Angie Hicks responds to a member who wants to know whether interior painting should come before or after the installation of hardwood flooring.

It's also one of the more accessible do-it-yourself projects for the homeowner, though a professional interior painting company will likely do a better and more long-lasting job.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.

Without seeing the project I'm not sure exactly what is happening.  HOWEVER, I've never heard of someone "floating" over paint blisters - just logically that can't work.  If air or moisture are trapped (because that's what causes blisters) painting over them won't fix the initial problem.

I have a couple suggestions - My first would have been to contact the paint manufacturer - whether it's sherwin williams, benjamin moore, behr, etc. to see if they would send a rep out to give their recommendation.  We have done this before starting a project to get the best possible recommendation for work to be done and have found them to be very helpful in diagnosing what is currently going on and the best way to fix it.

If that doesn't work, I would call either the better business bureau or maybe the local paper if your contractor isn't willing to work through the problem with you.  Also, If your contractor warrantied the work I might re-read that to see what they cover if anything.  

My guess is that there will have to be some sort of dispute resolution process.

Before starting, the entire floor area was thoroughly covered with painting tarps. There were usually 3-painters at all times. They also helped move furniture and other items where necessary.
All upstairs walls and ceilings were painted with 2-coats of paint. The bath ceiling needed priming first as did the bedroom walls where the wallpaper was removed. The walls were then sand painted to match. Because of an old plaster surface, the stairway wall leading to the downstairs needed to be sanded and skim coated twice, then painted twice. The wall appearance now matches all upstairs walls which I was hoping for. Additionally,

replaced all the banister supports (on 2- banisters) with new ones he picked up and did not charge me for these which I thought was nice.
The entire project was completed in only 2 1/2 days which I greatly appreciated around the December holidays.

I spoke with the owner initially who came to the house to take a look. We walked around the house and I pointed out some cracked areas around the exterior. He was very polite and answered questions about who they would be doing crack filling, powerwashing and we went over the colors, brand of paint, and areas to be painted which colors. On the day of the service, the crew showed up on time. They were ready to paint the garage door a different color. One of the workers was then arguing with me about that eventhough it was clearly written out on our inital agreement. They wanted to paint it one of the other colors because they felt it would be the same as neighboring houses. He then reviewed paperwork and painted according to plan. The staff were notified that I have a chihuahua and to not leave the back gate open. I asked one of the workers at the end of the day if I could let him out. He said ok. So I let him out, did not see him come back. I then was calling him, no answer. The gate had been left over by the staff. When notified dog got out, a few of them looked down the block, didn't see him, finished up and left. So I was stuck with an aircast and a broken foot, hobbling around the neighborhood to find the dog. A few hours later he was found. One of the guys thought he would "help" and texture the patch area for me anyway. Id looked terrible, did not match existing stucco pattern and had to be scraped off. The paint work completed was patchy in some areas. I did a walk around more than once with the staff pointing out missed spaces, unfilled cracks several times. The staff doing the walk around did not understand English and appeared to not understand my pointing and pantomiming either. They reluctantly would fix some of the problems. I voiced my frustrations with the owner who reassured me that they would come and repair/finish everything to my satisfaction and that those sent to do the work would speak English. Again, a few staff members came, either did not understand or acted like they didn't and just stared at me like I had horns on my head. The staff on both occasions acted like they did not see any issues. There were actually some leaves painted to the side of the house! I had to point this out as something that was not acceptable. I have no idea how this complany got an A rating. The experience was more trouble than it was worth. I should not have to point out leaves painted to the house, cracks that should have been filled and areas where previous paint color was still visable, not to mention doing a patch that they were asked to leave alone (made more work for me to fix), and let my dog out and just leave.

and another man arrived early on the 27th ready to work. They moved furniture away from the walls, took down pictures and laid down tarps prior to beginning work. They wetted a small section of the walls, prepped the paper with a round toothed tool and then pulled and scrapped the paper off of the wall. In many places the glue had been applied so copiously, the crew had to re-wet that section to scrape the glue away to get down to the wallboard/Sheetrock.

had originally estimated that the job would be complete in an 8 hour day with the two f them working. But due to the length of time it took to thoroughly clear the walls, they were unable to finish in one day. The owner returned on a second day and completed the work in an additional 4 hours. There was no increase in cost due to the extra time it took but was considered covered in the cost of the bid. I also took advantage of a coupon offered by Angie's List for 4 hours at $125.00 for part of the cost of this job. I would recommend

for any job for requiring wallpaper removal no matter what shape your walls are in. The room which I had done is out of square and off plumb. The walls had wallboard sheets which were not taped at the seams, holes had been patched but not sanded and sections of panels were not supported by a stud every 16 inches causing flexing as they pressed on them to take the wallpaper off.
