"Their service was excellent on all counts. The price of 50
from retailers ranged from about $500 to over $900. I took advantage of Angie's" coupon and saved $150. But even without the coupon I strongly recommend them and would use them again if I need water heater. They were on time at a fair price with excellent attitude and service.

"
arrived at 9:00 a.m., being scheduled to arrive between 8-9:00 a.m. He did call 35 minutes prior advising "arriving by 8:45, 9:00 a.m." tops." "Tops" it is.
was very professional and polite on arrival - which never changes throughout this story - and immediately offered to put booties on his shoes. He did begin to flush the water heater (WH), which drained quite slowly, indicating a good amount of sediment in the bottom of the tank liner. And, this is with flushing about five gallons annually, which apparently, just angered the WH tank gods. (Did not realize that ALL the water in the WH has to be flushed annually in
, after living with Chicago water for almost 50 years previously. Five gallons annually, in the city, was plenty.) He also pointed out that our WH, which was installed just over four year ago (early 2011), was actually manufactured in 2003. We never noticed the date. Not good - we need a "conversation" with our last installer. Nevertheless, as per request, by me, to Lifeline, at the time of my purchasing the Big Deal (and matching a competitor's coupon),
also checked on the condition of the anode rod, which sadly, is on its last leg. After finding two other valves which have future leak issues waiting to happen, and yes, they did leak a bit in front of me, he wrote up estimates for each issue, as well as estimating possible WH replacement options. Finishing with the WH, he then did an inspection of the main water valve, kitchen sink area, laundry room and three bathroom fixtures and toilets. Finding a few more shut off valves that were leaking, and three toilets that we had planned on replacing in the near future, more estimates were written, as well as providing a very good visually walk thru to my elderly father on what exactly was wrong with the under sink pipes. (We knew they needed a retrofit, due to poor installation when we purchased the home)
spent over 2 1/2 hours during this inspection - really. The WH flush was tedious due to the sediment build up. He never pressured us hard into the "up sell", though he was more than thorough in offering options at all price levels. He did note that we would get a 20% Angie's List discount from "book value", which if you don't know, is the flat rate - written out in the books they (almost all plumbers) bring with them. Feel free to ask them to show you the price list - they almost always are willing. We are please with how well
did in this Big Deal purchase. He provided us with plenty of options and warnings about issues soon to cause us problems. This was not just the general "fear mongering" plenty of other "professionals" like to put forth. Maybe because of my background in rehabs, and being aware of what could go wrong in certain mechanical failures, we feel we were treated well. I get the vibe that
played it all pretty straight. I know it could have been much worse, as I'm sure many of you have experienced with certain vendors. There was never a true "doom and gloom" scenario painted for us, though, as per almost all plumbers, I could almost hear a "Wagnerian"
start to influence the
of voice - almost - when the "worst case" was described, but that faded quickly.
really seemed like a pro who cared about his work, and how the customer perceived him. Good - that's how it should be. We know these $49 deals are loss leaders. They are there to possibly seed info, or, in the hands of less than scrupulous vendors - fear
, for future work. Nevertheless, if you are informed on what and how mechanical items function and fail in your home, or if you know nothing about home maintenance, I still highly recommend using these deals to get an inspection of your home's plumbing. Finding out too late, about a problem, will be much more expensive than a $49 inspection. If you have doubts about one vendor, buy a competitors deal and get a second opinion, but be informed. we've now used
twice in less than a year. I am fairly certain that we will be calling on
, sometime in the near future, to correct some of the items he noted on his inspection.

When should I replace my water heater?

Dear Angie: My water heater is past its expected lifetime. Should I automatically replace it or wait until it fails?

Water heaters

Standard storage tank water heaters typically need to be replaced after about a decade, but they can last years longer with some homeowner maintenance. When the time comes to buy a new one, there are more options for consumers to consider.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

I've seen and heard mixed reviews.  They aren't really popular here due to our super hard water which clogs and rots everything it sits in.  A company I used to work for tried electric units about 10 years ago in several homes but had to replace many of them within a few years because the build-up from the hard water hindered their productivity to little more than enough supply to run a sink.  I've heard better success with gas units since there are no electric elements to burn out and gas can get hotter, faster to get through the deposits on the tubing walls inside the unit.

