"From estimate to completion, they were professional, on time, courteous, and helpful. Their work was excellent and when it comes to
doors" and windows, the owner
is the best with over 30 years of experience. His wife who runs the business from the office can be a bit tough to deal with, but in the end, she is professional and fair.

"the windows I had in my house were about 15 years old and in not that good of shape. I had 2 other estimates from other window companies and were about double the" price that Affordable offered. I agreed to the offer and was told that it would be a couple weeks before installation because they needed to be manufactured. No problem, they called and scheduled the installation of the 13 windows I had ordered. They arrived on time and despite the snow we were getting proceeded to get the job done. Total time was around 8 hours and the difference was instant. Half the noise from the road and much warmer best yet much more affordable.

Dear Angie: I recently replaced my single-pane windows with a dual-pane style. However, noise from outside seems louder than before. Why would this be? – Dezell, San Luis Obispo, California

Angie's Answers

?

Hello - I hope my answer will help point you in the right direction.

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Unfortunately, we won't be able to personally help you with your project as we work in the New England Area. However, if you wish to talk further, please feel free to email me at: sven@ritewindow.com and I'll be happy to let you know our prices for what we offer so you can compare and hopefully find a similar company to do the work for you near the Austin area.

Cheers!

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here.

This is a flashing issue as the window connects to the mansard roof surface.

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

?

+1

Much easier to scratch and typically not as good a finished quality as compared to glass.

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

?

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

?

Thermal numbers look okay when looking at the NFRC.

Do you have any other data on them?  Air infiltration, Design Pressure, Visible Transmittance, and Condensation Resistance are all good evaluators.

http://www.mercuryexcelum.com/images/customer-files/Advantage.pdf

Air infiltration rate is way high at 0.21.

It may look nice in person but the performance numbers are below average.

If you are being sued and/or counter suing, then you should hire a lawyer.  While you can do small claims court and sue without a lawyer, the Contractor's insurance will provide him a lawyer to defeat you.  Plus, odds are good the Contractor has more court experience than the average Home Owner, especially if this is his standard opperating procedure.  If you go against a lawyer, you will lose, even if you are right (Saying the right thing at the wrong time is very bad in court rooms.  Get a lawyer who knows the processes).

Once you decide you are suing, there should be no further contact or access to the property with the contractor.  If you have already been told you are suing, you should stop all access to your property (you are allowing them to gather evidence AGAINST you.  Your lawyer may be able to reach an agreement outside of court to allow the contractor to fix the work within a specific time period, but even then make sure you are not in contact with the contractor.  Anything you say, will be turned against you ("The Home Owner said it was okay.")

A building official has no legal obligation in court; his job is safety and minimum construction requirements as allowed per Code.  He has no say over materials and methods, and cannot assess damage. (IRC doesn't have a requirement that the door you mention exceed 35", so he won't care it isn't 36" as an example).  What he CAN do is state if the work is unsafe or causing other conditions which are unsafe.  Let your lawyer decide; but it is not in your best interest to have the Building Offical inspect with the contractor.

To sue you need to show damages.  Get another contractor (get some references or hire an architect to help ensure you get what you need) to inspect the work and give an estimate to repair.  The amount the contractor(s) estimates becomes what you seek in court (plus court fees) from the contractor.  If his work caused problems, you should be suing, not sued.

Also, be aware that no door manufacturer makes an actual 36" door (as an example).  They each have their own frame sizes, so a "36 door" in reality will be 35 7/8" to 35 3/8".  Each door maker has slightly different sizes (go online, you can see Pella, Anderson, Kolbe-Kolbe, etc. have their actual sizes available for PDF downloads).  If you replace a Pella 36" with an Anderson's 36" they won't fit perfectly.  In fact, the different styles within the same manufacturer are sometimes even different.  The purpose of trim is to hide the gap between the wall and door frame, so your door may be perfectly fine in size and method of installation.

When you have this work corrected (and for any future work) utilize the services of a lisenced Architect.  They will oversee the work, review requests for payments and document existing conditions and conditions found during construction to prevent the situation you are now in.  They will also ensure the proper permits are filed and the inspections called for.  Because they are a third party to the agreement, they can be the 'bad guy' and make the contractor perform, where you just have to pay the invoices they approve.  The contractor deals with the Architect (and vice versa) and you get the project you wanted. The cost of the architect would have been around $3,200 and is minimal compared to what you are dealing with now, the peace of mind is worth it and architects often find cost savings that go directly back to the Home Owner.  When you account for time alone, you will have spent more than this on just preparing and attending the court case.

Because this is headed to court, stop all communication with the contractor and get yourself counsel.  Good luck.

We had a great experience with
Inverness Window Installers Provider Name Locked
and his crew. He was very professional and explained everything...during the estimate and installation. His team was also very pleasant and respectful of our home during the installation. I especially appreciated that
Inverness Window Installers Provider Name Locked
went above and beyond to help us in this process with our concern over our cats. We have a two level townhouse and with replacing all windows, we were concerned about the noise and traumatizing our pets.
Inverness Window Installers Provider Name Locked
worked with us in splitting up the job so that we could do downstairs one day and upstairs the next day and he texted us 30 minutes before he was set to arrive so I could make sure the cats were safely tucked away. You don't find customer service like that anymore! We were very impressed with the level of service and our windows look great! What a difference between the single pane, cheap windows that the builder installed to the double pane, easy to clean windows we have now! I would definitely recommend
Inverness Window Installers Provider Name Locked
to anyone!

