did a great job, very thorough, took extra time to explain certain findings and potential remedies that could be considered, to give us a great idea of what needs to be addressed.

Home Inspecting reviews in Genoa

The inspection we received is one I will probably frame and refer to when I need something to laugh about. He was at the house for over 6 hours and presented an inspection of 187 pages. What is the purpose of that? To scare a buyer away from a house and then book an inspection for a second house?
The items are crazy, and a bit funny. He seems to be confused between current code and code requirements at the time of construction. For a home built in 1991, he states no Arc Fault Breakers. I can't find any reference to these before 2002. He states GFCI outlets needed for every 2 feet of counter space sprinklers required in the garage, and more severe code-year mismatches.
He states that the windows for the 5 upstairs bedrooms are too small to permit proper egress and that therefore the rooms do no qualify as bedrooms! (That one is a classic, will have to remember it for fun later.)
Another good one. Shrub roots can damage a home's foundation. Contact a licensed contractor to assess and remove the shrubs. Same for the trees.
He gives requirement for smoke detectors as if it were a new home. In 1991, just a few were used throughout the home. It is a nice upgrade to add more smoke detectors, but this is not the same as a defect.
I think it would be hard for a home buyer to buy any home after receiving such an inspection from this home inspector.
It seems to me that it would be more constructive to evaluate the home in light of the code requirements that relate to the year the home was built.
I would not recommend this home inspector to a buyer in the future.

Home Inspection was scheduled for 2pm so I arrived around 3pm . Home Inspector
Genoa Home Inspectors Provider Name Locked
was finishing up inspection when I arrived. His first comments to me were "Nothing major wrong with house just some minor things." As we walked around house I asked
Genoa Home Inspectors Provider Name Locked
if he went on the roof? He said no that he looked at roof through"binoculars" and observed from the ground only, and roof looked in good shape.
, I thought this was very unusual as the roof is an important part of any house, and all previous homes I bought the Home Inspector always went on roof to inspect roof.
Roof pitch was not steep at all, so this was not a reason.
Genoa Home Inspectors Provider Name Locked
started explaining the minor problems/issues he found wrong with the house. Some of items like deck stairs need front face board were very minor, and I really wanted to focus on possible issues that might be costly down the road or possible immediate costly repairs or items, but
Genoa Home Inspectors Provider Name Locked
did not find too many major problems except for obvious tree uprooting section of driveway that need to be replaced and multiple trees that needed to be cut down or trimmed because the were overhanging house.
After I negotiated with owner for a small amount of cash in

of repairs .I purchased home. When I took possession of home I went on roof and was shocked to find 5-7 years of heavy leaf build up all over roof that Home Inspector did not see with "binoculars" because it was not visible from ground..
A 10 ft section of fascia was 1x4 when it was supposed to be 1x6 and the 2 inch difference was left open so any small animal could enter attic area. This was completely missed in Inspection report , because Inspector never went on roof , and did not see with his binoculars.
I later found a

of acorns in the attic that the squirrels were storing because they had easy access to area. On the other side of roof there was a tile damage and a small hole in roof going into kitchen. The tile damage on roof was noted in inspection report , but since Inspector did not to go up on roof to investigate it made damage problem seem minor.
I went into kitchen after going on roof and found area of weakening drywall where after scraping found pebbles from roof tiles. I forwarded all my photos to
Genoa Home Inspectors Provider Name Locked
and asked how they could do a complete home inspection without going on roof.??
They explained that 80-90% of the time they do not go on roof and observe roof from ground only . After some more communication they agreed to refund my $375 .
I installed new 1x6 fascia board to keep squirrels out and paid Roofer $700 to fix and replace area where hole was leaking into kitchen. Also had to repair/paint drywall in kitchen where leak was .Also when I was on roof I discovered lots of rotted and carpenter bee infested cedar in chimney area, and roof area. This has cost another $550 to repair/replace. This all would have been noticed with a roof inspection ON THE ROOF, NOT FROM THE GROUND

met us at the house at the agreed upon time and we spoke for a few moments about what I should expect. It was my first time purchasing a home, so I really appreciated that
Genoa Home Inspectors Provider Name Locked
took the time to explain the inspection process to me and help me feel comfortable.
...More /> The inspection took a little under three hours and
Genoa Home Inspectors Provider Name Locked
was happy to take any and all questions along the way. It is
Genoa Home Inspectors Provider Name Locked
' policy that the purchaser be present during the inspection so that they are as informed as possible about the condition of the house. While the written report is extremely detailed and captured almost all that
Genoa Home Inspectors Provider Name Locked
highlighted during the inspection, being there as the inspection is happening is really invaluable.

spotted a couple of areas of concern, which he subsequently made very clear in his excellent final written report. He also helped me understand how the various heating and cooling systems in the house worked, as well as pointing out things that I would never have thought to look for.
Genoa Home Inspectors Provider Name Locked
is a true professional in every aspect, from his appearance and punctuality to the diligence with which he performed the inspection. He has 20 years of experience under his belt and it is clear that he still loves his work. I would not hesitate to recommend him.

came to assess the property we wanted to buy. He arrived on time spent a good amount of time and sent the report on time. He listed some list of things that seemed doable and said everything was minor and typical what you find. One of the things he listed was that there was no electrical switch, but there was and it was being a panel he did not check. But main problem is that although there were
Genoa Home Inspectors Provider Name Locked
of invasive testing probes on the stucco in two different locations on clear view he did not say anything about it. And did not suggest or warn us to perform a stucco inspection nor did discuss during the inspection. Also the stucco finish around the deck and windows was not the proper one. Now one year later several masons indicate that the stucco is installed wrong and and I have to try to figure out how to deal with it and pay everything from my pocket.
In addition there was a bulge on one of the rooms. He tested with a probe that could not go behind the paint and said it was ok. Finally he did not notice that the railing on the deck was not properly installed with the wood post going into the wall without proper sealing.
Although at the time we were happy and liked him I must say the the cost that we must face know make a very expensive mistake selecting him. (Due to time I am not 100% sure about the cost of inspection and exact date but should be pretty accurate).

completed a very thorough inspection of our home. His detailed report included photographs, which we found quite helpful. He was professional and knowledgeable . He was able to suggest which items we could address on our own, and which needed to be completed by professionals. We most definitely can recommend

Scheduling the inspection was a bit rough, but it was resolved.
Suggestion: And electronic web based calendar. Keep it updated.
The inspector came out and did a good job. Find a number of things we never would have discovered on our own.
After wards, there was some confusion regarding the timing of processing the check i gave them and the release of the report. That to was resolved quickly.
Suggestion: Process the payment BEFORE you send out an email saying your report is ready and you are asking for payment.
General suggestion: Moving is an extremely stressful time for your customers. Remember that. Time is at a premium. Schedule confusion, while slight, can be just one more thing that can make a customer snap. Follow it up with e-mails that imply you have not paid, and the frustration skyrockets. Unfortunately, you are dealing with people that are nearly at their wits end, coping with a bunch of other companies that really do not care one

about their customers.
I know Fox Inspection Group is a fantastic company, and you too are only human. You guys just caught me at a time i wanted to firebomb the other companies I have dealt with in this process. My apologies.
