If you do insurance work you should know that you have to do part of the work out of your own cash reserves and wait for disbursement from the insurance company. His crews errors are not your problem, they are his. If you have problems you should include your insurance company in the problems you are having. If he is running into problems with extras they should only be related to things the adjuster missed and not his or his crews incompetence. If upon rip out he finds hidden water damage that would be an example. An example was a flood job I did not too long ago where we found termite damage that could not be seen untill after demo. Since it was not related to the flood it was not covered. Unless this is his first insurance job he should know the procedures and not be expecting money before it is due, stick to your guns and make sure he is doing the right job. If not include your insurance company and possibly even your mortgage company in any problems. A lein is not that big a deal though in the long run as long as you pay off the agreed amount as per contract. Just make sure if you stay with this guy he has a lien release with him when you give him the finnal check!

Before the job started, I talked with him about glazing the windows, replacing rotten wood around windows, Oh, yeah, yeah, he was gonna do all that. He did none of it. Just slapped the paint on. I had oil-based primer I wanted on there. After he walked off the job, I found half of it unused (and they should have consumed both gallons if they REALLY put on the four coats he claims).
He rebuilt the concrete stairs with a dip at the bottom where the lowest step meets the city sidewalk. Needless to say, the rain puddles there. And they left little knobs of concrete on the walk to the door.
On the fence, he was to replace damaged boards. There are probably 10-12. He replaced ONE! The fence still bows and the posts are still unstable. He tells me he is "not re--building your whole fence for $250.00!" so I paid $250.00 to have one board replaced.
He also had taken a deposit to replace the deck of the porch. He cut out the floor boards, discovered much more work needing to be done, and naturally wanting LOTS more money. Unfortunately, I didn't have it. He agreed to wait 6-8 weeks to do the job so that I had time to gather some funds by getting a job -- I'm retired -- among other possiblities. He left the porch with loose and cut floor boards, left a gaping hole where he had completely removed boards, and obviously didn't care a bit about the safety of the tenants there. I then learned I needed a city permit to do the porch re-build, so I asked him for the number of his contractor's license so that i could get the permit. He emailed back that he would return my deposit and we would "part ways." Guess who probably doesn't have a license, though he told me did when I first called him?
Of course, by now I know that I can't believe half of what he says, so I went to get the papers to file in small claims court.
He has left all sorts of trash on the site for me to clean up.
Please avoid major headaches by avoiding this contractor for jobs big or small.
Communication was excellent! When scheduling workers my needs were always considered. All work was explained in detail and in terms I understood. Workers were very knowledgeable and were always willing and able to answer all my questions. They appeared to understand the horror and frustration a homeowner experiences when watching their much loved home being torn apart. Conversation was always positive, calm and reassuring.
All workers were a pleasure to work with. Their workmanship was excellent. In addition, they were efficient, punctual, and respectful of both me and my home. When taking materials in and out of the house much care was take to protect flooring with mats and covers on worker's shoes. Plastic barriers and exhaust fans were used to prevent dust from contaminating cabinets, appliances, and other rooms of the home. The work was well planned and executed.
All repair work was done within the financial parameters of the insurance policy. I personally paid for some additional work (upgrades) outside of the original repair project. Their prices for the additional work were competitive and fair, in my opinion.
I couldn't be more pleased with this company! I would definitely use them again and have referred them to others several times.
Insurance paid for it so that was nice. Therefore I do not know offhand how much it cost but the work itself was top notch.
