is punctual, professional, polite and precise from the start of the project to the very finish. He listens and communicates and is very" easy to work with. The quality of completed work was way beyond my expectations. This experience completely changed my thoroughly negative view of contractors. I heard him say "Do it right the first time" and I can attest that is exactly what he does. I was trapped in a bad situation: I am a single person who travels frequently and only come home for weekends. My house is almost 100 years old and was in dire need of repairs and renovation. I had leaks, mold, had already fired three contractors who were only taking my money, providing substandard work by unskilled laborers. After I fired the third "expert", I was seriously depressed. The inside of my house was down to bare bricks except for two old plaster walls, the "new" herringbone floor was black and seriously water damaged. There was not one straight angle in the whole place, lights did not work, and the plaster ceiling was about to collapse on my head. I was seriously considering selling the house. I could not handle the situation any more. Then I decided to give it one last try: I went to Angie's list and obtained estimate from 3 companies.
's quote was not the lowest, but he stood head and shoulders above the rest. To sum it up:
answered my call himself. I explained that the initial stage would involve correcting someone else's substandard work: lucky for me he agreed to come over to see the project. He came on time and was very professional and polite. He listened patiently to my horror stories of the past contractors and was willing to take on the challenge. We walked through the inside"rubble" and he explained what had to be done. Step by step, he broke the project down to 3 stages, setting priorities. He followed up with a written estimate which was both comprehensive and fair, providing a time line to which he strictly adhered. He worked with my schedule (Saturdays) and during the week was always reachable, communicating with me via sms/e-mail/phone whenever needed. New framing was installed and new sheetrock put to place, coated and finished with picture moldings. Old plaster ceiling was removed and replaced with exact replica of the crown molding:
took samples of the 1920 elaborate moldings and plaster medallions and he was able to replicate the original look of the house. The new walls and ceilings now look exactly like the original. Nobody can believe the transformation. The walls were painted with two shades of white, very precise job especially between the picture moldings. His crew restored my oak parquet floor and staircase to perfection: they sanded, bleached & stained until from crooked, stained wood emerged flawless oak finish. New hallway tiles were installed to match the inside parquet floor, then new hallway doors were installed. New gas fireplace was set and all the ceiling light fixtures were installed. 3 year unfinished
Bay window was finally completed:
found the perfect sparkly white stone to put in the window base with stunning result. Heaters which did not connect to the thermostat were connected:
is very knowledgeable about the latest trends and developments in technology, especially when it comes to energy saving appliances from Europe All the mistakes from previous contractors were corrected: even the house entry doors were reinstalled and crooked walls taken down. In those cases where
did not undertake the task himself, he always found the right person for the job. He was flexible, patient and understanding: when I changed some elements of the project which added both work and time, he just pointed out the additional amount of time needed. This is someone who thinks about the project as a whole, and acts as if the house he works on was his own. He and his crew take pride and ownership in the work. I am planning a house extension to enlarge my tiny kitchen, and I would not dream of choosing anyone else.
took my house from the dumps to Hollywood and saved my sanity :-) Once the furniture is installed I will be posting a link to the before and after pictures

"I have to start out by saying that my husband and I are very detail-oriented and particular. I am a financial planner and
over all of the" cost details of any project we are doing. We had never done a major construction project before, and so many people warned us that it was a huge headache, it would take longer than promised, and that it would run way over budget. None of those things happened. The Prathers are so professional. They deliver what they say they are going to deliver.
was always very straightforward with me and I always knew exactly what to expect. We stayed in the house during the project and I have two little kids that were home most of the time. The Prathers made sure to minimize the disruption for us, only breaking through after the majority of the addition was done. They stuck to the proposed budget and did not charge me for some of the things that they could have charged me for, like an error that my architect made that resulted in the ceiling height having to be changed after all the beams were already up. The Prathers could have just stuck to the architect's plan and kept going, but
said that it didn't look right to him and he didn't think it was going to be structurally sound. We called in a structural engineer who confirmed
's suspicion and the Prathers took out all the beams that were already in and put new ceiling beams in one foot lower (still a high ceiling, so not a big deal). This was not his problem, and not at all his fault, but he did not charge me for the extra materials and labor it took to get it right.
was always easy to get in touch with, and I felt like I had his full attention even though I knew he had other jobs and bids going on. The finished product has gotten many compliments from people who know what they are looking at. We have other projects down the road and they will be the first people we call.

