answered my calls or called me back though which these days is a lot to ask in the construction world. They threw in what they could any time they could in apology for the delay. One or two delays were due to changes we made (oh hey you just put in that retaining wall? lets move it 3 feet) so a week or two of that delay were definitely our fault. Bottom line, it is impossible to stay frustrated with them once you talk to them because they are just great guys who really care about the customer and the projects. If I had to do it again, I'd just be sure a firm completion timeline was built into the contract is all. :) I can't imagine having worked with anyone else and we would hire them again in a second! Thank you
,
and team for our beautiful back yard and new addition!!!

"I reached out to
to get a quote for a number of separate work scopes: a walk path, some other hardscapes, wall, and some excavation. I was" impressed by
's professionalism and ease to work with. Unfortunately, I found that after a few back and forths, it got increasingly more difficult to get timely responses from him. I don't know if that's due to distance (Shoreline is NOT close to me by any means) or my scope, but it was a turn-off without at least getting the real story. The very latest was where I called him to follow up on a request to move forward with one of the scopes. He answered me by name (in other words I'm in his contact book) and promised to call me back after an appointment he was on; never did.

I agree with Jim Casper - after about 50 years of dealing with weathered wood finishing both in my homes and in the construction business, it comes down to about 90% preparation, 10% the finishing. If you do not prep the wood right, any moisture, mold, etc in the wood will destroy whatever you put over it.

High-build finishes like paint and epoxies and, from reading the Rustoleum flyer on this new product that too, work by trying to make an impenetrable surface and depend on a very good bond with the surface, AND no water getting under them. Because they are thick and are designed to provide a waterproof surface, unfortunately where water gets under them they are just as good or better at keeping it from evaporating, so you get fungal growth, blistering, and peeling.

Unfortunately, on deck and most outdoor applications except siding the surface will get nicked, scratched and otherwise develop leaks in short order. Water will therefore get into the underlying wood, and because it entered through small cracks and scratches, does not have any airflow to make it evaporate, so it sits there and breaks the finish bond to the wood (causing peeling and blisters), and promotes decay. That is why new deck boards and siding and trim that have been heavily or multi-coat painted on all 4 sides, thinking that will give the best protection, only last a few years versus the usual 10-20 years or so for boards that are painted top and sides only.

The full sun and hot conditions will, of course, cause more thann normal heating of dark colored painted decking. I had one instance where I was doing an independent appraisal of a very large commercial deck at a government facility, and in 85-90 degree daytime temps, in the sushine the chocolate brown deck surface temp was 150 degrees, and the paint was softening so much it stuck to the bottom of your shoes a couple of months after application.

As Jim said, the studies pretty clearly show that a breathable penetrating stain gives the best life, after plain ACA/CCA (copper chromium variations - the green stuff) treated wood. Penetrating stains, properly applied, do NOT seal in the moisture, they inhibit its entry and (when dark colored) help protect against sun damage to the wood and finish, but still breathe enough to let moisture escape on dry days. For my money, I will only use petroleum distillate (paint thinner cleanup) products, as they penetrate into the wood much better. Water based ones immediately start swelling the wood pores, so it blocks further penetration of the stain, which while cleanup is a bit easier, totally defeats the purpose of a PENETRATING stain or sealer.

I would recommend against any sort of waterproofing sealer, as they trap the water just like paint, and I have never seen one that is effective for 2 years.

My personal preference, though it limits the architectural coloration possibilities, is ground-contact rated copper compound treated wood (NOT the Wolmanized brown product), which comes green initially but can be retreated with either green or brown solution or can be liquid colorized darker (though not easily to a specific tone) using either of those as a base. My practice is to redo the treatment before installation to ensure thorough treatment, as from the mill it commonly has skips where boards contacted each other or where stacking seperators laid on it, and the ends are commonly very poorly done. This is done after cutting to length, as cut ends have to be retreated anyway.  A simple short deck cleaner soak followed by a light pressure washing and brush or roller re-treating of ONLY the TOP surface every 10 years or so has, for me, reduced visible weathering of the boards and beams to negligible.

