"We had a great experience with . came to our home to do an estimate. He was very fair and reasonable, explaining" in detail the entire process and offering 4 different options at various price points. A few days later the job was scheduled and done effortlessly. Workers were punctual and efficient. The price and guarantees on the work performed are a great value based on other quotes. We highly recommend Reapir and will use them for future screen jobs.

How Much Does a Screen Door Repair Cost?

Curious about screen door repair? Consider the cost to fix a screen door and learn what a repair involves. Be careful not to void your warranty.

Building a screened-in porch requires careful planning.

screen door up close

Screen doors come in a variety of styles and are an easy way to improve your home's airflow.

Cats, hail, sun and kids all take a toll on window screens. Over time, they get reduced to shabby tatters and provide a way in for pests.
Luckily, replacing screens in windows and most doors requires an inexpensive repair that homeowners can conquer with a few tools.

Angie's Answers

Hello - I hope my answer will help point you in the right direction.

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Unfortunately, we won't be able to personally help you with your project as we work in the New England Area. However, if you wish to talk further, please feel free to email me at: sven@ritewindow.com and I'll be happy to let you know our prices for what we offer so you can compare and hopefully find a similar company to do the work for you near the Austin area.

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here.

This is a flashing issue as the window connects to the mansard roof surface.

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

Much easier to scratch and typically not as good a finished quality as compared to glass.

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

Thermal numbers look okay when looking at the NFRC.

Do you have any other data on them?  Air infiltration, Design Pressure, Visible Transmittance, and Condensation Resistance are all good evaluators.

Air infiltration rate is way high at 0.21.

It may look nice in person but the performance numbers are below average.

If you are being sued and/or counter suing, then you should hire a lawyer.  While you can do small claims court and sue without a lawyer, the Contractor's insurance will provide him a lawyer to defeat you.  Plus, odds are good the Contractor has more court experience than the average Home Owner, especially if this is his standard opperating procedure.  If you go against a lawyer, you will lose, even if you are right (Saying the right thing at the wrong time is very bad in court rooms.  Get a lawyer who knows the processes).

Once you decide you are suing, there should be no further contact or access to the property with the contractor.  If you have already been told you are suing, you should stop all access to your property (you are allowing them to gather evidence AGAINST you.  Your lawyer may be able to reach an agreement outside of court to allow the contractor to fix the work within a specific time period, but even then make sure you are not in contact with the contractor.  Anything you say, will be turned against you ("The Home Owner said it was okay.")

A building official has no legal obligation in court; his job is safety and minimum construction requirements as allowed per Code.  He has no say over materials and methods, and cannot assess damage. (IRC doesn't have a requirement that the door you mention exceed 35", so he won't care it isn't 36" as an example).  What he CAN do is state if the work is unsafe or causing other conditions which are unsafe.  Let your lawyer decide; but it is not in your best interest to have the Building Offical inspect with the contractor.

To sue you need to show damages.  Get another contractor (get some references or hire an architect to help ensure you get what you need) to inspect the work and give an estimate to repair.  The amount the contractor(s) estimates becomes what you seek in court (plus court fees) from the contractor.  If his work caused problems, you should be suing, not sued.

Also, be aware that no door manufacturer makes an actual 36" door (as an example).  They each have their own frame sizes, so a "36 door" in reality will be 35 7/8" to 35 3/8".  Each door maker has slightly different sizes (go online, you can see Pella, Anderson, Kolbe-Kolbe, etc. have their actual sizes available for PDF downloads).  If you replace a Pella 36" with an Anderson's 36" they won't fit perfectly.  In fact, the different styles within the same manufacturer are sometimes even different.  The purpose of trim is to hide the gap between the wall and door frame, so your door may be perfectly fine in size and method of installation.

When you have this work corrected (and for any future work) utilize the services of a lisenced Architect.  They will oversee the work, review requests for payments and document existing conditions and conditions found during construction to prevent the situation you are now in.  They will also ensure the proper permits are filed and the inspections called for.  Because they are a third party to the agreement, they can be the 'bad guy' and make the contractor perform, where you just have to pay the invoices they approve.  The contractor deals with the Architect (and vice versa) and you get the project you wanted. The cost of the architect would have been around $3,200 and is minimal compared to what you are dealing with now, the peace of mind is worth it and architects often find cost savings that go directly back to the Home Owner.  When you account for time alone, you will have spent more than this on just preparing and attending the court case.

Because this is headed to court, stop all communication with the contractor and get yourself counsel.  Good luck.

Screen Repair reviews in Romeoville

It went great. Guy came out to assess needs and measure. Workman returned after about a week to install custom screens- all appointments were based on my availability. After about a week living with my new screens, I decided that I didn't like the way the sun filtering screens interfered with the view. So I called them back. They came back quickly ...More to replace them with ordinary screens at a reduced price.
- Katherine S.

did an excellent job restoring our outside play structure. He power-washed it, sanded it down, removed stones on the ground and replaced them with play bark. Most importantly, he constantly ensured the safety of the play structure, from being sanded down to the extra layers of play bark he put in. Throughout the whole process ...More he was punctual, polite, and a pleasure to work with. Highly recommended.
- Erez Y.

The team were super professional -- from bidding the job to completing the work. We are very happy with the results. We definitely would use them again and recommend them to others.
- Valerie M.

