to inspect a home we put a bid on. The house looked clean, but we wanted a professional opinion anyway. He promptly arrived at the scheduled time. He started with a very detailed description of what the inspection would include (and what was not included). He encouraged us to stay with him during the process, and ask as many questions as we would like. He went up on the roof and took several photos with his iPad so we would not have to go up there. He went through the garage, basement, kitchen, laundry, all baths, all bedrooms, basically every room in the house. He did a complete walk-around of the exterior of the house, and notes issues with gutters, grading, landscape problems, etc. In the end, he came up with a good sized list of "issues", but he was very careful to point out which were minor items and those that needed immediate attention. In the end, the list of significant concerns was small, and we decided to buy the home. We felt

The inspector arrived before the time of the appointment, and was there before either the real estate agent or myself. There were two gentlemen performing the inspection, one gentleman that recently had surgery, and another gentleman did most of the work. They both appeared to professional and knowledgeable about home construction and the area. They told me that the roof of the house looked newer, but they said that they only got up on the roof of the attached garage and it was prior to my arrival. I was told that they could not get up on the roof of the main part of the house, because their ladder was not long enough, and from the ground, the roof looked good. I thought that it was rather odd that they only had a short ladder, because there are a lot of two story houses around, and I told them that it was a two story house when I made the appointment. The inspector opened up the access panel to the attic of the garage, and stood on the top of the ladder while shining his flashlight around. They refused to inspect the attic of the house, because their were screws attaching the access panel, and they said they won't remove screws to open an attic access panel.
Less than a week after we bought the house, we discovered that the roof leaked. We had a roofer come out, and he told us that the chimney did not have flashing, and that the shingles were not properly layered on the saddle by the chimney. Would the inspector have found these issues if he would have climbed up on the roof of the house?
After we moved in, I removed the three screws holding the access panel to the attic of the house, a task which took about a minute with a standard #2

head screwdriver. I immediately saw that the exhaust fans for the two upstairs bathrooms were just vented into the attic. It is my understanding that this is not good, because these fans dump hot, moist air into the attic which can cause mold and other issues, so exhaust fans should be piped to the outdoors. Would the inspector have found this issue if he looked in the attic?

and Bill covered the heating and cooling systems, found 2 gas leaks, tested the electrical, climbed into tiny attic access to view insulation (unable to actually go into attic). It was an extensive and helpful inspection, especially as I was concerned about the basement walls (not water damage, just neglect, and they need to be scraped, scrubbed and dry-lock painted) and the plumbing. The sewer system, thankfully, overflowed from running the dishwasher and toilets while we were there, and exposed a potentially expensive problem.

insisted that I not sign the purchase papers until the sewer line was snaked and scoped to see the cause of improper drainage. They had many great hints and suggestions for small things too (replace storm doors, how to fix the garage door opener, etc.) that are helpful. I would highly recommend

missed a LOT of things like the major rust on the pipes in the basement. these things were very easy to notice and I am not sure how he missed them.
Also,

refused to go up and check the roof because he thought the deck wasn't robust enough. I have been having contractors and movers hoisting heavy things off that deck all week long with no issues.

a question during the inspection, he answered me by saying " not part of my job". For example, I saw a pile of bad electric work and asked his opinion about it, he replied not my job. He could have at least said somehting nicer like "I think it is .... but better consult with an electrician".
Overall, it felt like

was trying to get in and out as soon as he can and didn't do an $800 worth of work.
Finally, his report was a disaster. 2-3 pictures in the whole report that made it almost impossible to understand what he was talking about. He focused on the unimportant stuff like crack in the vinyl, or missing light button, but missed the big picture.
He also missed out telling my that my house was almost 3" tilted to the right.