As stated by others: You get what you pay for.  Many contractors no longer use employees.  The cost/benefit ratio is gone by the time worker's comp. insurance, unemplyment and other taxes are paid.  Especially with the high turnover in our industry.  Many, myself included, have our guys set up as sub-contractors.  That means even if the job is only for a day the duties have been outlined and a set pay to complete those duties has been established from the onset.  It's a better way to manage costs once I got used to it.  Also, it means I can operate cheaper and not have to charge as much to the customer.  My agreements with my guys, which they sign, make it clear that I nor the homeowner are responsible for their safety and medical care should a problem arise and that all parties are relieved of any such obligation.  If you hire a contractor who follows this growing practice ask to see a copy of his sub-contractor agreement.

That being said, a legitimate contractor still has operating cost which vary by area and how they run their business.  I break even at $150/day not including labor and materials so I've got to charge more than that to make money.  To keep the math simple, if I'm paying $250 for a pne day job in labor plus another $300 in materials and $150 operating costs I've got to charge $700 to the customer to break even.  That's if I'm only doing one job a day which is why most of us manage several at a time.  The point I'm trying to make is that someone with the necessary knowledge and experience to build you a safe deck is not going to be cheap.  Knowledge accompanies success which costs money.

I've repaired or restructured several decks built by handymen who should find another profession.  Ask yourself this question when hiring someone for this project: Would I trust this person to build my house?  If the answer is no you need to find someone else.  The deck is just as important.  It's where your family, friends, kids are going to gather and interact.  If it isn't structurally sound it can collapse causing injury or even death.  One last word on decks: Always screw a deck together, don't nail it.

Assuming you buy the right size door to fit the rough opening, and that your old door is not a size that is no longer made, and that you get the correct depth and transition adapters and sills and flashing and trim and seals and such, and that you transport it home without distorting and damaging it, then removal and disposal of old one and install new one probably about $250-400 depending on how well it fits, number of transition and similar pieces that have to be assembled (from 1 or 2 for some doors to as many as 30 on others).

The laundry list of things at the start WAS intended to intimidate you - I would say not 1 in 25 homeowners who buy a new patio door have bought it the right size for the rough opening and have everything needed to install it - the contractor almost invariably has to go get materials or parts to complete the installation - sometimes waiting weeks for factory adapters that are needed or missing parts AFTER the original door has already been taken out.

I would question why you are going to probably spend as much installing a door that may not do the job for you as the cost of the door. I would hazard at least half of people who go buy a $250-400 cheap door at a box store are sorely disappointed within months - due to poorly fitted parts, bad or non-existent seals causing drafts or water leaks, fogging or breaking glass, etc.

I would recommend you assess your needs, in conjunction with your installer find a decent and reputable brand unit to fit that need and that fits the loction right, and probably pay 50% more installed but have something that you might actually be happy with. Oh - BTW - your best installers generally will not install the cheapest box store units because they do not want the callbacks, so many times the quality of the installer who will actually do the job for you at a price you are willing to pay gives you a job that is - you guessed it, worth what you paid for it.

?

The product has evolved considerably since the lawsuit.

I would still do your own research and give you contractor your feedback.  At the end of the day, the cost for whatever board you want will be similar.

It went well. We were in no hurry just wanted it done this summer and that is what happened. The deck is now absolutely beautiful. More than I could ever have hoped for.

Started job in 11/2014 and didn't get the building permit finalized until 8/2015. Had to turn my own home in for code violation. Needless to say I had to contact Pat a lot over that time span- response times varied but got worse over time. My last text to him inquiring about the downspout repair he owed me was met with a respond calling me a f**k head and that I was antagonizing him because he didn't control the schedule of the subcontractor. Clearly I have more to say here... And the above description does not fully capture my suffering over the 11/14-8/15 period.

