"When it comes to inspections,
is the embodiment of "leave no stone unturned." He is precise, thorough and extremely knowledgeable." We have owned many homes around the country, and had lots of questions. He took the time to answer every one in detail, which was most appreciated, especially since we are new in the area and there are different issues in different parts of the country.
gave us a very detailed report, complete photos and diagrams of problem areas.

-Alexandra T.

"The inspector was nice, but he was slapdash in his inspection. I previously have used 20/20 Home inspections who provided a detailed 20 page report, with photos," tips, and detailed information. The report we got from this inspection was not clear, not well organized, and did not describe the systems or the house adequately. They responded last minute and came at the last moment, the inspector was nice and knowledgeable, I just thought the quality of the report and documentation were poor.

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

Dear Angie: Should I hire an independent home inspector to look over a newly built tract home? — Deborah D. of Renton, Washington

Angie's Answers

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

was great. He was able to come out and do my inspection with less than 48 hours notice. He was very informative, and we walked through the entire house together. He provided excellent information on things that need to be done in the future to prevent issues such as future water damage. We Tested all the outlets in the house, plus much more. He made recommendations on items that should be repaired, which I was able to take to the Seller and ask for them to be fixed.

came to the house i am planning on buying to do a home insepction. My father and I were very impressed!! He was very detailed took his time answered all questions we had gave advice. He inspected every inch of the house and he took his time he was not rushing to go to another job. Showed us things that we did not notice and should consider before buying the house. Gave us advice for things we should do after we purchase the house to improve it. I would say he undercharges for the amount of detail and time he put into the job. VERY WELL WORTH the money. VERY pleased with the service and kindness I would recommend him to anyone you will be pleased with his service.

Diligent was easy to schedule, competitively priced, and did a thorough and professional job. The detailed inspection report had lots of pictures and recommendations, and was a useful tool in persuading the seller to make several costly repairs.

checked home while away. Was great at communication via email, phone, and txt. Met technician for kitchen(appliance repair/leak) and was a liaison between myself and the technician. Could not be more pleased would recommend to others.

Inspector was on time, kind and courteous. Walked me through the inspection process and allowed for my questions. Told me what needed fixed now and what could wait. Finally, provided a detailed inspection binder with color photographs of any discrepancies he found.

The team was polite and walked through the house with us. At first glance it appeared thorough but we have had a number of problems. We were not at all satisfied in the outcome and would recommend you look elsewhere.
1. Two people performed the inspection. One appeared more knowledgeable than the other. The least knowledgeable of the two did most of the inspection. The other spent a significant amount of time on the phone in the kitchen and planning a future job along with the pest inspector.
2. The pest inspector was worthless. I can't say he even spent 5 minutes looking around. I asked him if he looked in the attic and he replied that he had -- no way. When I later went to look in the attic opening it was clear he had not been in there (He didn't even have a ladder so he couldn't have..) Clearly lied. Missed a significant amount of ant frass in the basement from carpenter ants. Worthless.
3. The following systems were marked as satisfactory and had to be replaced or fixed within the first week of us moving in:
-Oven did not work
-Carpenter Ant issue
-Leaking roof
-Air conditioner did not work
-Kitchen sink leaked
-Water damage behind second floor toilet
4. They spent a significant amount of time detailing their 90-day home warranty. First of all, it is extremely limited ($500 coverage for appliances (must be newer than 10 years old) and $2000 coverage for any other systems, with SIGNIFICANT fine print). We attempted to use it for the roof issue since it appeared that it should be covered. After months of e-mailing and calling they have finally declined to pay our claim for a bogus reason. They don't really charge extra for this, but it is still worthless. It gives a false piece of mind -- it would be better to not have it at all frankly.
We selected these guys based on a lot of positive reviews. Maybe they are slipping or had an off day, but this inspection was disappointingly bad and has cost us thousands of dollars in repairs.
