You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

to make such repairs . In fact , by law , ONLY A licenesed HVAC contractor can buy or install

said eguipment , NOT A handyman nor general contractor !


YES , You should have an A.C. sleeve surrounding the through the wall unit . These sleeves will usually accompany NEW products , either as a package or an add on equipment purchase.

     It depends on what type of ramp you need. If it is built out of wood you could look for a carpenter or a deck company. If you are looking for a concrete ramp a mason would be what you are looking for. There are also metal ramps and I believe some medical supply companies may carry them or be able to steer you in the right direction. As for insurance coverage I am not sure. You may have coverage and would be best talking to your agent. Depending on why you need this ramp there may even be programs through your local government or even some of the local charities might help. It might be a project a local Scout Troop might help out on.

ripped out vanity, shoe molding not placed back , base molding not replaced. He lied to us about materials needed for job and lack of. Disappeared for hours(4hrs one day), very shady practices.. Reguested receipts for materials on ceiling job and will not provide them. We paid him in good faith after he said ceiling would "dry" without seamline.. By the time we figured that this guy is literally not "real" he had already cashed check..Asked for reimbursement of part of ceiling job and told "find someone else and let me know how much it cost you"... We will have to find someone else, but do not expect him to do the right thing.. Very distressing and uncomfortable working with this guy..He is very dishonest and very shady... Homeowner beware of "

There were 2 guys that arrived sooner than their expected time, which was actually great. They were able to begin the work before I arrived home. Although, it was very rainy outside the guys cleaned up all debris in the gutters and around the outside of the house. They provided a great deal of service.

. She spoke with wife of the installer, I can't remember her name at this time, but my mother really liked her. Unfortunately, her husband was ill and was would not be available until he recovered. Because of the feeling my mother got from the wife, she decided to wait. Once the owner felt better, they came out and gave a estimate. I happened to drop by unexpectedly as they were leaving. My mother had expressed to them before my arrival that she wished her daughter could talk to them and ask questions she might not have thought of. they took the extra time to answer my questions and I felt that my mother's home was in good hands. The skylight was installed, the owner meticulously cleaned up the area. I'm not an expert, But I think he did a great job. The only negative aspect, which is nothing to do with the installation or the quality of the service, is that my mother has second thoughts about the location of the skylight.

made some excellent suggestions that we hadn't considered but appreciated in the end. He thought the wine storage unit would add some flare as well as framing some of the support structures and adding crown moulding and wall panelling. We hadn't considered these but loved these touches. He made the space warm and comfortable. We were very pleased with his professionalism. He was always reachable when called and efficient about returning calls. There were a few things we wanted to change along the way and he was completely accommodating. His price was very reasonable. We have recommended him to friends since he has done the work for us and have called him for various other projects around the house. He has since helped direct us to find other excellent people who have worked on our house (painters, roofers, etc). I like that he is a local guy from Summit who does great work for his community.