Standard electric water heater usually take a 30 amp circuit so they are often wired with 10 guage wire.  Electric on-demand units large enough to service an entire house usually take 50 amps (or more) from what I've researched in the past.  That means they need a 50 amp breaker and will be wired with 6 guage wire.  By the time you factor in the initial cost of buying the much more expensive on-demand unit and rewiring for it I'm not sure you'll save money in the long run.

A better and cheaper option would be to put a timer on your standard water heater so it only kicks on during typical demand times.  They have override switches so you can turn it to cycle normally when you are off of work or need it during the day/night if not during the preset times.  A cheaper point of use water heater at the kitchen sink will ensure you have hot water there even when the main heater is off.  This is usually the point that requires hot water the most frequently.  Remember that your water heater will hold hot water for over an hour once it has cycled off.  Take advantage of that.

There could be. Different municipalities have different rules (codes). However, I have never heard of a plumber being the code enforcement guy. I have never heard of a plumber being able to collect a fine from a homeowner. It may cost you $150 to bring it up to code, but that should be included in the repair cost. You would need to check with your city (usually Department of Code Enforcement or Plumbing Commission). If he put it in writing, you need to send them a copy.
?
Make sure they get a permit if required. Ask if they will haul away the old. Type of new heater installed and tank warrantee. What kind of parts will the price include, you should have an expansion tank installed and make sure they counter balance the pressure to match the static pressure in the home. Should also include new dielectic unions, do not reuse the old ones. See what the rate for extras is in case they need to do additional work. Check references if possible.

We had our A/C filter replaced by someone recently. That night we started hearing loud humming noise when the A/C was on - it was so loud that we could not sleep at night. We wanted a new set of eyes look to look at our problem so we called

It turned out to be double the price. However, with all the ductwork and the two attic A/C evaporator coils I knew it would be a tight squeeze. The guys did the job without grumbling. I am satisfied and glad to have them both replaced.

Our very old water heater burst and leaked all over our garage floor. I called a few plumbers that we had used in the past, but one would not even give a ball park estimate, and the other quoted over $2000. I looked on Angie's list and read the reviews for this company, and called. I spoke to
Melbourne Water Heater Installers Provider Name Locked

discussed our options, and gave us an itemized estimate on the spot. He then went to work and completed the job in two and one half hours. We can't say enough about
Melbourne Water Heater Installers Provider Name Locked
. He was so knowledgeable, efficient, courteous and professional. When he was finished, he walked us through the City Permit process, pointed out all the changes and safety features, and showed us how to re-start the pilot light, if needed in the future. He also made an adjustment on our bill after he realized that a valve that he thought would have to be changed, was actually OK. Great Company and excellent customer service. The final amount includes the City Permit.

I've been a customer over 20 years. Each year more and more services are "excluded" and they make themselves less reliable. Last call-15+ minute hold to reach them. Am told next appointment is 8 days out. They can't give me a time window, but they'll call my cell and I can either get there in 30 minutes or they'll cancel. I still said ok, except they then told me the particular part on my A/C was probably excluded. I'm no longer a customer, obviously.

This was a pleasurable experience if home maintenance costs can ever be pleasurable.
The technologist was able to take on a job that another Angie's list vendor could not perform within our budget.
The installation of a new hot water heater under our home was not an easy job as he had less than 5 ft in height to work with. The work also required the technician to slice through a drain pipe to remove the old unit, repair the drain pipe and relocate the new unit against the concrete wall in the crawl space.
The labor rate was fair. I was allowed to provide both the water heater and supplies as opposed to repurchase through the vendor with vendor

-up.
All in all, the project took less than four hours, the worksite was left tidy and I am confident that the work is high quality.
The only complaint I have is the fact that the company promised to install an overflow tank the night before the work was completed and keep the job within my $850.00 budget. This did not happen. However, the total bill came out to $805.00 and I think that both the technician and myself forgot about installing the extra piece.
Hire them, you can rely on their integrity.
