was a very professional and detail-oriented service provider. He was able to get the work done within 2 days of the request, and he maintained" good communication with us throughout the process. He was also very flexible and understanding of the home purchase process and the scheduling and home access issues associated with such a purchase. He thoroughly described the process to us and methodically performed the assessment of the basement slab heave, informing us of the exterior and interior factors that contribute to a home's condition in an area where expansive soils are present. He delivered the report in the time frame promised.

helped remodel/redesign my three-story townhouse in Center City, Philadelphia. WE came in contact with
through friends" after seeing their renovation. This was our first renovation and it went very well. We received three bids, and honestly
was the highest, but by a
margin. What we liked is that
does not purchase the materials (such as flooring, toilets, tubs, and finishes, where he picks up the plumbing/electric and other contractor materials), which allowed my wife and I to customize the house to our taste. Other contractors would be giving us change orders the entire time, even for something
as an upgrade to a
instead of an American Standard, where throughout the process we did not receive a single one from
. This made the entire experience feel as we were working as a "team" rather than him versus me (which I have seen with friend's renovation projects). This also allowed us to find deals on materials (hello Amazon), and receive credit card rebates. The best part of the experience was
's feedback on my master bathroom. Other contractors did not want to move the existing toilet (too much hassle) from an irregular position on the floor.
told me that he would move the toilet onto the roof if I asked him, as he agreed to remodel third floor bathroom to "customer expectations". The toilet was not moved to the roof, but we spent 30 minutes designing a new bathroom that is now the showcase of our house. He suggested we use "borrowed light" in the design as the bathroom was positioned towards the middle of the floor, which really adds to the ambiance.
also assisted in arranging sub-contractors for a back patio, stucco work and painting. He was very responsive with text messaging. Finally, we walked through the house quite often tracking progress, and there was never any tools laying around, or lunch trash left over. The job site was CLEAN, which adds to the comfort that things are being done the right way. I have recommended
to friends, and they have been extremely satisfied as well. Good job,

Angie's Answers

Assuming this is new single family residential

makes the answer more simple.

Small towns = small fees and ability to trunkate the voulme of plans required to insure a good job.  It's from this perspective I'll attempt to corral these wild horses, answers architect have given prior.

Always attempt to get a by-the-hour rate, never a $/sf - they know how to play the game better than you in the latter and the former honesty is guaranteed by their state license board.

Never accept draftsmen to be placed in charge of your project, regardless of architect, engineer, surveyor, etc. even though rates may be charged lower, the product quality is even less than these charges with plenty of errors/omissions/oversights in planning when the licensed overseeer gets busy on other projects.

If you like the projects produced, obtain favorable references, then the hourly rate should be $60-120/hr small town.  No, you don't associate cost vs quality.  Look at overhead, employees ... if pronounced, then your fees go to pay for all these = less money/time devoted to your project.

Architect first - for around $1000 typically you will get site consultation, a few sketches showing what you said you wanted, and a preliminary (by the book) cost estimate - that you can use to figure if your budget or scope of work needs major adjustment. Then, if you go ahead, typically about 10-20% of total project cost for complete plans and specs (including above cost), depending on complexity and level of interior design detail, and if construction inspection services are included.

Generally, nothing is free with an architect - unlike a contractor where a bit of consultation and a rough estimate is a lead-in to the actual work he hopes to get (the construction/repair) and part of his bidding cost, an architect (and engineer) makes his living giving advice and consultation and developing designs and cost estimates - so giving it away for free is sort of like a dentist doing sample fillings for free. Some will come to your house to discuss your concepts for 15-20 minutes for free, basically to see if they want to take you on as a client or feel your job is the type or size they want, but you should expect little or nothing in the way of a design or cost estimate for free - the most you might get would be an opinion on whether it sounds, off the cuff, like your budget is roughly in line with your desired scope of the project.
On more complex or up-scale remodels, it is not unusual to contact several architecture firms and request proposals - where they basically come see the site, then give you a sketch or few or more common today, computer-generated altered photos of your place, showing conceptually what they can do for you, then you choose the one you like the most and go with that one for final design. Typically $500-1000 range fee (each) to get that done for small jobs, larger jobs will typically be no charge but that assumes probably $25-50,000 plus anticipated fees if they get the job.
Bear in mind in the latter scenario you cannot pick and choose betweenthe best parts of each proposal - the architect owns the design and it is copyrighted, so while you can choose bui9lding elements (dormers, bay windows, etc) from any of the proposals, specific design or color combinations are copyrighted by the proposer.

Manchester Architects Provider Name Locked
is a professional. Came on time, had great ideas, was thorough and to the point, and delivered a plan after our meeting when he said he would. I didn't get the feeling he was trying to sell me on more services, but rather that he was honestly trying to give me the most for my money. I'd be inclined to continue working with him because of this experience.
- Matthew H.

