"The gentlemen arrived on time and thoroughly inspected our home for foundation issues. Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

     There are two types of cracks in foudation walls, horizonal and vertical. The vertical is from settling and usually is not that bad a repair onec the settling stops or the cause is fixed. A horizontal crack in my opinion worse unless it happened right as the house was built and it was backfilled incorrectly. That should have been fixed at that time though. Horizontal cracks are a sign of lateral pressure due to either a water problem, improper wall sizing or a combination of these. In these conditions I have always felt complete excavation outside the wall and reconstruction is your best approach with the proper sized block or concrete wall with buttresses as needed.

     You mention the future sale of the home and I would think the total replacement would be the best way as it will not leave any red flags. The steel plating would point to the problem and I can just think of all that would go through a buyers mind. Little things like how long will it be before the plate rusts out and needs to be replaced, even though it would probable last a long time.

     I would think you should spend the money on a consult with a structural engineer and get a written report on the problem and his recommendations as to the best repair. It will help with any future sale of the home. Without drawings the consult should be less than $500. I would bet he would recommend total replacement.

They also would not honor the Angie's List discount that they are offering on their Angie's List page. I asked to speak with the owner or supervisor, but I couldn't get past the receptionist. They treated me poorly over the phone.

The structural engineer they sent to my home was courteous and professional. (I rated a B for responsiveness due to a miscommunication with the appointment date and time - once I called that the appointment was missed they rescheduled for the next day and were punctual.) He sat me down to give me a rundown of the structural assessment he was providing and made sure my questions were all answered. The visit was very informative and he gave me great information to revise my remodel plans. Thank you

They gave me a quote. I later found out what they quoted me for wasn't going to fix my problem. They wanted to lift up my house and it could have destroyed it. Smaller jobs they might be good at but I wouldn't recommend them for jobs this big.

. (519 Interstate 30, #159 Rockwall, TX 75087) worked to lift and to support the settling foundation of my house about 4 years ago. They provided me with a lifetime warranty to insure against future downward movement of the foundation.
During the procedure, they installed steel piers on the side from the front to the middle of my house. The steel piers provide a direct vertical support of the foundation's load, from the base of the foundation to the bed rock, and is not affected by climate or soil conditions. The engineering report from the procedure, submitted to the city, stated, "If a portion of the foundation has been previously underpinned, those portions should not settle... Properly installed piers will take out the downward portion of the seasonal up and down movement. Underpinning a foundation only prevents future downward movement from occurring……"
The procedure has failed and the underpinned area has settled. As previously noted, Mr.

Today, he claims my warranty is void because I did not water the foundation. As previously noted, steel piers are not affected by climate or soil conditions.
After inspection from him and confrontation of the warranty he previously offered, he now wants me to purchase more piers from him as a condition of honoring his warranty.
"While the lack of proper foundation maintenance has voided the warranty on all Granite piers, we will as a sign of good will, at no charge adjust two piers on the left side as long as the work is part of a contract with Granite to install additional piers as needed on that side and rear. All Granite work will be a good and workmanlike manner, but will carry NO WARRANTY"

came in, examined the crack and told me about the product and service he provided and went to work. He cleaned the debris from the crack so that the epoxy would adhere, then mixed and applied the epoxy. The epoxy itself, is a patented product produced by a company in Florida especially for this purpose.
Since that time we have had a few rain showers and snow falls followed by melting. I have checked the crack about once a month (4 times) and can detect no leakage.

My husband and I went to the Home Expo in Columbia a few weeks ago and met

from Mountain Valley Foundation Services. We gave them our number so that someone from the office could contact us to schedule an appointment which they did the following week. We booked an appointment for 2 weeks out so that we could get their first appointment of the day which is 8am in order to minimize the amount of work missed.

A few days prior to our appointment we received a reminder in the mail but then the day of our appointment it was 8:15am and

I called the office to find out where he was, the woman put me on hold briefly while she called him only to find out he was still at least 20 mins away. I told her we were unable to wait that long (would have been almost an hour past our scheduled time) and that if was able to come the following Saturday we would be willing to reschedule otherwiise we would have to go with another company. She was apologetic and told me she did not know why he was late because it was on his schedule and that he could be there for 9am on Saturday. So, Satuday (today) gets here and not only does he not show up we do not even get a phone call.
The lack of professionalism and reliability shown is completely unacceptable and I although I will be calling the office on Monday (there was no answer today when I called) there is no way we would ever do business with this company. If their staff are not reliable enough to even make appointments how could I possibly trust them with my home's foundation??
