"
, the owner came early for his appointment, a time I had scheduled for another asphalt contractor. He handed me his card and began discussing" the job with me. No problem. Then the other contractor came and saw
. They knew each other. He decided to not take the job because of
's presence. When he left,
decided he didn't want the job either. Very unprofessional. I was clear with his company, as I always am with contractors, about the character of my street -- narrow and on a hill. According to his secretary he gave her this reason for walking away in the middle of our interview. But that was never an issue. I have never experienced this kind of unprofessional immaturity with any contractor. He ruined my chances with another contractor by not calling to ask if he could come early. And then he didn't care. Watch out for him. Other comments about him on Yelp agree with my experience.

"
was very responsive, offered the best price I could find on crush n run. It arrived in a timely way. The driver was kind enough to tailgate" the crush n run in the area that we needed it, which saved us a lot of work. We are grateful.

Angie's Answers

?
I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

?
I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

?
I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

is a popular guy! We had to wait about a month for him to be free to do our job, but he told us the date he'd be available and showed up to the day. He took our terribly potholed, disintegrating asphalt driveway and completely rehabbed it. First he bulldozed and ditched at the top of the hill to fix the drainage problem that was washing out the roadway. Then he leveled the driveway and put down a mix of larger stone and small gravel that would make a good hard surface. Done in one morning and was 10% under estimate.
Almost three months and many heavy rainfalls later, the driveway still is great.

and his crew did a great job of transforming a steep hill with small step stones used as steps to a beautiful set of concrete block and paver steps and landing area. The overall process went great with no problems and we worked together during the entire process to come up with a great design that we're thrilled with....More /> I also got an estimate for the same job from another landscaping company that has done a lot of work for me in the past but the estimate was outrageously high (I think the company was under new ownership) so I was looking for a new landscaping company to work with when I got a flyer from

Be careful doing business with
New Fairfield Stone Paving Companies Provider Name Locked
. We ordered garden rocks from them recently. Their delivery truck destroyed our beautiful lawn, and damaged the concrete driveway.
I called to talk to the owner,

without seeing or knowing the damages went on a tirade and blamed me for the damage. He said I should've known a heavy industrial truck will do this. I was speechless at how rude and unprofessional he was. Please learn from my mistake and stay away from

Work did not start on time. I was told that work would commence about 1 to 2 weeks after the final quote was agreed upon. But I did not see nor hear from them for more than 5 weeks.

The day they were ready to start, I got a cold call in the morning while I was at work, saying that they'll come in a moment's notice. I did not feel comfortable at the sudden notice for the fact that it's been a long layoff since my multiple yard projects had been verbally communicated to the estimator/supervisor, and I was afraid some intricate design details might have been forgotten.

However, I decided to put my trust in them and let them go ahead with the condition that the supervisor be there to guide the workers. It turned out that he only showed up initially to give some broad instructions and left promptly afterwards.

Needless to say, the work was unfinished and done wrongly. (E.g. a flagstone path was left half done in one location due to lack of materials, another path wasn't laid according to my requirements, and the gravel that I ordered was mixed up such that the color did not match.) The supervisor wasn't even aware of the problems until I called and for him to come rectify the situation.

Eventually we got to meet up and reiterate our original agreement and he made extra trips to my property and rectified each one accordingly.

The positive comments I have is, the workmanship is generally good and I did after all have all my projects completed satisfactorily. The supervisor is negotiable when I had second thoughts about the gravel bed he laid and was willing to make all the adjustments I suggested.

But the long wait without notification, the cold call and the lack of proper supervision leads me to rate them negatively in the responsI've and punctuality categories.

They were upfront with their scheduling and that it would likely be a few months before they would be able to perform the work on the driveway. The gentleman who came to give us the quote (no estimates, what they tell you is the price you will pay - which I liked). I had another company give me a quote of about the same amount, and that person told me that

is the best around. All quotes/estimates I got for doing the driveway were about the same.
We were put on the list for this year (2015) and I was told that the asphalt jobs began in April/May (when the weather shifts to consistently spring). They called and set up the job the last week of
New Fairfield Stone Paving Companies Provider Name Locked
. We weren't in any hurry so chose to wait for the best crew to do our job.
The work itself began around 9am and they were able to complete our job in one day, finishing around 6pm. I assume larger jobs may require more time. The finished product was fantastic. I was extremely impressed with the quality of work performed.
Also, every time I called their office, the customer service was excellent and very friendly. Highly recommend this company.

They have 3 guys. They were honest, said that it was going to take 4 days and it took 5. They went went above and beyond what was expected. They cleaned up their mess and were very clean throughout the process. There was no extra charge for the added day of work. The end result looks like you would find in a magazine.

It turned out beautifully. This is the second time they have done stonework for us so we knew we would be getting quality work. The workers are diligent and do wonderful work. The owner checked on them consistently to make sure everything is going smoothly. I couldn't have been more pleased. They neighbors that drive by have stopped to look at the job they did.

I initially only intended to get pricing and information, but the telephone response was so professional and helpful that I placed an order for "same-day" delivery. The driver arrived right on time and was quite helpful in placing the gravel exactly where I wanted it. He made sure that every last bit came off of the truck and that no damage was done to my property in the process.
Overall, this was a very good experience; both of the people with whom I dealt were very pleasant and professional. I will use this company again, whenever I need any fill dirt, gravel or other landscaping materials.
