Our issue is start in about a week after his current job. He said he would start immediately after that job without taking time off in-between. That sounds like a firm commitment to me.
We called three times over the following 10 days after the date that he said he would start and never received a call back. don't say you will take a job and then not show up.
They entirely renovated the hotel's bathrooms and I was really impressed with the way the organized their work schedule, as well as with the rapidness of their work. They were completing 2, sometimes 3 bathrooms every 2 days, allowing us to be fully operational shortly after we started the project (it was a very precise and time consuming work as we had to demolish the existing tile wall one by one to save the tiles, install new valves, durock etc...).

We had always been struggling with storage space in the hotel but could never come up with solutions to gain space, despite the numerous contractors and workers who worked on this site everyday for years. I could describe every major project they have done for us but the conclusion would always be same. They work fast, they show up on time and will not leave the site until their work is perfect. And their prices are very reasonable, especially when if you consider the quality of service they provide. At the start, I called and left a message in the middle of the business day. They were back in touch within a few hours, then out to the house a day later to provide a quote on the bathroom work, as well as mudding and painting an adjacent hallway and replacement of a few aging light fixtures in other rooms.

2. Clear and Detailed Proposal Provided: As detailed in the services section, they provided me with a clear and well defined proposal, and cost estimate for the work to be done.

Email clarification, and confirmation: Prior to contracting them, I wanted to clarify that there would be no additional surprise costs later, and that completion would be when the permit was obtained, worked performed, and final inspection/closing of the permit completed. By email, I received confirmation of both of these, and also confirmation that I would pay for the permits from the city, and that the payment terms would be 50% upfront (which i paid), and 50% upon completion.
4. Permit - Permit was applied for, paid for by me, and the majority of the work completed (I was told that only a final piece had to be added prior to the final inspection but that would be done the morning of the final inspection).

Permit Pulled Back Prior to Final Inspection - Prior to the final inspection, the city's building department pulled back the permit, and requested a letter from our Condo Association prior to re-approving the "already approved/paid" permit calling for final inspection. However, our condo association, like many in south florida are facing due to the economic times, is non-functioning and had no legal/official board of directors that could sign the letter. The city would not accept a letter from myself and my attorney with letters from the last board of directors' president and treasurer explaining to them that there was no board to sign the letters and that I, being a condo owner in good standing (paid up in full) could sign the letter.
6. January 5, 2012: A court-appointed Receiver was put in charge of our Condo Association, and was finally able to sign the association letters requested by the city prior to re-opening the permits and calling for final inspection.
7.a. February 6, 2012: We are out of state owners, and flew down to meet our plumbing contractor at the city's building department to finalize permits. The city accepted the letters, but also requested a
7.b February 6, 2012: Upon receiving the request from the city for the "hand-drawn electrical plan" of the work being done by the permit, as described in initial electrical proposal - included in the service description of this report, I called the electrical contractor from the city's office explaining to them the city's request, and in the interest of time - I email them a
8. The CURRENT CHALLENGE AND NEW "UNKNOWN' ADDITIONAL COST:
a. The original person who did the work is no longer with the contractor.
b. The contractor was on another job, so could not help us to finalize project on February 6 with the requested hand-drawn electrical plan of the work done, as the plumbing contractor had done.
c. New Additional Cost - Yet to be Determined - Upon connecting with the contractor, we were now told that section 5 of their quote where it says "Pull the Electrical Permit for the Above Described Work to be Performed" - did not include the cost of the hand-drawn electrical plan being requested by the city's permit folks, or load calculations for the work completed by them as decribed in the services section.
d. Estimate Request for Hand-drawn Electrical Plan needed to Pull Permit - While we felt different about what is included under the "Pull the Electrical Permit" section of their proposal, we simply ask for what the estimate would be for this "hand-drawn electrical plan" of the work they did for a 480 sq. feet studio apartment.
d. Refusal to provide cost estimate to complete the hand-drawn electrical plan requested by permit folks: The contractor, to our surprise, is refusing to provide us with a cost estimate of what they should already have in their files after several site visits, and is refusing to provide us with an estimate until he charges us for another site visit. I know the individual who did this work is no longer with their group, but this information along with the
Very confused. and disappointed on this latest challenge because these folks were very responsive upfront, and seemed to be very clear/helpful when we went thru our contrator evaluation, and provided us with what we thought was a complete project quote and clarifications.
Refusing to provide us with a general estimate range for this "new surprise additional cost" on the same project, same 480 sq. ft studio, and same permit - raises major red flags on our end on what this new "additional cost" will be.
We think we're the best, and we can prove it.