Angie's Answers

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space".

Here were the bids:

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job.

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

South Roxana Remodeling Contractors Provider Name Locked
... From the initial with
South Roxana Remodeling Contractors Provider Name Locked
everything seemed fine he quoted us $6000 to do a fence. He asked for more then half down $3250, which I thought was odd since most legitimate full time contractors have open accounts but we paid it anyway. Our check was cashed the day it hit his hand. He started a few days later and again asked for more money $1625 which we paid and which was also cashed that day. On the day he showed up at around 10am, he came with no supplies and had to leave and get them, he then left again to go and get extension cord. When he finally got back most of the day was spent taking down old fencing posts and auger work for new post. Not even 8 post were set that day. He came out alone the next day alone and only set two more posts and left due to weather. After that he never showed up again he blamed weather, he blamed his only other worker for not coming because he was at his real job for a week, he blamed everything under the sun. So I finally called and told him we just want our money back minus his investment to which he yelled at me about all the factors that kept him away and hung up in my face.. Out of the $4875 we gave him, he claimed two days of travel, auger labor, and the few posts we had totalled $1039. After a month of endless ignored calls and text I asked him if he would just please come finish the fence since my money had obviously been spent on other things and was never going to be returned, he agreed. He even went so far as to send me a text confirming new start date, well he never showed up he blamed his flooded house, I was told was not even his home, from mutual friends. So once again the battle of phone calls and texts started. That was 5 months ago and to date
South Roxana Remodeling Contractors Provider Name Locked
has only given me $250 towards my total investment of $4875. There is always some lie or some story he wants to tell you as to why, always trying to use his so called personal issues and mess of a life to play victim and get sympathy. There have been times in the past 5 months I have started to forgive and move on, and then I will get another
South Roxana Remodeling Contractors Provider Name Locked
text at 10 pm promising to return money, swearing to make this right and it never comes. We hired another crew finally after saving for awhile again, and not only did it take 3men 3 days to do it, they worked everyday in the rain.. What
South Roxana Remodeling Contractors Provider Name Locked
has done, stealing this money from us, has hurt me and my family finacially, and is something we are still recovering from..

It was a superb job - communication was good, Construction outcome was even better. Very professional looking finish. I was given professional and thorough options based on my ideal bathroom.
I can not complain, I can only recommend them.

South Roxana Remodeling Contractors Provider Name Locked
was able to meet within the price agreed upon. He was also prompt in answering my concerns or questions. Everyhting went well until railing installment time. It caused such huge headaches and the job (the railing part) was shoddy at best even after repeated fixes. I was at my wit's end and finally told
South Roxana Remodeling Contractors Provider Name Locked
to finish painting and be done with the project. Fortunately,
South Roxana Remodeling Contractors Provider Name Locked
was very persistent in making it right by fixing the problem himself. I would give him an A alone for his efforts to attempt to make me happy in the end. Would I use his service again in the future? Not if he still use the same people who installed the railings. I also think that he might have taken too many jobs that he seemed to be unorganized with his people.

