"
was recommended by another lead inspection company because it can performed the type of inspection that was more appropriate for my 1963" property.
was very helpful in answering my questions over the phone about the types of inspections he performed and the process he took to report his findings to the State for the lead free registration. On the day of the inspection, he came a little bit late because he got lost. But everything thing after that was performed without delay.
was able to ascertain that my property was lead free and followed through with sending the report and the certificate to the State and me in a timely fashion.

"I called
because I needed lead inspection on my 1963 rental property, as determined by the new state regulation. I had a productive conversation" with
in which he asked me about the building materials and the condition of the home. In turn, he answered all my questions regarding lead testing, including the types of tests, preparation before a test, the process to providing the report to the State. In the end he believes that my house is lead free and recommended that I contact LeadTec to perform a test that he could not perform. His recommendation turned out to be appropriate and correct. I really appreciated
's honesty and work ethics, as he could have performed his tests so he could make the money. I'm sorry that I did not get to work any more with him but I certainly recommend him!

Finding a contractor for lead paint removal

Millions of homes built before 1978 still contain lead paint. EPA guidelines now mandate safe cleaning practices for lead paint removal, but not all contractors follow the rules.

If you are looking for lead in your home, you need to be suspicious of more than just that peeling paint. Here are four unexpected sources of lead.

It's vital to hire an EPA-certified contractor to handle remodeling projects that involve lead paint, says Wright. (Photo by Brandon Smith)

Angie's Answers

?
I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

?
I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

?
I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

?
Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

I bought a home built in 1943 in the historic part of Annapolis. I knew when I bought the home it would need a lot of work. I heard of
Aurora Lead Paint Removal Provider Name Locked
through a friend and decided to give him a call for an estimate. He came to meet with me at which time he thoroughly evaluated my home and provided me with an estimate that was right in my budget. Through his training he assessed my home to have lead paint, told me that the city required lead abatement and explained the procedure.

kept in constant contact with me from beginning to end giving me updates and progress of the renovation and abatement project. I never fully realized the complicated process that comes along with lead abatement and fortunately his workers held an upstanding workmanlike manor throughout the whole renovation by keeping a safe and clean environment. I am very happy with

We bought an old house, and expected to have some lead paint, so we ordered an inspection before signing the P&S.

M was very flexible on timing, and was able to schedule us during the same time as our home inspection, even with very little notice. He did a great job of working his way through the house, and was excellent at breaking down the findings to me afterwards. He was clearly knowledgeable, and provided some insight into possible realistic solutions to consider for each area.

I was weighing options for restoring our original 1926 windows vs replacing them.
Aurora Lead Paint Removal Provider Name Locked
guided me to what I think was the best decision.
Restoration was the more costly operation, but
Aurora Lead Paint Removal Provider Name Locked
presented both restoration and the much less expensive replacement as perfectly viable options with no hard sell. He even guided me away from more expensive higher end windows. We ended up with an excellent mid-high range window that looks fantastic. Plus we got rid of our ugly 1970s storm windows.

It went really well. We were especially concerned as we were buying an older house and we have an infant and wanted to

out the presence of Lead as we were planning on doing some TLC to the house and after the service was completed my wife who was there forgot to take the check to pay the provider. The provider was kind enough to drive her back to the apartment though he didn't have to and collected his check. The Lead report was submitted the very next day. We were very happy with the service.

She then proceeded to tell me the tests available that would satisfy my concerns and she gave me the pricing as well. The specialist came out to do the tests and explained everything along the way. They gave us a detailed report. From start to finish, they were very efficient and friendly professionals!