YOU MUST READ THIS REVIEW BEFORE HIRING THEM! Its a long one, its all true and unbias, and I wish I had had this info.
Here is the thing. AZ is the guy who finds these contractors, he finds who is available that day of service that responds.
I wanted to have my floors stained a darker color, so they had this guy show me samples and then ...More he mixed a couple of stains to come up with a tint. fine I think. Decision made.Well floors were suppose to be done on June 24 I leave them and come back and I do not find the floors stained, only my bedroom because the guy said he stopped because it was uneven. When I went to look at it, well it was so uneven that I hated it! Then I heard how they were speaking I just said leave them blond. So they re-sanded my bedroom and finished the next day and told me they were not going to reimburse me for the stain because they already bought it..lol! I didn't even argue. I don't know why. BTW thinking back..my floors were beautiful and already blond, I would have only have had to have had them put a of varnish on them and not spend $4K!...
SO they leave ....
They left the saw dust with the varnish on the back deck. There were varnish splatters on the back board of the steps and the walls that I had just painted. I took pictures. I am an easy person, I give margin of error. I am not demanding and I work with the public everyday, and I know how hard it is!!! If anyone wants pictures they can inbox me. I called them to come and pick up garbage and come and help and just clean up... I didnt even want money back.
After when the floors were finished I had a contractor in the house doing work, and he mentioned to me how he thought the job was not done right. Which made my doubts justified. There were overlap pieces in door ways. But to me it didn't seem sealed properly. They said they put two coats but I am sure there was only one coat, because why would there would be smoother areas where the varnish was overlapped/?! I am telling you these guys did a rush job;(
Well, The next day we moved in. We go to sleep, and at midnight and my 14 year old son comes running into our room screaming that there were people at our front door screaming FIRE...!!!!! Well the bags of sawdust com busted and burnt down 1/2 my deck and partial siding, and the only reason my house didn't go down is because I had "Angel" neighbors that noticed quickly and got their hoses on it, I did not have hoses obviously because we moved in that day. Fire department didnt make it there for 10 min. The flames were at least 10 feet high.
Next morning they came in they quickly cleaned up, they did fix everything, but only fixed 1/2 the deck, i should have pushed for the whole deck because it does not match. They replaced the siding and repainted the stairs and the piece of wall that had the varnish. THEY WERE VERY NICE ABOUT IT... I HAVE TO SAY AND APOLOGETIC.
Anyway my husband had to call them several times to get stuff done and we do not want anything for free, but it got done.
..I also spoke to the owner about that I was unhappy about the un-evenness and that we spent 4 thousand dollars and we knew there was one coat.. the funny thing is that he didn't dispute that. The owner did said right now there was to much furniture that would come back in 6 months to give another coat. So idiots that we are we say yes. No body else would have... 6 months go by, I call and he does come back but I cant move my furniture all at once and I do not feel I should have to where am I putting it now.. shouldn't they help me?... I feel that they didn't do the job the right way the first time and it was a disaster I was owed something more. But we did moved the downstairs, but I couldn't move the furniture upstairs as well on the same day, so I told them it has to be a second trip.... so they come in for the first floor, and what is the result? by the front doors in my corridor I have actual varnish drops and a rub . you would think they would make this perfect!!!!! OMG I cant! I then call them to tell them and schedule that they come and fix the drops and do upstairs , and tell me that they have to charge me $500 to do upstairs(btw the receptionist is amazing, and you can hear in her voice her compassion but she has no control)
? I know that is not alot of money ... but what do you think if all this happened to you. ? I swear every piece of this is true; We are reasonable good, people... I think back now I should have gotten the whole thing for free. And my upstairs is still with one coat, the color of floors is not what I wanted, I have a two toned deck, varnish spots by my front door and I spent .. $4,000!!!!

- Sadie C.

was great! We just moved to the area and needed a few panels fixed in our lanai. We called 3 different companies we found on Angies List and nobody showed up after making appointments! We heard of Screen Pro's from our neighbors and decided to give them a try. returned my call within a few minutes ...More and made time to come out. He was here on time and was able to complete the work right on the spot after giving a quote. They are very knowledgeable and professional - we will definitely use them again when we re-screen the entire lanai. I highly recommend using these guys!!!
- allison B.

came to measure my windows for screens and noted that they were not square--not surprising since my house was built in 1920. He said that rather than making screens in the factory and installing them, he would send his mobile team to custom-make screens that would fit the out-of-square openings.
His team showed up at my ...More house this morning. They were very polite and got right to work on making the screens for each window. Within a couple of hours, they'd measured, made the screens, cleaned up, and installed them. The screens fit the openings exactly, making it look as if they were original to the house (if they had fiberglass screens back in the 1920s).
Before they left, they noticed that my front door was sticking and asked if I wanted them to fix it. They explained that the installers of my door had neglected to put a block behind the hinges, making it sag and hit the frame. With the addition of a really long screw, my door no longer sticks!
The only issue I had is that I didn't have advance notice that they were coming. I knew that they would be coming within a couple of weeks of October 27, but not precisely when. (That's why there's an N/A for punctuality.) It wasn't a big deal since I do a lot of work from home, but it would have been nice to have been able to plan around it better.
Overall, the quality of the workmanship and the professionalism of the installers the minor inconvenience of not knowing when they would be coming.
- Sarah P.

I can't speak highly enough about and his company, Spackler Glass Repair. I hired to make three custom window screens. is a consummate professional and his response time blew me away. I spoke with him on a Monday and he had all three windows made and installed by Friday. That ...More included two trips (one to measure and one to install). He has a serious attention to detail. In fact, he wasn't happy with the fitment of one of the screens so he remade it on his dime. All of this for only $90. Now my tenants are happy and so is my wallet!
I was so impressed with the service I received, I created this listing to showcase 's company. If you are in need of window or screen repair/replacement, do not hesitate to call Spackler Glass. You will not be disappointed!
- Mark J.

nice job completed in one day. left lanai and yard clean. screening well stretched and smooth. door hardware was replaced! would recommend them!
