was excellent. Showed up early, finished early. Made suggestions and prepped in depth a week ahead of time. Very easy to work with and the job was done expertly.

-Shaun E.

"WONDERFUL work, delightful people, incredibly efficient/prompt.
were utterly pleasing in every way. In addition to excellent staining," they informed me about some rotten sections and referred me to a provider for repair. I feel total confidence in all that they did. I would surely use them again and I have already encouraged a friend to use them. Utterly good!

guy repairing plaster ceiling
Plastering, Painting - Interior

Dear Angie: How important is it to repair plaster before repainting? Our ceilings have peeling paint that we’re pretty sure was caused by past water damage. Since the water problem is no longer an issue, can we simply repaint the ceilings or should we first repair any underlying plaster damage? – Sara S., Elgin, Illinois

Angie's Answers

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.
This is a good question.  However, the question makes the assumption that there is a paint that covers everything in 1 coat, which I don't believe is the case.  My recommendation is Benjamin Moore's Aura.  Now the fine print.  Aura will cover very well because it dries to approximately twice the thickness of other paints.  However, Aura says it will cover any color in never more than 2 coats, but there are exceptions to that as well, including some deep reds.  The main thing is the color change.  If the color you are using is within the same family of colors, you have a chance, we've also had pretty good success of grey covering over tan in 1 coat, but if you're making a major color change, don't expect any paint to cover perfectly in 1 coat.

Some other 1 coat coverage paints you could use would be Sherwin Williams Duration, and Behr Ultra Premium Plus.

Hope this helps!
Without seeing the project I'm not sure exactly what is happening.  HOWEVER, I've never heard of someone "floating" over paint blisters - just logically that can't work.  If air or moisture are trapped (because that's what causes blisters) painting over them won't fix the initial problem.

I have a couple suggestions - My first would have been to contact the paint manufacturer - whether it's sherwin williams, benjamin moore, behr, etc. to see if they would send a rep out to give their recommendation.  We have done this before starting a project to get the best possible recommendation for work to be done and have found them to be very helpful in diagnosing what is currently going on and the best way to fix it.

If that doesn't work, I would call either the better business bureau or maybe the local paper if your contractor isn't willing to work through the problem with you.  Also, If your contractor warrantied the work I might re-read that to see what they cover if anything.

My guess is that there will have to be some sort of dispute resolution process.

Hope this helps!

Interior Painting reviews in Crestview

Crestview Interior Painters Provider Name Locked
responded the same day to our voice mail and came out the next day for a review and estimate. We were quite impressed by his quick response and estimate which we received as quickly as possible. We felt confident in his review of what he would do and how he would do it. His attention to detail and his concern with our satisfaction was also impressive, which all too often has not been our experience with people who have done work for us. I would highly recommend
Crestview Interior Painters Provider Name Locked
because of the quality of his work, his professionalism and reliability and the very fair cost for his labor and expertise. Excellent job!
- Barry K.

Crestview Interior Painters Provider Name Locked
did a fantastic job. He came by and gave us a quote. He scheduled us and called the week before to go over paint choices, etc. He was very easy to work with and is a perfectionist. He arrived when he said he would and everything was picked up and neat at the end of the day. He patched curtain rod holes in the wall and did a great job on my bay window. We had a dog that had scratched the sill and
Crestview Interior Painters Provider Name Locked
sanded and filled it before painitng. You would never know there had been a problem with it....I'm very happy. He painted the walls and all of our trim from a dark stained brown to white. We love it. We highly recommend
Crestview Interior Painters Provider Name Locked
without reservation...excellent job.
- Diane Q.

The vendor (
Crestview Interior Painters Provider Name Locked
and his four workmen) showed up on time and prepared. Took them a full day to scrape, prep and paint the house. They also did the trim - which was the "extra" that we asked him to do. I would definitely recommend
Crestview Interior Painters Provider Name Locked
- Anne P.

