"After reading the rave reviews, I contacted
for a quote. I spoke and corresponded with Jacky, sending her photos of all needed drywall repairs" and specs as she requested. Two days later,
arrived to provide an estimate. He was friendly as we walked through the house, and he provided a written estimate before he left. Observations that dissuaded me from choosing
: • My efforts to take measurements and send photos of the repair areas were pointless and did not appear to be utilized at all. •
did not provide me a business card when asked, even though he claimed to have some in his truck. • We toured the house, and I pointed to each of the patchwork jobs needed. While reviewing the written estimate, I noticed that two areas I mentioned and asked to be included were omitted (out of 8 total). • The quote was for $1275, 80% more than what was quoted from another highly-rated and Angie's List reviewed business. That estimate may have been higher, especially since it did not account for 25% of the job that was excluded from the written proposal. •
agreed to get back to me regarding my inquiry about possible promotions and coupons the company had advertised. I have yet to receive a call (5 days as of this review submission). Although I decided to use another company's services, I wish
and the family business well. 40+ years in the industry should count for something; improved follow-through and comprehensiveness should sustain it even longer!

"This was the 2nd time we have had this ceiling repaired and hopefully will be the last. The previous job was less expensive, but did not last long at all. Estate's" work is flawless and includes a warranty. Thus far, very pleased with the quality and workmanship-would highly recommend.

Drywall and plaster

Knowing how your interior walls are constructed and what they are made of can help you take better care of your home, as well as provide effective maintenance. You can make small repairs yourself, but the more extensive the job the more likely you'll need a drywall repair contractor to make the wall smooth again.

Plastering, Painting - Interior

Dear Angie: How important is it to repair plaster before repainting? Our ceilings have peeling paint that we’re pretty sure was caused by past water damage. Since the water problem is no longer an issue, can we simply repaint the ceilings or should we first repair any underlying plaster damage? – Sara S., Elgin, Illinois

My sister-in-law uses brite white toothpaste and rubs it into those small holes. No prep, no sanding.
?

I've used wall liner (it applies like wallpaper only thicker) to cover a multitude of "wall sins" over the years. In my opinion it's the greatest thing since sliced bread. It doesn't look cheap or tacky, it's inexpensive, non-labor intensive and not messy to install.

I used it for the first time about 15 years ago to cover a faux brick tile on my lower kitchen walls that couldn't be removed. It was either tear the wall down or take a chance on $40 worth of wall liner. It did the job beautifully and lasted. Since then I've used it to cover paneling, a badly gouged wall after a kitchen remodel and a wall that looked like a pegboard after floor to ceiling shelving was removed.

Friends and family (and realtors!) have been amazed by the transformation after applying this simple inexpensive product.

?

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

He was very, very good. When I called him, he came right away. He did what he said he was going to do. He charged me the price he said. It's expensive but I guess it's the going rate. He was fine and he was nice.

It went extremely well. Much more extensive damage than
Hastings Plastering Contractors Provider Name Locked
was expecting when he got into the problem. It took two days to repair the ceiling and a lot of difficult work.
Hastings Plastering Contractors Provider Name Locked
took it all in stride and did a wonderful job. He was cheerful, courteous, kept the dust & dirt to a minimum and tidied up afterwards. His price was extremely fair. The finished product looks great. I would highly recommend him.

Had a hairline crack in my pool plaster and wanted just that area re-done. Pool plasterers don't apparently perform small jobs like that. My problem may get worse or may just stay the way it is for a while. Had the pool re-plastered about 4-5 years ago by
Hastings Plastering Contractors Provider Name Locked
but warranty only covered me for a year. With the recent amount of rain in central Texas and the nature of the soil, there could be some soil expansion/ movement around the pool area. Who knows. May be looking for a pool plasterer next year . This guy seemed like a straight shooter to me.

