"Read all the positive reviews about Rich, especially the one about the out-of-state customer who couldn't be present during the inspection. We were living in" California and unable to make it to the inspection, and assumed we would get the same level of great service we had read about. We thought Rich was going to go over the report with us on the phone like he had with one reviewer. Getting Rich to get back to us to discuss the report proved somewhat frustrating and took a couple of days. When my husband finally did speak to him, Rich didn't do anything beyond answering specific questions we had. We are now kicking ourselves that we weren't present during the inspection. He missed many items that are running us into extremely costly immediate repairs: Leaking roof requiring an immediate $5225 repair (damage visible on master ceiling) Three roof valleys (visible from ground) that were installed incorrectly and need immediate replacement ($5985) Leaking shower that renders the master bath shower unusuable Toilet seats unattached to toilets Rotting basement stairs 2nd floor landing unsupported by structural beam or load bearing wall. Large section of the landing has separated from wall and dropped about 3 inches. Theromostats whose electric connections turn on heat in opposite rooms Black mold growing in garage due to broken gutter (pointed out to us by a contractor who couldn't believe it was overlooked during an inspection) Rows of loose bricks on front porch, rendering the steps hazardous A good majority of the windows in the house are painted shut Electric switches that don't work correctly (they make popping sounds or need to be jiggled to function) Rich neglected to let the Seller know that windows would need to remain closed during the radon monitoring. The testing that was done needed to be repeated at our expense. At the very least, Rich should have offered to repeat it at his expense in my opinion. Rich couldn't turn on the
top, but neglected to ask the Seller for assistance. Instead put in the report that he couldn't turn them on. There's nothing strange about the

Buying a home is one of the biggest decisions you will make in your lifetime.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

I contacted him because some friends of mine who speak limited English and are not familiar with American home-buying processes were on the cusp of buying a home without having had an inspection done. After I and a few other friends convinced them they MUST have an inspection, the time to arrange one was very short. I contacted InspectorCHRIS to see if he could squeeze them into a 2 day window when the utilities would be on. He not only fit them in, but due to the home buyer's work schedules InspectorCHRIS agreed to meet them in the evening. So accommodating! (And I'll add here, too, that we used a Craigslist coupon, so the price could not be beat.) The news was bad - tens of thousands to be spent on multiple serious problems with the water line, the electrical wiring, the foundation, leaking basement, mold and the list goes on. Thank goodness all of this was brought to light before my friends closed on the house. And thanks to InspectorCHRIS walking my friends through the house to show them the problems, they did not need any further convincing to bail on the home purchase, preventing what would have been a true financial disaster.

As they say 'even inspect the new ones' I was present for part of the inspection at the end so he could go over the issues with me and our realtor. He inspected for us the electrical, plumbing, slab, irrigation system,roof,grounding, etc. he covered everything I believe. He found a rather big issue with a hot water heater (located in attic) that needed immediate attention which was important since the house was unoccupied most of the time. He contacted the listing agent and received permission to shut the water off, as the heater's shut off valve was not operational. This potentially prevented flooding in the home. BEWARE!!! This company basically does only visual inspections. We had them inspect our future home. Upon moving in we found that the microwave did not work. The clock did, but it did not heat up anything. When I called to question this I was told that they don't check to see if it actually works, (i.e. heats up water), only that it goes on, so we had to pay for a new microwave ourselves. If that wasn't enough, we had bought new ceiling fans and light fixtures. We were having them put in by a contractor who informed us that the electricity wasn't even running to the switches to turn them on. So, once again, I called

at Home Team and was given the "We only do a visual inspection. We don't use meters to see if it's live." !!! EXCUSE ME???? I could do a visual inspection. So we had to pay an electrician to fix it ourselves!!!! What the heck did I pay these guys for and what is about to go wrong next that they missed? What makes it worse is that I'm a realtor and decided to use them off of Angie's List. I should have known better. You can bet that, since their "visual inspections" has now cost me well over $500, I will be protecting my customers from using these people and will be spreading the word throughout the industry that if someone wants more than a visual inspection don't hire these guys.