At about 10 AM on Tuesday 02/24/2015,, I called
Inverness Window Installers Provider Name Locked
to see if they could repair or replace a lock on a sliding glass door. Had used them in the past for window work and when I got a call back about 30 minutes later, I was told they do lock repair or replacement....And they were already in my area so by about noon, the job had been completed.

Called
Inverness Window Installers Provider Name Locked
Heights location; talked to
Inverness Window Installers Provider Name Locked
.
He came out to show brochures; talk about different doors and quality.
We picked a doors, glass, colors, hardware
He measured the doors.
We agreed to contract.
A few days later, someone came out to remeasure.
We hesitated about our decisions, so we went to ARl Hts. showroom to choose a different entry and sidelights, and hardware on all doors. .
It was no problem. even though it took about an hour to come to our new decision.
Inverness Window Installers Provider Name Locked
was patient and helpful the entire time, even though he began a lunch break.
Inverness Window Installers Provider Name Locked
re-calculated the costs.
About eight weeks later, a team of three came out to install the doors. They also keyed the doors to the other entry doors in our house, so we wouldn't be faced with so many different keys. They were polite, friendly, and personable. When they got to the back storm, they discovered the dimensions were incorrect because of our change in hardware.
Because they needed to order a new door in a different size, it took 6 more weeks.
The service man came out to install the back storm. Someone didn't check the order and resent the first door of the wrong size. So he had to wait one hour until the correct door was delivered. He installed it, cleaned up, and presented me with the balance due.
In both visits, the installers put down tarps and cardboard. In the first case because it had recently snowed, one of the installers even washed the foyer floor after vacuuming the saw dust.
in all cases, this company was wonderful to work with.

After 2 years, the windows started not to perform as they should, so we contacted
Inverness Window Installers Provider Name Locked
and they immediately started the process of working with the manufacturer to resolve the issue. After the manufacturer came to our home, they tried to fix the problem but it didn't work and it was found to be a manufacturers defect in the windows (
Inverness Window Installers Provider Name Locked
no longer carries their product). The manufacturer then told us that they would not do anything else to fix their faulty windows. That is when
Inverness Window Installers Provider Name Locked
stepped up and informed us that they would honor their own warranty and they most certainly did.
Inverness Window Installers Provider Name Locked
went above and beyond to help us by taking care of every window that wasn't working properly. We couldn't be happier with the windows, the install, and their commitment to customer service.

We had a good experience with choosing windows, the process of measuring, quote, and installation. The installation team worked efficiently and professionally. I realized this morning that we hadn't completed our review, and frankly some of the details are a bit fuzzy now. I will say this: After a year, we have only one "negative" to report, which is that we have recently noticed a little draft around caulking at one window but have not contacted
Inverness Window Installers Provider Name Locked
and so have no complaint. Overall, we are very happy with the quality of our replacement windows and with service provided by
Inverness Window Installers Provider Name Locked

I was very impressed with the professionalism and efficiency I experienced with
Inverness Window Installers Provider Name Locked
. I ordered several replacement windows for my c. 1927 home that had the original double-hung (and very drafty) windows throughout. Of the 30 originals, I replaced 23 that were causing the most trouble. I had some concerns about the windows in the sun room, living room, and dining room because of the stain (I have dark woodwork throughout those rooms).
Inverness Window Installers Provider Name Locked
came back to go over the options again with me. Because I have curtains on these windows, an exact match wasn't absolutely essential, but I needed something reasonably close. If I needed an exact match, I could have ordered the
Inverness Window Installers Provider Name Locked
windows from another company for 3.5 times the price, but I am okay with a similar wood grain look that is reasonably priced. The windows were delivered by the manufacturer the day before the install, and
Inverness Window Installers Provider Name Locked
got the whole job done with his team in a day. My neighbor stopped by that day to comment on what a huge difference the new windows made to the look of the house. She was spot on!! In the midst of a cold and windy winter, I can happily say that I hardly notice now. There is no more rattling of old glass, no more draft through the sun room! I am so happy that I was able to get this project done through
Inverness Window Installers Provider Name Locked

Inverness Window Installers Provider Name Locked
was awesome! I called the night before and
Inverness Window Installers Provider Name Locked
's wife took my information and scheduled him for the following morning between 9AM-9:30AM.
Inverness Window Installers Provider Name Locked
showed up promptly at 9AM and assessed the window damage and gave me a quote in about 3 minutes. I could tell right off the bat that
Inverness Window Installers Provider Name Locked
knew what he's doing and that he's been doing it for many many years.
After about 35 minutes of work,
Inverness Window Installers Provider Name Locked
had all the shattered glass removed, window pain replaced and all the pieces back together. It looks brand new. What surprised me the most is that he cut the glass in his van onsite. Cool stuff.
As new homeowners, I definitely plan on using
Inverness Window Installers Provider Name Locked
again for any future issues with windows and if we ever decide to replace ours. I would recommend Hood to everyone!

Everything went very well. Installation went quickly with no problem. The guys did a fantastic job of removing the old caulking, re-caulking and finishing around the Windows and door inside and outside. And, this was in January!
