My opinion is they are irresponsible, and somehow above all the "dirty work" they should have been doing, like checking on the person and making sure they were earning their free rent, not just acting like a tenant. They did not. rather than fix things they simply abandoned me. I lost the spring and summer selling season due to this failure and the damage that was done when she moved out was horrific. they sent their "painter" frankly a 2 year old with water color could have done a better job. They asked where the paint was and though I told them, They apparently couldn't find it and claimed the house was not the color I told them. The house was exactly the color. I went there and the paint was just where I told them, and yes it was the exact high quality paint and color I had been told by them to use. And why was it my responsibility to supply the paint to repair the damage their failed management caused! Never mind the time it took me to get the pictures proving the damage, and my having to go over and clan up after their people they argued so much over the real costs of repair that I just settled out with them so I could get down to the business of selling the house myself. These people paint a pretty picture but fail to project it where it counted, on my house! The got paid by the home manager and never paid any rent money to me. The value I was to get was the upkeep and beautification of the home. FAIL !
THE ISSUES WITH THESE PEOPLE ARE TOO NUMEROUS TO DETAIL. AFTER A WHILE IT JUST RUNS TOGETHER AS A NIGHTMARE. WATCH A FEW EPISODES OF AND YOU WILL START TO UNDERSTAND. THE EXCEPTION BEING, THEY don't USUALLY END IN COURT ON THE TV SHOW.
I have tried to construct this review to anticipate the half truths that will probably be their response. Just bear in mind, I ALWAYS OPERATED WITHIN THE SIGNED CONTRACT.

A budget of $25000 was set with the understanding of a little wiggle room.
The job was totally UNDERBID. Ms.
There was really NO regard to budget until after major, irreversible demolition had been done and the 3rd payment was made. From then on it was "family make work" for her cousin and father on a strict "whenever Island Time" schedule.
This is where I have to accept responsibility for not doing my own due diligence, properly bidding the job out and getting a detailed scope of work, and my god checking records more closely (you'll see what I mean).
Her VISION unfortunately took precedence before I was able to stop some excesses ie demolition of brand new kitchen tiling only to replace it with more tile, covering the living/dining room ceilings in drywall because of 2 spots from roof leaks, going thru the expense of removing a hallway ceiling of wire mesh and concrete to raise it 8 inches and leaving virtually zero attic access, dry walling all walls because they were not as smooth as a sheet of glass instead of skim coat or orange peel.
If you want a real fight, ask for accountability, I found this out when I requested per the contract, a rough idea of where the project $tood. For the next several days her husband
I don't know if these people know how to read their own signed contract. The only contractual sections they see is where they get money, nothing about performance or accountability seems to count or sink in with these people.
And you can bet....It's NEVER HER FAULT!! It is always the bank, the client, or the construction of the house, the supplier or the moon and the planets, but never them.

Through out this ordeal, I have ALWAYS kept my word, but now these people feel as though they have to hold my goods hostage at their house to try to get a fee payment.
I guess that means they can't produce the receipts REQUIRED BY THE SIGNED CONTRACT.
Many of the buyers and agents who toured the home made specific comments about the quality of the staging and the home sold, as expected, for over our asking price, within the time frame of the staging contract.