After the measurements were taken I waited patiently for a week and called the provider and he responded back saying he will be get back with the end of the weekend. After that weekend passed i texted again and this time he

Manchester Architects Provider Name Locked
worked with us to get all the details right for a home we have been wanting to build for a long time. My wife was worried that the house plans would be hard to understand. The computer drawings and computer walk through that
Manchester Architects Provider Name Locked
provided along with the blueprints made it easy for her to visualize the final design. She is happy with the final plan and that makes me happy with the final plan.

THE BEST IN THE BUSINESS!!!! I had first met
Manchester Architects Provider Name Locked
over 15 years ago when he had designed a residence for my family. He has a lot of experience and has received numerous awards. He designs custom homes for many reputable builders in the greater Philadelphia region and he was the first to come to mind for my recent project. From conversations with him, you can tell
Manchester Architects Provider Name Locked
has a lot of passion for what he does. He's always thinking up of ideas to help the customer achieve the vision they have in mind. Their prices are reasonable and their work will be beyond your expectations.
Manchester Architects Provider Name Locked
made sure my contractor was doing what he designed and it was one last thing I had to worry about.
Manchester Architects Provider Name Locked
was always punctual and in many cases early during meetings. He is very responsive when I need to reach him and is very professional. There's a reason why they have been in business for decades. Overall,
Manchester Architects Provider Name Locked
is a friendly and easy person to work with. He does everything right the first time, which for the customer, is a very good thing! I would use and recommend
Manchester Architects Provider Name Locked
and his firm any day!
- Benjamin C.

You get what you pay for....his price was good so we went with him. We warned him ahead of time that our building is VERY difficult to deal with. He said he was fine with that. However, because this must have been a small job for him he was very slow and quit the job halfway through because of the difficult circumstances in our building and with our contractor. We warned him going in about the way it is in our building and he said he would be fine. Instead he left us high and dry.
- Michael S.

There is no doubt that we picked the right architect for the job. As one can see from the before and after pictures –
Manchester Architects Provider Name Locked
is an incredibly talented designer. He responded to all of our needs (big and small) and was an excellent advocate for us throughout the entire project. Having completed a project of this size we now realize how important it is to have an advocate for the design as well as for the process.
Manchester Architects Provider Name Locked
made our dreams a reality.
Transforming our 70’s colonial home to meet the needs of modern living would be a great challenge. We considered a long list of architects, but after meeting
Manchester Architects Provider Name Locked
– we agreed that he was the right person for the job.
Manchester Architects Provider Name Locked
understood our vision. He was easy to communicate with and we found his fees to be reasonable. For us,
Manchester Architects Provider Name Locked
made the design phase fun. He always entertained our ideas, received them with enthusiasm, and, when possible, quickly incorporated our ideas into the design. There were two existing limitations that had to be designed around – our existing home and a county restriction on our lot. Neither of those restrictions compromised the design. The final design was beautiful and much more than we hoped for.
The bidding phase was a necessary exercise for us, however if we had to do it again we would not have done it since there was extra time and cost –a result of putting the project out to bid to multiple contractors. In this process we were looking at cost and accountability. We meet all the builders and reviewed all the bids. All five bid proposals were within the dollar range
Manchester Architects Provider Name Locked
gave us before the project even went out to bid, and with
Manchester Architects Provider Name Locked
overseeing the project all builders would be accountable to
Manchester Architects Provider Name Locked
. So while we became better educated consumer through this process – we went with the builder that
Manchester Architects Provider Name Locked
originally recommended.
It turns out that
Manchester Architects Provider Name Locked
's relationship with the builder is what is most important. Because our project was so complicated it required a lot of management. We are grateful that
Manchester Architects Provider Name Locked
micromanaged the entire project. He made sure that his design was completed as drawn. Unfortunately, we had a few considerable unforeseen condition, lucky for us
Manchester Architects Provider Name Locked
was able to skillfully navigate a solution. He was able to get the contractors to agree to do the repairs at their cost and incorporate an added a design element that enhanced the entire project!
In the end we believe that
Manchester Architects Provider Name Locked
Manchester Architects Provider Name Locked
's fees were recovered by provided us with two very vital cost saving things: 1. A design and plan that was so fully developed resulting in just a few change orders; and 2. An ability to advocate for us when issues and unforeseen conditions came up.
We love our house! We would use
Manchester Architects Provider Name Locked
again without hesitation. Through this process we learned that the most important qualities to look for in an architect is his ability to deliver the design – and his ability to advocate for that design and for his client!
- Greg C.

Service was fantastic. We had a lot of errors on our blueprints and helped me work through them with design and architectural problems. They pointed out mistakes the other stores did not even bring up so that's what made me choose them; they have a lot of forethought to make sure everything is accurate. Plus they were competitive! met us at our home and walked through it with us in anticipation of a major remodel. From there he prepared a very detailed and set of drawings of the existing home that included notes about many ideas that we had discussed during the visit.
For various reasons (completely unrelated to this work), we decided to put the remodel that we had discussed on hold so we never had a
