"As a First time home buyer looking at investment properties i got in touch with in mid 2014. Off the bat offered" to help me out in areas that was beyond his requirements, i thought that he was just selling me his services. My interactions of the past 16 months with has made me realize how wrong i was in judging him. he is a professional to the core and goes over and beyond to help his customers, even potential customers i might add. When finally in Aug 2015 our offer for a multi family property was accepted i got in touch with again who explained to me what to expect now that our offer was accepted. My lawyer suggested a title company of his own which was a really bad one to say the least. with i was able to get honest answers and he gave me a quote within a day. Despite my lawyers resistance i chose to go with and i can confidently state that i do not regret that choice for a single moment. he was responsive at all points in time to my queries and even helped me save money. my lawyer suggested that for the closing to happen a survey was absolutely necessary without which a loan would not be sanctioned. educated me by explaining that was not the case and it was upto us the buyer whether we wanted a survey or not He gave me an itemized breakdown of his title services which i found to be very easy to understand. the other companies suggested by my lawyer would only give a bulk pricing. In the last evening before the scheduled closing i sprung a surprise on (due to my ignorance) that there were 3 tenants occupying the property and that i intended to keep them as tenants. this mean that had to immediately rework the HUD forms and get credits from the seller for the pro-rate rent and transfer of security deposits. took it in his stride and had the whole issue sorted out in a couple of hours. Needless to say that is part of my A team and i will be using his services for my future real estate endeavors.

"Mr. was awesome. He questioned all the questions we had. He communicated with us throughout the process and followed up. He had the settlement" statement ready at least 2 weeks before our closing date to review the figures and if any changes or updates needed. Everything went so smooth and the customer service was impeccable. The fee was reasonable compared to another title company that we used from our realtor when we sold our house 3 months prior to this transaction. Our experience with Mr. was just AWESOME! I bought my last house and also sold it FSBO.  For me, both ends of the process were simple and relatively hassle free. 

I advertised in the paper once a week and had an open house every Sunday for about three weeks.  I also had an FSBO sign in the front yard that I would put balloons on (for attention) when I had the open house.  It sold quickly. 

The cost of an attorney to go over the paperwork was MUCH less than the price of a relator.  I bought one of those ready-made packages from the nearest office store, read it over and made a few changes to it.  Then I had the attorney look it over.  I think it saved some money having the attorney just look over the document and make changes rather than having him create the entire thing. 

 When I decide to move out of my current house, I will definitely go FSBO again.

Yes! Movie tickets, 2 hours at the spa, 10 rides at your local "iFly", etc. Bottom line: You know your clients. Find out what they do to reward/pamper themselves and give them that!

This is our third time closing on a home, so it was a pretty standard affair. Both the seller and our realtor were not available to attend the closing and and his team had everything prepared. Initial phone conversations were handled well, but I do remember calling frequently to confirm that the closing team was prepared for ...More our closing and feeling a bit rushed on the phone. The wire procedure for the funds needed to close were a bit odd as I was told that in the state of Florida cashiers checks are no longer accepted on the day of closing due to fraudulent checks. Despite this minor communication issues via phone, we would select Services again if we decide to sell this home when we are relocated with the military in a few years.

This title agency is owned by N. (formerly of and Dreidame) DO NOT TRUST THIS COMPANY gave every assurance that this property was protected like in a "lock box" no one could touch it. Property was paid off completely with cashiers' check ...More we thought.....Defective documents, fraudulently submitted into court pleaded for assistance from "trustee" that thought to escape his wrongful acts HE DID NOTHING!!!! L&D Title filed an irrevocable trust in county ohio that was not reported to IRS for Identification when grantor died. N. attorney now at Frost Brown and accepted trustee position. He filed separate worthless General Warranty from homebuilder http://www.ca6.uscourts.gov/opinions.pdf/06a0617n-06.pdf served time in federal prison for not paying off underlying mortgages on buildings in Kentucky 2003. Cashiers check to for $159,900 paid to Homes by included full owners policy of title from L&D Title. Copy of contract given to and we thought as owner of L&D Title, an attorney read the contract and issued the owners policy to protect us from mechanics liens that and I had endured on other property we owned 368 Walnut Lane in Mason Ohio. knew it was worthless and never issued title policy but filed documents in County Ohio. Kallick paid for this property to be included in this trust with Mr. as trustee while he underwent chemo. Mr. failed on every level to protect his client Kallick knowing all the while that the General Warranty which usually carries full assurance of title insurance this same attorney issued a Quit Claim negating any title insurance if there had been any in the first place. was trying to cover his tracks (again see fraud against pensioners worthless trust http://www.enquirer.com/editions/2004/02/28/biz_electrojet28.html in 2004 he did this to make sure no inheritance to heir was possible. also did deathbed POWER OF ATTORNEY with Kallick that allowed him to further defraud this TRUST on file in County Ohio and keep the proceeds. Never trust this person and he is a lawyer and no one can seem to charge him for these acts. Lost property in foreclosure with fraudulent documents also from C&R title submitted into record. Sued my attorney and was told I NEVER OWNED THE PROPERTY in the first place so they could NOT give it to me even though I was relentless sued in County Ohio and Title, Apex Title, Lawyers Title and First American Title all knew the proper paperwork was not done by N. and L&D title.