Crestview Interior Painters Provider Name Locked
’s team arrived early in the morning and worked all day. Our project took about 10 full days and then a few partial days as the project was completed. At the end of each day, the crew placed all of their equipment out of the way so that we were able to access and use our back yard patio. They were very neat and tidy as they worked and the high quality of their work was evident as the project progressed. I have never had a crew work so carefully and painstakingly to achieve such a high quality result. Over the years, several windows were cracked and
Crestview Interior Painters Provider Name Locked
arranged for a very good company (Glass etc) to replace the broken glass at the end of the project.
When the new glass was installed,
Crestview Interior Painters Provider Name Locked
’s team returned to touch up and make sure the new glass was finished to match the old windows. Since the project was completed, neighbors have stopped by to compliment us on how great the house looks. I am beyond thrilled with the outcome and will use
Crestview Interior Painters Provider Name Locked
and his team again.
Crestview Interior Painters Provider Name Locked
does a lot of restoration work on older homes. He knows a great deal about preservation and restoration and I think this sets him apart from other painting companies. His crew is very careful with the work that goes into restoring older homes. I think this is particularly good to know as his company is a "painting and repair" company. When we realized that some extensive repair and restoration work was needed, it was really wonderful to know that
Crestview Interior Painters Provider Name Locked
's company had the expertise to be able to manage this. I did not have to suspend the painting to wait for another company to repair and restore the rotted wood.
The overall quality of this project is beautiful. My husband and I are very pleased and know that when we use
Crestview Interior Painters Provider Name Locked
for some interior work that the crew will be tidy and provide top quality service. I recommend
Crestview Interior Painters Provider Name Locked
and Repair wholeheartedly and enthusiastically!

- Maureen S.

I could not be more pleased with the experience of doing business with
Crestview Interior Painters Provider Name Locked
& Sons. The estimator was pleasant, prompt, and thorough -- he answered every question I had. The office staff were delightful, easy to get along with, always friendly and courteous. But the painters who did the work were truly a "Dream Team." I am extremely particular and have always done my own interior painting, so I was reluctant to hire anyone. But
Crestview Interior Painters Provider Name Locked
did the job faster and, frankly, better than I would have. The quality of the work is excellent, and the painters were so conscientious about cleaning up that they swept, vacuumed, and backed out the door on hands knees, wiping the hardwood floor! Now, that's beyond good service! I would recommend
Crestview Interior Painters Provider Name Locked
, without any reservation, and would hire them again.
- Alexandra D.

We had looked at several bids from various painters, but D & K were going to do the work by hand, and use
Crestview Interior Painters Provider Name Locked
paint, both of which were important to us.
Crestview Interior Painters Provider Name Locked
was not pushy, he did not try to make me hurry and make a decision on choosing a painter, and he was very detailed in what the work would entail. First, he came and powerwashed my home and then he inspected any loose or warped cedar boards that would need replacing. The next day, he and his employee,
Crestview Interior Painters Provider Name Locked
, arrived early in the morning. Both were cordial and courteous.
Crestview Interior Painters Provider Name Locked
started to remove all the shutters framing the front windows and covering shrubs, light fixtures and anything else that needed protection. Since I wasn't sure about my color choice,
Crestview Interior Painters Provider Name Locked
painted a few house boards so I could see what the color would actually look like. Once all that was done, the two men started painting. They came back the next day to put on another coat, and made sure they cleaned up all around the perimeter of the house, even raking through the flower beds and grass to grab any paint chips that may have fallen. Our home looks beautiful! This company also handles interior painting and remodeling-so when it comes time to do the inside, this is who we will call. Honest, dependable, fair and interested in good customer service. Highly Recommended.
- Claudette S.

The entire process with
Crestview Interior Painters Provider Name Locked
Crestview Interior Painters Provider Name Locked
and his crew are true professionals. The crew was on time, polite & took great attention to detail. They prepped the area by diligently covering every surface and taping where needed. We needed them to repair our ceiling after a HVAC worker partially went through our vaulted ceiling. They did an outstanding job with the dry wall repair, the hole is totally undetectable, and were perfectionists with their painting job of our entire ceiling.
If you are looking for quality painters, call
Crestview Interior Painters Provider Name Locked
...you won't be disappointed!
- Julie C.

The owner of
Crestview Interior Painters Provider Name Locked
was very professional from the beginning of the job all the way to the end. When providing my family with a quote, a thorough walk through was done and suggestions were given.
Crestview Interior Painters Provider Name Locked
provided us with an estimate at the jobsite and then followed up within 24 hours with an actual written quote. Our job was completed within the time frame that was given and we were astonished with the quality of work and the professionalism demonstrated on the job site. I will be using them again for the interior of my home.
I highly recommend
Crestview Interior Painters Provider Name Locked
to all of my family and friends.
