"Getting your home inspected is a little like taking your car to a garage--yeah, you might get an honest mechanic who really wants to help you out and find reasonable" solutions for what actually needs fixing, but more likely you'll run across some filthy dude in coveralls chewing something unmentionable and casually informing you that a million billion different parts of your car that you didn't know existed need replacing and it'll cost you $3000 and if you don't pay it your car will probably collapse into a rusting pile of twisted metal the instant you drive it off the lot.
is the honest mechanic. They'll tell you exactly what's wrong--no crazy stories, no condescension, no intimidation or judgment. But let me tell you about my experience with them. I had to have an unusual inspection as part of a permitting process. I called all around town hoping to find someone willing and able without any success. One inspector wanted to charge me $350, which was almost as much as the construction itself was going to cost! The inspection was holding up construction, and I thought it was never going to get done.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

The inspection was wonderful. He was scheduled for 10am, we got there at 9:55am and he was already out of his truck and finishing up inspecting the outside of the house. He started the inspection in the basement which he described to be the best determination of the quality of structure and house.

They provided inspection services on the date requested, both the termite and the house inspector showed up promptly. The office staff and inspector were polite, professional, pleasant to work with. The house inspector was very thorough and very knowledgeable about all aspects of construction and home maintenance; he spent three hours examining a three bedroom house. He allowed me to accompany him as he worked and explained things clearly. He provided a very detailed report with specific directions on how to mitigate the issues he identified, and delivered the report one workday after the inspection. I don't know what other inspection services charge so cannot comment on whether the fee was reasonable or high, but in my opinion it was money well spent and I would definitely use this company again.

acknowledged. He examined a 27-year-old 1400 sqf home, 2-bedroom/2-bath, elevated over 10 ft with 100 ft of dockage and a small pool. He was still able to identify numerous minor deficiencies but also a few potential safety issues, i.e. exposed wiring connections in the attic, a hanging light fixture over the pool, an electrical transformer in the attic that delivered a shock upon contact, and a small section of improperly installed insulation with paper-side exposed. I now feel that I have the full status of my prospective house...good peace of mind.