I've purchased several properties in the past, and this condo was by far, the most complicated! The seller moved to Italy, causing a series of issues. was outstanding in protecting my interests and making sure the transaction was fully legal and without problems. The seller had executed a Power of Attorney in the US to ...More have his brother-in-law work on his behalf for the condo sale. However, because the seller was in Italy and not a US citizen, it caused problems and was not valid. Fidelity Title would not close without the proper documentation, and for that, I am extremely grateful. (The real estate agents suggested moving to a different title company that would let it go through, but I refused). So it took a month for the seller to actually bother to get the documents he needed in Italy. (He needed an apostille, or a notarized form from the US Consulate). When that arrived, it was only a fax copy, and the seal was not visible so the copy could not be recorded. Fidelity did offer a couple of suggestions that day, but we all agreed we needed the original, which was still in the mail. So I waited yet another week to get the original, and we finally closed! But that's not the end of the story! Because we had changed the closing so many times, the condo fees were late. So a month after closing I was assessed a late fee that the seller should have paid, and Fidelity should have known about. So I called the general manager, , and he immediately looked it up, realized the error and said Fidelity would take care of it. It was only $35, but after all the other issues with the seller, I did not feel I should pick up the cost, and Fidelity stepped up, and took care of it immediately. I will use them for any future real estate transaction I have. They understand more than just local laws, and they are careful to protect themselves as well as the new owner.

We used as the closing agent for a recent home purchase. My wife and I are not inexperienced home buyers - this is probably or 4th or 5th purchase over the past 15 years - and so we know what to expect and when there are problems. I have to say that my experience with was by far the worst with a closing ...More agent that I've ever had. When it came to scheduling the final closing, the closing agent was so rigid and inflexible with regard to scheduling, and was so rude and unfriendly about it that it ended up frustrating everyone else involved in the process (real estate agents, bank, seller). If the closing agent had taken the energy she put into pointing fingers at the bank and put it instead into trying to find a solution to accommodate people and communicate effectively, I'd be writing a very different review.
Remember that you have a choice in closing agents for your real estate purchase. If you're buying in Skagit County or the San 's, I'd advise that you work with someone else.

From start to finish, dealing with this company was a nightmare. I didn't receive the settlement statement until the morning of the day closing was scheduled. It was incorrect. We went back and forth three times, and it was still incorrect after three revisions. By that point, we were out of time before the closing. I was told by both the ...More bank and my realtor to go to closing and the title agent there would sort it out.

When I arrived at closing, I told the title agent, , that the settlement statement was incorrect. He refused to even consider that it was wrong, would not go through the numbers with me, and repeatedly stated that I was wrong and the statement was fine. This is a breach of his fiduciary duty; if either party states that the settlement statement is wrong he had a duty to remedy the situation. Not only that, but he was incredibly rude the entire time. We went forward with the closing, since I was being undercharged and the seller did not appear to care that he was being overcharged, as he did not raise any objections even after being informed the numbers were incorrect. Later in the closing, I objected to a statement that had made, because it was wrong. He told me repeatedly that I was wrong, he was right, and then stated, "you're just going to disagree to everything, aren't you?" Overall, this company, and in particular were incredibly unprofessional and disrespectful. I will never use this company again, and would advise anyone thinking of using them to look elsewhere. It's hard to believe that they're still in business with these unethical and unprofessional employees/practices.

On ...More my most recent transaction, I called Eagle at the last minute due to delays in getting documents. didn't hesitate to say he would help with this last minute request and would wait for me. We had to sign and notarize documents for an out of state transaction which needed to be sent back the same day. took the time to make sure it was completed properly double and triple checking everything.