HORRIBLE - HORRIBLE. I made an initial appointment but due to a work conflict, I called the day before to reschedule.
South Roxana Remodeling Contractors Provider Name Locked
rescheduled my appointment for Thursday 20 August at 2:30. I would have liked a later time, but 2:30 was the latest available. I took time off from work and was actually home early, so I called to see if it would be easier for them to come earlier - there was no answer, but I left a message. At 2:45 (15 minutes past the appointed time) no one had come and no phone call, so I left another message and finally at 3:30 (one hour later) I called again and some guy named
South Roxana Remodeling Contractors Provider Name Locked
answered. He was rude and made all kinds of excuses. A short time later a lady named
South Roxana Remodeling Contractors Provider Name Locked
(Sp?) called and I told her I had taken time off from work to be home and that I just wanted my money refunded. She advised that I had to contact Angie's List. I made no bones about the review I was going to give and she pleaded for me to give them another
South Roxana Remodeling Contractors Provider Name Locked
. She said she didn't know where her guy (
South Roxana Remodeling Contractors Provider Name Locked
) was and it wasn't like him to miss an appointment or that they couldn't get ahold of him. She really wore me down and in reality, I want and need to have this grout issue taken care of, so we rescheduled for today, Tuesday, 25 August at 4pm for the work to be done. Yesterday (Monday, 24 August) at about 4:00 I got a call from
South Roxana Remodeling Contractors Provider Name Locked
asking if we were still on for a 5:30 appointment and I made it clear that the appointment was for tomorrow (today) Tuesday 25th at 4pm. He said he would see me then. So today comes (Tuesday, 25 AUG) and 4:00 came and no
South Roxana Remodeling Contractors Provider Name Locked
; 4:30 came and no
South Roxana Remodeling Contractors Provider Name Locked
- so I called and left a message as there was no answer. I called again and someone, it seemed like a child picked up the phone, but no one talked to me, so I hung up, called back again, yet no one answered, but while I was leaving my last message
South Roxana Remodeling Contractors Provider Name Locked
called me. He made excuses, told me that my appointment was scheduled for yesterday, that he had left business cards in my mailbox and front door (
South Roxana Remodeling Contractors Provider Name Locked
), but the eerie part was that he described the outside of my home and front. That's just creepy, because I've NEVER had anyone, let alone this company come to my house. This company is in Chesapeake and I'm in Virginia Beach, which is about a 30-40 minute drive. Regardless he argued and argued with me on why no one came today, even though he agreed that we did speak yesterday. I don't know who the owner is (none of these people admitted to being owners), but I want my money back Angie's List and I recommend that you never use this company for any special offers. I've had more bad results from Angie's List companies than positive ones.
- Phyllis M.

ABC was on top of the project from start to finish. They gave me a few options of layouts for the addition, all of which we liked! With regards to the permits and city approvals, they were regularly following up with the city, and trying to get things going quickly.
The construction of the addition was really neat to see. They did a lot of work to perfect each scope of work. It was clean, level, and smooth. I was happy with each phase.
I am happy with ABC and the project.

I will begin from the beginning, After making initial contact with the company
South Roxana Remodeling Contractors Provider Name Locked
South Roxana Remodeling Contractors Provider Name Locked
came out to meet us and check out the scope of our work. We started with just doing a couple bathrooms and our bedroom for a remodel. After being paired with
South Roxana Remodeling Contractors Provider Name Locked
through Adaptations Studio. I will say that everything went rather smoothly and we were able to grasp what we were getting ourselves into. I think the only negative that I could pull from the entire design aspect is perhaps
South Roxana Remodeling Contractors Provider Name Locked
was a little too cautious with her choices for helping with our finishes. I don't mean any disrespect but I felt that sometimes we were pushed more into her comfort zone than having someone really get creative or think out of the box and push the design side of things. Again this is nothing against adaptations I just feel we are probably on the younger side of most of their clients and was looking for a little s**** in
South Roxana Remodeling Contractors Provider Name Locked
. After what seemed like months of drawing and redrawing and picking finishes we were ready to get into the goods.
It was at this point we were handed over to
South Roxana Remodeling Contractors Provider Name Locked
South Roxana Remodeling Contractors Provider Name Locked
would be our man on this and I could not write enough good stuff about this man. If you are going to spend six months with strangers in your house this is the guy you want. He is also one h*** of a carpenter. To try and save a little coin I decided I would do demo, and final paint.
I think you can really judge a company by their subs and every single person that walked through our front door was amazing. From electrical, plumbing, tile, wood, everyone was top notch and to be honest it was at this time that we really felt we had made the right decision. Throughout the entire process everything was explained to us. We even added a few changes like remodel of fireplace and stairwell. These changes were not small and were met with smiles and go get em attitudes. In the end, we felt like we got what we paid for. Is
South Roxana Remodeling Contractors Provider Name Locked
the cheapest company? Of course not. But with their higher prices comes a first rate crew and the best subs in the area. I would not hesitate to recommend them to anyone looking to make their house a home. Everyone was great to work with and I am sure if I am in need of some more changes within my house I would not hesitate to call up
South Roxana Remodeling Contractors Provider Name Locked
and have them make my dreams a reality.
