"The pervious home owner purchased this warranty for us. The company did repair our furnace in the winter. But, recently we had a plumbing leak that required me to" turn off the water supply to the entire house. I live in an old home and cannot just shut of water to one area. It was a Sunday when I put the order in and they replied on Monday. However, they could not find anyone in our area for three days to repair the leak. At this point we are going on day four without any running water to our house. They did not seem to think this was a big deal. After waiting days for them to find someone, they finally said we could choose a plumber in our area and the plumber could bill them. We did this and it was fixed. Right after this we received our renewal agreement in the mail for $500. I called to see if we could negotiate a lower price since they do not have people in our area to fix emergencies timely. I am not mad that they would not lower the price, but the people who handled my call were extremely rude. I told the first guy who answered that I had a question about my renewal, without taking my information he asked "what is your question" in a very rude and annoyed manner. I asked to negotiate the price and he yelled that they couldn't do that, with no explanation. I asked to be transferred where he proceeded to tell me it doesn't matter because they will tell you the same thing. I had a similar conversation with his "supervisor." Overall, their response to what I would consider an emergency (no water for four days) was terrible. Their help desk personnel were rude. And, they were not concerned at all that I was unhappy with the service. There was no apology or anything. This is a terrible home warranty company.

"We had 2 20 years old A/C units ; one stopped working at the beginning of the summer and the other one was working slowly. We contacted our home warranty and they" requested a leak test ( at our charge) before to do anything. The leak test cost us $ 450 . The diagnostic was that the leak was due to rust on both units and so the insurance will not refund us because the units were rusted. How can they expect not to have rust on outside units in Ohio!!! So they made us pay a leak test for refund nothing on the change of the units. I am really disappointed of this company. They have some may exclusions that you will not get refund for anything! DO NOT RECOMMEND !!

No. 1: fire stations make good neighbors. If you’re more than five miles from a fire station or more than 1,000 feet from a fire hydrant, you’ll pay several hundred dollars more per year for your policy.

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter. 


An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.


Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

Consider going to library an reading Consumer Reports rating on home insurance companies in your area.  For affordabilty elect the highest deductable you can stomach.  This will lower your premioum, I went thru Costco, they and Sam's Club can be a valuable resource for home and car insurance. Shop on line with your needs to save money.  Unless you have major assets forget large policy. For your gutter and roofing needs see my blog.

Called in on broken microwave mid June. AHS put the repair with a very incompetent company, it was an ordeal to set up the appointments, and very hard to get to communicate with both the company and AHS. The vendor finally came out, took down the part number, ordered and called us to say the part was in. We waited around on the set repair day and the vendor never came. I called them twice the following week and asked them to call back for a new appointment, no call back. Then I checked AHS and the repair was listed as complete. When calling AHS then said yes, the part is not covered, which is has been in the past. Granted that could have changed and I should have checked, but both the vendor and AHS left us with the impression that the broken part was covered and we were just waiting for vendor to set up new appointment. We are now living with a microwave that is held together with tape.
This is not the first time we have found AHS to be difficult to deal with, can only regrettably say go somewhere else for your appliance coverage.

We pay this provider on a monthly basis and they would not fix items that are broken. We had an air conditioner that was broken. They sent someone out to fix it and the warranty company told the provider that they would only cover the minimal amount. We asked for work on our pool pump and they advised us to hire someone and they would reimburse us. We kept sending them the invoice (even fax and got confirmation) and they kept saying they did not receive it. We have never received payment on that. They charge $75.00 each service call. We paid the provider directly and they said we didn't pay it. We sent them a copy of our cancelled check and they are still showing our bill as not paid. When you try to call them you are on hold for up to 90 minutes.

Over the course of 6 weeks they set up 3 appointments to have my dishwasher serviced. Two of the appointments cancelled with only a few hours notice and one was a no-show. That's three times my wife or I took a half-day off work to accommodate a 4-hour repair window.
I called today, and after wading through their extremely annoying voice-activated menu system, and 15 minutes on hold, I was told that I would need to wait on hold for 30-40 additional minutes to speak to a supervisor. i was also told that even if I did wait on a supervisor they would not be able to help me reschedule my appointment.
Is it really a home warranty if nothing in your home ever actually gets repaired?

AHS needs to step up to the plate when their representative companies fall short.
Our refrigerator broke in June and they sent a repair company who "fixed" the problem telling us to wait a few hours and then the fridge should be cold. Several hours later the fridge was still at room temperature. Upon contacting the repair company, they said they could not fix it then and would have AHS send out someone else.
Several days later, a second repair company came. They said the first company had messed up the repair and determined that parts were required. Ordering the parts would take two weeks, so they scheduled a return in three weeks.
At the return date, we received a call that the repair truck had broke down and they would need to re-schedule (not send an alternate or have someone come the next day, but re-schedule). The new date was the day we were to leave for vacation. We told the dispatcher that it would need to be a morning appointment. When they called the day before to give the window, it was an afternoon appointment. We told them that they had promised morning and they said okay and they would change it. As we were leaving for vacation at 2:00 PM, we got a call that the technician was on his way. We told them that they had promised morning and we had to leave and they were not even apologetic.
The repair company then said the best they could do was three weeks later. When they came and put in the parts, it still did not work and they said that we would need a new fridge.
AHS, under the agreement, offered two models for us to choose and we selected the one we wanted. We requested stainless steel as that was what we had. They informed me that I could only chose black or white and the upcharge to stainless was my problem. When I asked for some consideration in light of what I had been through, the person only could say "policy this" and "procedure that".

we've had nothing put problems with this home warranty company and each claim we've made. To even attempt to get anything covered is a huge fight and many hours on the phone.

I purchased a home warranty from Landmark about 2 months ago, after using another warranty company for the past 2 years. I came home last Friday 8/14/2015 and noticed that my downstairs A/C wasn't cooling, I called Landmark the next morning being a Saturday and within 30 minutes they assigned a contractor to fix the problem. The contractor called and set up an appointment for Monday morning, come Monday morning by 9.00am they showed up and fixed the problem with a $60.00 service fee, so far so good, I am happy with Landmark, hope it continues that way.
