was the bank's choice, and the bank paid for all fees if we used them, so we did. This company does not take a cashier's check, so the funds had to be wired from the bank for the closing. Word to the wise, your bank needs a few days before to set up the transfer so don't leave it until the last moment. It was problematic because they did not have the closing costs finalized the day before the event. I overpaid them, but was assured of a refund of any overpayment (better to overpay and have enough then postpone the closing). The title company had given me the incorrect routing number (strange since they insist on the wire) but we were able to get that corrected very quickly. The actual closing had a few errors on the HUD1 that needed to rectified with the realtors, which lead to a bit of anxiety during the closing. The processor was very good and worked quickly to get it corrected. We were able to close within 2 hours. I did receive a refund for the overpayment within a few days. .

Immediately after pouring the foundation for our house, we had a gas/oil company representative arrive at our house, informing us of a 40 foot wide right of way that ran between the foundation piers. My husband had drilled those piers himself. Three of the piers were within inches of the gas line. Had he drilled into the line, it would have most certainly been fatal, according to the gas company employee. We were forced to remove our foundation and begin building again, in another location, at a significant cost of time and money. The right of way is 2237 feet long and divides our property into 3 sections. It runs under the only place our driveway could go (without significant earth moving). It blocks us from running water lines from our spring. We cannot properly grade our property and water runs down the hill above us floods our surroundings with each rain. After any significant rainfall (over an inch) we are walking in mud, up to our ankles or worse. This winter, our yard has consistently been a 1 inch sheet of slick ice (going downhill). There are many times when we cannot get our vehicles to move (except to slide down hill) and we cannot even get to work.

The appraiser came out, looked at the property, never walked it, and made up some figures. He did not use the correct length of the gas line for his calculations either. They determined that the value was 2924.00 dollars. This did not take into consideration any of the costs we suffered by moving our house or the loss of use of 1/10th of our property, of course.

Throughout all of our dealings with Old Republic and their lawyer, they have maintained that we should have known there was a gas/oil line on our property, based on a yellow rusted pipe by the street. Prior to our move to Ohio, we'd never seen a pipe like that and had no idea what that meant. The pipe certainly did not indicate that there was 2237 feet of right of way, dividing the property into 3 parts. They say this, despite admitting to the Ohio Department of Insurance that they were at fault.

Mr.
