If he is running into problems with extras they should only be related to things the adjuster missed and not his or his crews incompetence. If upon rip out he finds hidden water damage that would be an example. An example was a flood job I did not too long ago where we found termite damage that could not be seen untill after demo. Since it was not related to the flood it was not covered. Unless this is his first insurance job he should know the procedures and not be expecting money before it is due, stick to your guns and make sure he is doing the right job. If not include your insurance company and possibly even your mortgage company in any problems. A lein is not that big a deal though in the long run as long as you pay off the agreed amount as per contract. Just make sure if you stay with this guy he has a lien release with him when you give him the finnal check!

Everyone in this company was very respectful of the condo rules and of the people living or working in the condo. I realize when I called and explained the situation we were not in immediate need of help since the bulk of the water was gone and nothing was falling in, but someone showed up at our house 25 minutes later! He was very helpful, checked everything thoroughly, and explained exactly what was still wet and what needed to be done. Then he said he would be back with a crew in two hours!! It was such a relief to know the situation was finally under control.
The first thing I noticed was that everyone from Un-Flood It either covered their shoes or took them off when they came into the house. They didn't want to make a dirty mess even though our house looked like a construction site already!
The men took time to look over the situation and considered several possible choices - always trying to minimize the damage they were going to cause. They actually decided on a slightly different approach at one wall so that they wouldn't have to drill into the wallpaper (which would have been impossible to patch without replacing the entire room). They partitioned off the rooms with plastic and hooked up big, hot fans. They were very clean as they worked and vacuumed up all their sawdust mess before they left. We were told the fans would have to run about 48 hours to "cook" the rooms to dry them out and get the moisture through the large dehumidifier. 24 hours after they started someone stopped to check everything and see if the moisture levels were down. The following day they came back and checked everythign again then took out the equipment. Again, they were neat and clean and left the house not only DRY, but without a big mess to clean up.
I wish we had known what to do immediately after the water damage. If we had called Un-Flood It that first day I'm sure the moisture would have been more contained and the drying would have been done in less time.
I HIGHLY recommend Un-Flood It for their work, professionalism and knowledge.

They did what the said they would do, hired nice people to do the work. Were couteous and very professional.
I hope I never see them again, but, would call them if necessary.
