. We wanted to keep the cost down so Art's bid was accepted" because he came in low. Art turned out to be a topnotch craftsman, a perfectionist. He took great care from start to finish. He fashioned the mudded shower
from scratch, after he had advised us on putting in the drain properly. He recommended tiling the ceiling, the entry, and curve the tiles around the front of the entry into the shower stall. We have a "high bar" when it comes to home improvement and we were impressed with the quality of his work. Anyone who hires Art will have to work under his schedule, and sometimes for us that meant being patient and flexible. He was often there for more than 12 hours. But we can say in all honesty that it was worth it. He is licensed, bonded and insured. We would definitely call him again for any future tile or stone work. Thank you, Art!

"My neighbor's husband and I considered doing this job ourselves over a long weekend, but my neighbor wanted it done by an insured contractor and who can blame" her. The

Altogether I had four contractors come out to look at the job, and I provided a scope of work containing the structural engineers specifications to all of them. Between vacations and "busy season" only
gave me a quote for the scope of work provided. I figured this to be a 2-3 day job and that $1,000 a day would be plenty to budget, so about $3,000. At the site
said $4,5000 or $1,500 per day. When I asked for a quote in writing it became $5,500. It was high but I didn't want to wait on the job.

I know a lot of contractors don't want to be bothered with a residential job for someone they're not likely to do a lot of business with in the future, so I try to make it as hassle-free as possible for them. I stayed home from work for the first two days to keep an eye on progress. There was a lot of looking busy the first day, 4-5 guys running around trying to
out the project, which was fairly straightforward since the interior was gutted and the whole work area was visible. I respected their process, but it seemed to take a while to figure out how to knock holes in the breezeway ceiling even though it was the easiest and fastest part of the job. I was asked if I could provide a demolition bar. I said I didn't have one, and they used a piece of structural steel I had lying around instead. Good thing I watched the first day because they cut the

. I also communicated with my structural engineer (whose time is costly) and he said any contractor should be able to find 3/8" angle iron without difficulty. We all kept it civil, and
subsequently purchased the correct material and had they guys replace the wrong stuff with it. So more time wasted waiting for the material and doing stuff over. Fewer guys were on the site the second day but one of them seemed to know better what he was doing and after this 3rd go round I was satisfied with how the
looked. The work went slowly; as each new angle was installed no one was patching up any of the holes where
had already put in. A couple of guys came back on another rainy day to patch the breezeway and, needless to say, didn't touch the walkway. They stopped by once more for 2-3 hours to put a final coat on the breezeway ceiling. The finish looks clean, I'm satisfied with it. I figured there were maybe 80 hours in this job, including principal time and legit as well as do-over hours. Not sure what the angle cost but I wouldn't thing the materials altogether cost more than a couple hundred dollars. Guys who patched did a good job cleaning up. Guys who dropped cement inside the house did a crap job cleaning up. Most contractors leave a mess so I didn't have very high expectations there. All four contractors that had visited the site for quotes noticed a good quality framing hammer had been dropped in the space to be worked on.
promised to recover it for me during the project. Also promised to maintain the tarp I put in place on the second floor to keep that floor from getting dusted as the breezeway ceiling was torn up. They never gave me my hammer (and it's no longer in that space) and they removed the tarp at demo time so now I'm vacuuming up 100 year old brick dust in a much larger area than planned. Minor disappointments in the grand scheme of things. Bottom line: - Get quotes from other contractors if you possibly can, some are much more reasonably priced. - Even if you're ok with
price, only hire these guys if you are willing and able to watch them like a hawk to ensure they will meet all the specifications and ready to stand your ground over any discrepancies that arise. This is something a GC is a lot better at than the average homeowner. It might all turn out ok at the end of the day but consider what you'll have to go through to get there.

Detergent soaking and low-pressure pressure washing (to avoid etching or swirling the surface) about $0.50-1.00/SF - ditto for the sealing. Minimum charge probably about $150. This is something you can easily do yourself if you are just a bit yard handy - rent a pressure washer (or use this job as excuse to buy one) - 1000-1500 psi one is all you want for this, a gallon of concrete/driveway washing detergent, a large paint brush for the sealer, and as much brick/stone/concrete sealer as you need for your area - could probably do yourself for about $0.50/SF. View a few online videos on how to pressure wash without leaving swirl or etch marks in brick/concrete.

tore down the existing planter, then he discovered that the foundation to the planter was bad, so for no charge he fixed it. After he poured the foundation he rebuilt the planter. It was straight, level and the spacing between the bricks was uniform. He sealed the inside of the planter and then he added drainage holes. Then, he added drainage rock, fabric and organic potting soil. It looks great.
Before he started to re-point our bricks he did an acid wash and cleaned the bricks. There were some areas where someone had tried to re-point the bricks and made a terrible mess.

was able to get this all off. Then he ground out some of the old mortar, using water to keep the dust down, then he re-grouted the bricks. We had him add color to the grout and he was able to get the color just right. It looks great.

It was too bad he couldn't fit in our work in our renovation schedule (the work needs to cure 30 days before paint). Otherwise I'm sure I'd be writing a very happy 'completion' review.

