"
was extremely personable and took the time to explain everything to me. I'm a first time condo buyer and there were many things I needed" to be educated on. His inspection was thorough and his approach was very analytical.

"
and
were already at the home when I arrived, along with the third party termite and sewer inspectors they set up" for me. Right away they got to work and started pointing out items that would need to be addressed. Soon after starting to inspect the interior they pointed out some bowing of brick in the wall and suggested I have a mason take a look at it before they inspected the rest of the house. They recommended some companies to contact for the brick and didn't charge me anything for coming out. I will definitely be contacting them again when I need a full inspection. They were very friendly and professional and seemed very thorough.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

You may never believe the things a home inspector will discover unless you're there, too. Being at your home inspection lets you see any problems firsthand.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

At first I thought this was going to be a big ordeal but it only lasted for about 2 hours.

had the termite inspector come out and do the termite inspection while Time was doing the actual home inspection. Lot less stress than me calling the inspector and setting a different day for the termite inspector to come out, killed two birds with one stone which I thoroughly appreciated. For the home inspection itself,
Hamlet Home Inspectors Provider Name Locked
made it painless, got in and got out, explained what needed to be done and sent me the report over the following day. It was very nice and easy. I give them an A.

was all over the house from the roof, to the attic to the yard to the rooms to the garage etc. He inspected everything you could think of and even some which I would have never thought of....and he did find some issues that needed remediating before we could move to closing. Had we not had as though inspection as his, we would have been stuck with thousands of dollars or repairs in the out years. Our seller is now correcting them and we can rest assured our home will be in tip top shape when we finally move in. Most of all we received a very detailed report of his findings including pictures, comments, recommendations and approximate cost to remediate. In Florida and its "AS IS" contract, let the buyer beware. Definitely recommend

for all you home inspection work.

sent out his guy named

and did a phenomenal job. My new apartment came up problem free and
Hamlet Home Inspectors Provider Name Locked
said it was up to date except a few minor things that me and my husband fixed within the next week. The inspection took about an hour and I personally thought it was priced well. I already recommended him to my friend who is buying her first home! Great service!

was great. I would recommend him to anyone that needs a home inspected. I was on time for the inspection, but
Hamlet Home Inspectors Provider Name Locked
was there 10 minutes earlier and had already inspected the roof. He was thorough and explained everything as we went along. He also gave tips and recommendations as we went through the house. He used his smart phone to take pictures and voice

for his report. A PDF was emailed to me an hour after the inspection. The report included everything that was discussed during the inspection with photos. He also mentioned that he would be available to contact if there were additional questions.

had inspected two houses for me in the past few years and did a good job......I do not understand why this one was so different.
The only difference was, that the realtor was present this time, and as it turned out, the realtor had recommended
Hamlet Home Inspectors Provider Name Locked
also.
I just don't know why this inspection was so lacking. The sun room is sloping by three quarters of an inch but was unnoticed by
Hamlet Home Inspectors Provider Name Locked
until I called it to his attention. He didn't think the slope itself was a big problem and neither did I, after having an Engineer look at the structure below......unfortunately the room was built with a slope.
The really large item that
Hamlet Home Inspectors Provider Name Locked
should have caught was the window issue in this sun room. He noted in his report that the springs were missing from two windows........That's all. As it turns out, the windows are leaking air like a
Hamlet Home Inspectors Provider Name Locked
because the windows were all installed crooked to match the slope of the floor.....Since i got involved in the window issue, I could kick myself for not seeing how the windows slope upward on the wall....
Hamlet Home Inspectors Provider Name Locked
SHOULD HAVE CAUGHT THIS.......shame on him.
I have been quoted $10,000.00 to have the two triple window sections removed and put in straight.

Mizeres, owner of
Hamlet Home Inspectors Provider Name Locked
Inspection, was recommended by my realtor and performed the home inspection as required for the purchase of my new residence and it went very well.
Hamlet Home Inspectors Provider Name Locked
was punctual for our appointment and very thorough with his inspection pointing out things that he felt were important for me to address with the sellers, or just to be aware of that should be taken care of by me once I took possession of the property that were not required to be taken care of by the sellers.
Unfortunately, because of the time of year, there were a few things that he was unable to perform a detailed inspection of because of the weather, such as the roof still being deep with snow but that was to be expected in March in Cleveland, OH. Also, because the Sellers had not cleared out their attic space, he was unable to get up into the attic for a thorough inspection. This has not proved to be a problem so far, but there is an issue with the roof, that in hindsight, I wish there had been a way to inspect it, or to put a hold on finishing the inspection until the roof could have been inspected. I have had to perform repairs twice now and will have to put a new roof on an addition section of the home that the Sellers did not fairly disclose the correct age on and it is literally sliding off of the home due to being poorly installed originally. I am sure that
Hamlet Home Inspectors Provider Name Locked
would have been able to determine this had he been able to do a proper inspection of the roof and I have learned a valuable lesson from this experience.
I found
Hamlet Home Inspectors Provider Name Locked
to be very professional, thorough as he was able to be as I described above, and also patient with my many questions and those of my father who was also present for the inspection. He offered to help me if I needed the names of any contractors or tradesmen down the road should anything come up and was really very pleasant to work with.

is a real genuine caring guy who knows his business well and provides top notch service! :-)
