"1. Quote was a reasonable one and lower than most in the area. Work started right away on the foundation in February 2014 even with ground still frozen and snow on the ground. Workers" were very ambitious, arrived when they said they would. 2. The previous foundation was removed and the ground drilled to put in new piers. They worked from a photo I gave them of the previous porch. Due to an optical illusion, they thought the steps went up the side onto the porch instead of the center, centered with the front door. Instead of asking me, they just went ahead. The lack of telling me what they were doing before they did it was an ongoing problem. One of the piers needed to be removed in order to rebuild and center the steps. Also the peak he built in the front center of the porch was not built wide enough. When it rains, the water washes down the valley on each side of the peak and splashes onto the porch steps and railings. It just needed to be about 12" wider. I wish we had talked about it before he built it. He worked very quickly. He did not want to fix it so it's still the way he built it. 3. He stated he would backhoe and dig up any roots before enclosing the foundation but he forgot to do that, then he said he would put black plastic down but forgot to do that too so the first month after the job was completed, we had weeds peeking up and growing through the floorboards. When my husband showed him he got very defensive and angry and stormed off. I have to give him credit, he did come back and climbed under the stairs and sprayed some bleach to
most of the weeds and was more polite about it all. 4. He did a great job putting in the new windows and making them fit my old house and also putting in the new door and making that fit perfectly. He also did a good job putting the new light switch, plugs and lights out on the porch. (I took back the fixtures he bought and bought new ones which he installed.) 5. I don't recommend
for putting in a new sheetrock ceiling. I can see the seams. One corner of the ceiling had too much plaster and didn't dry properly and then cracked. He put it up right over the popcorn surface old ceiling that was stained from a previous leak in our roof.
gave me a $100 refund on the ceiling and said he was too busy to come back and fix it. I hired a friend who put crown molding up covering the cracked area and he also tried to fix the seams. 6. I do highly recommend him for putting in a rock face concrete block foundation. Our porch foundation is beautiful and very sturdy. He did a great job on the masonry work. 7. He also did a beautiful job putting in a whole new blacktop driveway for us. It's quite a long driveway and he curved it around to the side of the garage for us and it's just great!! Again, I was amazed at the long hours he worked and how quickly the driveway was complete. 8.. Even with the communication problems, he does know how to build a lovely and sturdy porch. He did have to come back and anchor one of the railings which was not attached properly, and he put in some of the screws that were missing from the floorboards. I was not happy with some of the wood he used or with the front steps but I'm so happy I have a new porch and we do get a lot of people stopping and telling us the new porch looks great.

came over on a Monday morning to begin the work on the remodel of my master bath and brought over 6 of his guys who immediately began to prep the areas that" they would be working in to minimize the mess they made. They had my master bath completely gutted down to the studs in about an hour and a half and then began to build it back up. They replaced my tub/shower, re-tiled the shower and the floor, installed a new vanity, installed a new toilet, replaced all of the plumbing fixtures then repaired some damage to the walls and repainted the whole bathroom. All of his guys worked with a quickness while not sacrificing quality in the work they were doing.
had scheduled out the work so that his guys wouldn't be stepping over each other while they were trying to do their jobs and the progress of the remodel went very smoothly and efficiently. During the bathroom remodel
's guys simultaneously began repainting the entire interior of the house. They painted all of the walls, trim, doors, interior garage and exterior entrance doors. Before they began their painting they did all of the prep work to include repairing and re-priming of some previous patches that were showing through the old paint. They also repaired and re-"popcorned" parts of my ceiling where the sheet rock tape was dis-bonding. All of the work was completed in a week and each day of work

Our remodel started on February 10th, 2014 and we had to terminate the contract on June 30th, 2014 due to poor performance by the subcontractors hired by

The interior ceiling and exterior deck ceiling framing had to be redone because the subcontractor wasn't building these according to the plans - WE caught this mistake, not the general contractor. It took over 10 weeks to get the remodeled closet, bathroom, bedroom and kitchen painted correctly - I use the word "correctly" loosely. The 1st painter chose to use oil base paint (without our consent) then used latex on top of this. Now paint is peeling in many places. We physically gave

type on 3 or more occasions. We later found out (by the subcontractors own admission) that this 1st painter didn't read or understand English very well. This was also the case with other subcontractors. We had asked several times for the company names of these subs but were never provided the information - cabinet maker, countertops, etc. The foundation was not prepped as specified in the engineering drawings. The stair risers off of the porch are not cut properly so now the treads slope backwards. The porch railing was not built according to the contract specs. We now have rusty, poorly welded, square tubing that is not spaced properly according to building code. The door off of the kitchen wasn't installed squarely and will have to be fixed. Kitchen cabinets were not built symmetrically. Quartz countertops were not set squarely on their cabinet bases and all will have to be redone. The sub floor in the bedroom was not prepped so now we have a ridge under the carpet.

Be cautious when considering a contract with

and Modern Decks. Expect delays and cost over runs exceeding project budget. Our estimated 5-10 day project to rebuild a 12 x 20 deck,replacing decking and railings only, took 15 days to complete which was two full months from contract signing and our initial 50 percent deposit. Actual project construction days were limited to half work days on site which delayed completion.

From day one we were offered many options to make major changes to our project scope such as expanding the deck such as changing the configuration,adding a patio, etc. We chose not to expand the project and incur additional costs. We were, however, billed for additional work to include replacing the two existing 3 step deck entry points (replacing stringers and hardware only) which was initially estimated at "about $2,500". We refused this option due to the unreasonable estimate and elected to replace the two steps stringers for less by using the existing concrete landings. We were also charged for additional work to make the step pattern match the decking pattern, and charged again to reconfigure the newly installed step railing which was now badly misaligned and approximately 12 inches higher than the deck railing. We were billed an hourly rate of $85/hour for all additional work. Insist on listing every detail in the contract to avoid unexpected charges.

As he left the project, he pointed out that the contract did not specify an oil finish sealing (although he did oil the decking underside during construction), so I oiled and finished the deck myself to include refastening the home wood clapboard siding to complete the project. Absolutely the most difficult and unpleasant contracting experience and we do not recommend