Overall the quality of the work was good, but I was greatly disappointed by the lack of professionalism displayed by the company.
The first phase of the project involved the masonry work and replacement of the porch. There were a few missed or incomplete areas of

-pointing, which were eventually taken care of. This was a large project involving the perimeter of the home and several masons did the work, so I was not surprised or concerned by a few incomplete spots. There were dents and scratches made in the window trim from scaffolding used around the chimney. Due to weather, etc. the porch was not completed as planned before we left for vacation. I asked for a phone call if the porch cap was poured while we were gone. I did not receive one, but returned home to a completed porch.
They were patient in working the driveway project around a different contractor installing a fence, which was much appreciated. A few hours after the driveway was removed I was visited by the city inspector who informed me that no permit had been pulled for the project! Upon inspection, the porch step was not up to code and had to be redone.
The crew was polite and respectful. However they were very messy. My yard was strewn with cigarette butts, construction debris, garbage, water bottles etc. My neighbor complained several times about the amount of debris on her property. Due to the scope of the project I expected there to be a mess, but it was not cleaned up at the end of each day. The landscaping was decimated. Again, to be expected to a degree, but there was no effort made to protect anything. For example, a large tarp was placed ON the flower bed and used to collect the bricks from the chimney when a few feet in either direction was clear of plants.
I was informed over the phone that the work was complete and asked for final payment. Before consenting I did a final walk around the house and found incomplete work on both sides of the chimney, the window trim had yet to be repaired, and there was damage to the roof causing a hole in the shingles where the chimney meets the roof. The masonry work was completed and the company eventually addressed the trim by painting the area. They however denied damaging the roof despite clear evidence to the contrary. Without discussing the issue with me at all and without my knowledge, they replaced one damaged shingle (badly, using several pieces of thin, non-matching shingle). I obtained an estimate for professional repair and was quoted $500 to fix the damage they caused. The roofer confirmed that this was indeed ‘abrasive’ damage caused by the masonry crew, not weathering as they tried to claim.
I have been polite, patient, and understanding through this entire project. I even offered to split the cost of the roof repair with

Guys were on time and worked every day it didn't rain. We selected several potential bricks to use since the bricks that were originally used are no longer available. Pat thought none of these would look good and selected some we are really pleased with. They cleaned up their messes and did a great job on the steps; they look great and we have had many good comments on the looks and the workmanship. During the demolition wires were cut to our landscape lights. He did not fix the lights but did put in conduit under the steps so that it would be easy to run the landscape wiring. On one instance, Pat came out late one evening and assured the work was sealed because there was supposed to be heavy rains. Pat indicated he underbid the job but did not try to charge us any extra. We are very pleased and will use again if need arises.

is a top notch contractor. We first reached out to him a few months ago because our home was in need of a good repointing. Our chimney had a few sizable gaps between several stones as did each exterior wall. It wasn't in awful shape (Ed actually said our house was built like a bank and is in great shape), but all homes need maintenance and that was the case here.
He made himself available to come out and give us an estimate within a few days of our first call. His assessment of the house was thorough and while his estimate was a bit steep (because we had no idea what to expect), we totally understood why by the time he was done. He is the best of the best and the best can be pricey (but, again, worth it!). We'd reached out to other masons at the same time, but no one else got back to us. After reading the reviews of Ed and his employees, we decided to just go with him. So happy we did.
It took him a while to get out here because he is so in demand and also because we've had such a rainy summer. Worth the wait! He had our whole house pointed in two days and he and his employee did an exceptional job. He consulted with me about the color selection on the day he got here and we both agreed that the options he had were very close to what we already had. As a graphic artist, my eyes are trained to see differences in color. You absolutely cannot tell that Ed did anything to our home other than all the holes being gone. The color matching of the new mortar to the 75 year old mortar was done with precision.
Ed went above and beyond for us. Outside of the pointing we'd hired him to do, he took it upon himself to fix up an area on the front steps that was kind of a mess. The steps had settled, making it look like they were pulling away from the house and leaving a couple of cracks and general ugliness. Additionally, the last pad of our walkway that met with the bottom step had also settled, and the caulking that had been placed in the gap years ago by the last owner was peeling and unsightly. I came outside to Ed chiseling away all of the old stuff and recaulking everything. It looks great now! I hadn't even thought to have him do that and he may have saved us from the costly expense of replacing the steps.
Before I forget, there's one more nice thing Ed did for us. We have a tile roof and, from what he told us, the tiles are rare, expensive and hard to get your hands on, so he won't go on this type in order to reach the back side of a chimney. Darn. Well, we've got a fantastic roofer and think we can convince him to do a few patches if they are needed while he's here the next time. Ed left us sand and color matched mortar so that we've got it all ready when the time comes. How nice is that? He didn't have to do that, but he did. Awesome.
Anytime a contractor comes to your house, it's a gamble. we've hired contractors with amazing reviews and something still goes horribly awry. When you find someone who loves their job, is a master at what they do, and will go above and beyond what you asked of them, that's the person you keep in your black book of awesome contractors and hire over and over. Ed is going into our black book. He is a true professional, a nice guy, and has been doing this long enough to know exactly what needs done (and exactly what doesn't).