The porch ceiling was leaking water and leaf debris was coming in through the deck and previous ceiling and he really went above and beyond to come back and re-engineer it to be dry and drain water properly. The owner of this company,

Overland Park Deck Builders Provider Name Locked
built our new deck in
Overland Park Deck Builders Provider Name Locked
and we absolutely love it. We got numerous compliments on it from all of our guests, neighbors and especially the city inspector (he said "the craftsmanship of the deck is excellent, so I can pass you on a few items I otherwise might not have”).
If you want a top-quality deck built at a fair price with plenty of customization options,
Overland Park Deck Builders Provider Name Locked
is the guy. He is a really gifted deck-plan drafting engineer, who worked with us through several iterations of design documents before we came up with the perfect deck for us taking into account the quirks of our specific situation such as wanting a non-standard trap-door design to easily access our basement stairs but still make best use of the space.
One thing to know up-front about
Overland Park Deck Builders Provider Name Locked
(if his Angie’s list description does not already say so) that we found strange at first is that at least if you are having a deck built in the DC Metro area, you will likely never meet
Overland Park Deck Builders Provider Name Locked
in person.
Overland Park Deck Builders Provider Name Locked
works remotely from Virginia and communicates with his deck builders, workers, and clients exclusively by phone, email, and digital photos. To make this work,
Overland Park Deck Builders Provider Name Locked
is especially responsive, either being immediately available to chat, or getting back to us quickly, so this aspect of the relationship ended up not being a problem.
An important tip though if you live in DC, which has one of the most pernicious inspection regimes I have ever seen, is that you should either brace yourself for a nasty and lengthy series of interactions with the city, or consider doing without. We decided to go the permit route, and
Overland Park Deck Builders Provider Name Locked
and his firm went out of his/their way to help as much as they could, couriering documents, filling out most of the initial paperwork, and waiting around at the city office to get approvals. The city inspections themselves in DC are unpleasant affairs for many reasons: the leading of which being the city’s confusing scheduling system (that is often down), lengthy lead-times, requirement that you have someone physically present with the inspector during the short-notice inspection window, and sometimes downright rude inspectors. You also need at least three inspections – a footing, a framing, and a final – any of which if not absolutely perfect to the satisfaction of the inspector trigger a non-approval and a need to go back to square 1 to re-schedule a new one through the lengthy system. And
Overland Park Deck Builders Provider Name Locked
’t even get me started on what happens if it rains the morning of your footing inspection... ugh.
Overland Park Deck Builders Provider Name Locked
, his guys and us went through all these pains to get the approvals, but be prepared for the incurred cost (especially in a rainy season where the guys have to suck all the water out of holes for each inspection...).
In concluding thoughts, his workmen were always on-time and polite, though communicating directly with them was sometimes hit or miss as they primarily speak Spanish. The building process was hassle free: we didn’t need to be at home while they worked in our backyard at the scheduled time. Also, right around the time your new deck is being completed, check carefully around and especially under the work area, as we found some amount of trash and leftover work materials left strewn about underneath the deck that we had to clean up. Finally, we would definitely recommend anyone when selecting your deck options to go for the metal pickets (instead of wood) as the primary vertical element of the railings. Otherwise, when it comes time to stain and seal your deck now and then in the future, be ready for endless time spent individually staining/sealing all four sides of each
Overland Park Deck Builders Provider Name Locked
!
And that’s it – now that mosquito season is dying down we plan to be out enjoying our new backyard deck almost every evening.

I called or emailed several decking companies for quote. But
Overland Park Deck Builders Provider Name Locked
of
Overland Park Deck Builders Provider Name Locked
was the first and the only contractor who responded within 24 hours. He not only showed up at the appointed time to give us the bid, he also drove us around to see his other projects in the neighborhood. We like the finished work he did and his price was right on within our budget.so we gave him an OK to do the work. Summer is usually a very busy time for them, and I need to have a finished deck by the Labor Day Week End so I can start our regular Bible Study Group Gathering for the Fall. He said since most of his jobs are all within blocks of our house, he, somehow, will try to squeeze my job in. He and his crew certainly did! Some of the neighbors came by and saw the finished job all thought that it was well done and commented how quickly the job was done. His crew:

It was wonderful! The owner, Pat, brought me to a beautiful showroom where I was able to pick out exactly what I wanted. He does other general contracting work too and we've already made plans for other things around my house that need to be taken care of. I highly recommend this company!
