"As a 1st time landlord,
management provided me with exactly what I was looking for; worry free, expeditious and professional property management!!" I was able to list my home (that needed some minor repairs) and within one month I had a tenant in my home and a check in my hand. My home was checked on regularly and cared for as they worked tirelessly to place a proper tenant in my home. Background checks, financial verification and advertisement services were all done for me. A small fee was assessed for the repairs, that was more than reasonable and I was constantly updated throughout the process. I could go on and on as to how

"I had quite an experience with them. They opened a bank account in the name of my LLC without my knowledge and consent. The only way I happened to find out about" it that, and it was very early, the first month, I got a statement from the bank. They had account from the same bank that I did. They used the same bank, a different branch. When I went to my branch to find out about it, this was not an error on the bank's part but another account had been opened with my LLC, the branch manager did not close the account as requested. It was drawn out of fear. I got a lawyer who said that it was done illegally. When I talked to the company about it, they said this was the proper way to do it, it had always been done this way. They've been in business for 20 years and that it was the correct way to do it. You use the same name of my business and only that it was for the money funds were for my business and that the name of the account was the same. I was questioning it because I have had other bank managers in different states and it was never done like this. They always open the account under their own. My attorney said that this was not the way it was done in California either. With the lawyer, I was writing a letter, eventually it was closed down. I thought of a complaint with Chase, after, I finally got a letter from them indicating that it had been fraudulently opened. I'm still considering action that I should take against the bank because they should never had done this. When you open a business account like this, and I had opened several accounts with other banks, you have to have your identification, a statement of information as in the articles of your operation. This manager did none of that. She just accepted their word, apparently they had other accounts there and I found out they had an account under their own name that they had used for some other operations. When they did business with me, they opened the account in the name of my business. In response to a letter from my lawyer, I had knew about it. They even had my tax ID number. The manager had given them my tax ID number. When I questioned this he said, you gave it to me. I was astonished. Its like giving him my social security number. It was a real mess. It took me a long time to clear it up. It was a nightmare having to go through all that, to close down accounts and everything like that. They were supposed to start April 1st but they didn't start collecting the money until May 1st because they were having a major problem and they would have to take care of it. It was the worst experience for me. The price was very good. I had no qualms about their price, it was just the overall working experience. I'm supposed to rent my unit which they didn't rent the unit. When they showed the unit, the apartment was left unlocked and the key was left in there. I happen to find it because my manager told me the door was open. When I went in, I found it. There are other things they didn't do. I got it from Angie's List, I got it because the person was so enthusiastic about the care they had gotten, the reponse and concern they had gotten. That is the reason I went. I will never use them again.

Most states require a seller or landlord to disclose a death in the home. Absent of there being an undisclosed death, the tenant doesn't have a leg to stand on. Usually, small claims court will order the tenant to forfeit the deposit and pay for any unrented time in the home. However, if the tenant can prove that there was an undisclosed death in the home prior to their renting it, you may be liable for a full refund of all rents, deposits and moving expenses.

Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

was difficult to work with from the first day we met. She was impersonal, condescending and unresponsive. She expected a lot from us, but did not follow through on her responsibilities. She treated us all poorly, and was unwilling to work with us. She did not show up to the property for 9 months, then responds sporadically. She does not follow through on requests. She does not pay attention to detail. If I owned or was looking for a property in the area, she would be the last person I ever used - not as a realtor and not as a property manager.

Awful, DO NOT USE. I'm frustrated that I joined Angie's List to find a rental company and then was guided to this company. The reason I found out someone had rented out my house was because I was listing it for sale after there were no renters for months and the realtor told me people were living in my house. I called the rental company and they lied about the situation telling me the renters had moved in just a few days prior to me calling. I called the utility companies and they had actually moved in a week prior.
Their handy men also told me I had thousands of dollars of damage to my plumbing, but due to my distrust of the company I had my own plumber come out who told me exactly what the problem was and had an easy fix.
DO NOT USE. I would have been better off just taking the loss of the mortgage instead of dealing with all the trouble and stress this company caused me. Luckily the renters were actually great and took excellent care of the house.

We rented a townhouse (321 Ceasars Place) thru

(AIM) from Aug2012 to Aug2014. The unit was in poor condition.
At move in, 17 items needed repair. AIM eventually fixed 4 items. We fixed 2 items. 11 items were never repaired.
Biggy #1. The kitchen had 1 drawer which was broken and never fixed due to a faulty countertop installation. Our silverware tray sat on the kitchen counter for 2 years.
Biggy #2. Owner/AIM refused to replace broken washer and dryer. We bought a new washer and dryer and were eventually reimbursed.
Biggy #3 AC failed twice one summer. AIM did not respond in a timely manner. We finally got the number for the repair guy and called them ourselves.

During a process as difficult as evicting a tenant, Housing & Urban management handled all paperwork filing, court appearances, and attempted judgement collections.