Hastings Plastering Contractors Provider Name Locked
was great. I found him on Angie's List, but he finds most of his clients elsewhere and I feel lucky that he had time for me. He keeps pretty busy. He did a beautiful job on the
Hastings Plastering Contractors Provider Name Locked
. He is courteous and a pleasure to work with. I was doing as much as I could of the preparation work to keep costs down (i.e. furring out a wall where the plumbing stuck out too far), but he advised me on what needed to be done so it would be done properly. His employees are equally pleasant and I'd highly recommend hiring him.
I contacted many
Hastings Plastering Contractors Provider Name Locked
contractors on Angie's List before I found him and was not pleased with the others. I wasn't able to find anyone else who could do such a large residential job. Many of them said they only do patching and other small jobs. Some of them said they only do commercial jobs. Some of them refused to do a
Hastings Plastering Contractors Provider Name Locked
job unless I also hired them for the electrical and plumbing work, but I'd already had that done. I had been calling
Hastings Plastering Contractors Provider Name Locked
contractors for about two weeks with no luck when I called
Hastings Plastering Contractors Provider Name Locked
. He met me shortly after. I couldn't be happier with his work and his great advice. He went above and beyond by giving me suggestions on ways I could make the job easier or better.
I also plan to hire him for tile installation in one bathroom and perhaps for new quarter-round trim in some places where it is needed, but that work isn't done. The tile is scheduled to be done in about a week. It will be 70 square foot in the bathtub/shower and 85 square foot on the floor with the required cement board installation for $1200 after I supply the tile. I hope that job will go as well as his

work did!

We waited a year and a half to write this review because we wanted to see how everything would hold up before writing about it. We are still very happy with the results after all this time!
We were living in Illinois while coordinating renovations on our new house in Maryland (we bought my parents' old house, my parents were still living there). They were very responsive to emails and phone calls throughout the process.
The paint job was perfect!
The carpeting on the 2nd level was good too, except for a slight bump on the very top step that wasn't there before.
The hardwood floors were refinished and stained to the exact color we wanted, although the flooring contractors were harder to work with. They delayed the job by a day or two with last minute notice. Due to the smell of the staining, we had already arranged for my parents to stay at a hotel during the flooring work, so we had to extend their stay at the hotel which was an added cost on our part.
The hardest part to plan without physically being there was how to remodel the kitchen. But
Hastings Plastering Contractors Provider Name Locked
did a great job working with us over the phone, and sending pictures through email/text back and forth until we worked it out. We basically had them take out the entire kitchen and start over. We also changed the layout of the kitchen. The wall between the kitchen and dining room was taken down, they had to add a support beam since it was a weight bearing wall. We switched the locations of the refrigerator and
Hastings Plastering Contractors Provider Name Locked
and added an island. At first we wanted to refinish the old kitchen cabinets but
Hastings Plastering Contractors Provider Name Locked
told us about a sale at Home Depot. He priced out how much it would be to get new cabinets and it wasn't much more than refinishing the old ones. Plus we would be able to reconfigure the kitchen exactly how we wanted to, instead of having to work with what was available with the old cabinets.
Hastings Plastering Contractors Provider Name Locked
took care of ordering the new cabinets and making sure of all of the timelines were met. (I believe they finished a week behind our initial schedule, but that was due to the wait time for the new cabinets and we knew that would happen with choosing to get new cabinets instead of using the old ones.) There was an issue with spacing with the new island but
Hastings Plastering Contractors Provider Name Locked
came up with a plan to work it out. The shelving in our pantry was nailed into a pipe when this house was built, removing the nails from the shelving would cause leaks, but
Hastings Plastering Contractors Provider Name Locked
came up with a way to fix it.
There were a few small issues that we've come across. We asked them to fix spots on the floor on the 2nd level that were squeaky before laying down the new carpet but it seems that it wasn't done because the same spots are still squeaky. There's a bump on the top step of the stairs that wasn't there before the new carpeting. One cabinet drawer and one cabinet door in our kitchen broke already, but I think that's just due to the quality of the Home Depot cabinets. One GFCI outlet was placed in a spot that didn't need it (on the side of the island), and they didn't put a GFCI outlet in a place that actually needed it (by the sink). A few tiles on the kitchen floor aren't as flat as the other tiles but it's not enough of a difference to cause a problem.
During the renovations, we moved in while my parents still lived at the house so we had double the amount of furniture. L&G were so accommodating in moving all that furniture back and forth between different rooms as their worked on each section of the house. I was really grateful for their willingness to accommodate our moving situation. It really eased my mind when they would keep telling me "don't worry, we will take care of it" when it came to things like that which didn't really have to do with the renovations. I just felt bad that it was extra work for them.
Communication with us and also between the contractors could have been better, but it didn't cause problems as far as the work was concerned. Attention to detail could have been a little better too, the small issues listed above could have easily been avoided and made the job go from good to great. But all in all, they were good to work with, punctual, friendly, and very reasonably priced compared to other quotes that we received. We would definitely use them again for future work on our house!
