"It took longer than I had hoped to get the window. The holidays (Christmas and New Years) delayed things. However, the installers got there on time and did a very" professional job with great attention to detail. There were some challenges with fitting the window into the existing space due to the old window not leaving a clean frame. They took the time to do the job right, including tucking in insulation around the window before they put on the molding. No more plastic needed to seal out the wind!

"From start to finish, this company is FANTASTIC! I had a very bad experience with a different window and door company named Aspen. Needless to say, I was a little" nervous about what to expect with Choice. I contacted them through there web site to get a quote and someone from their office contacted me the very next day. I explained to her over the phone exactly what I wanted and that I was just looking to get a price. She quickly was able to give me a quote that was WAY under price compared to what Aspen charged me. We set up a date and Sales Man
came out to my house and discussed the options. AWESOME customer service! Best part,
was only at my house for about 20 min compared to the 2-1/2 hours the others guys sales man spent talking about his life story, which is sales tactic I was not aware of at the time.
also told me right from the gecko that they were 8 weeks out from the install due to being so busy. This actually made me even more comfortable because typically sales people will tell you anything to get the sale. I now completely understand why they are so busy. The next day
sent me a very detailed proposal through email. I discussed it with my wife and we decided to make it happen. Almost 8 weeks from the day
came over, I received a phone call to set up the install. On the date set up, 4 guys showed up exactly at 7:45 a.m., the time they told me, and got right to work. By 1 p.m. the 10 windows were in and the capping surrounding the windows was flawless. VERY PROFESSIONAL CREW! I highly recommend this company and I will be using them for future projects.

Window restoration & repair

When window replacement isn't an option due to cost or preservation concerns, repairing or restoring your home's windows can return them to their former glory.

Angie's Answers

?

Hello - I hope my answer will help point you in the right direction.

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Unfortunately, we won't be able to personally help you with your project as we work in the New England Area. However, if you wish to talk further, please feel free to email me at: sven@ritewindow.com and I'll be happy to let you know our prices for what we offer so you can compare and hopefully find a similar company to do the work for you near the Austin area.

Cheers!

?

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here.

This is a flashing issue as the window connects to the mansard roof surface.

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

?

+1

Much easier to scratch and typically not as good a finished quality as compared to glass.

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

?

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

?

Thermal numbers look okay when looking at the NFRC.

Do you have any other data on them?  Air infiltration, Design Pressure, Visible Transmittance, and Condensation Resistance are all good evaluators.

http://www.mercuryexcelum.com/images/customer-files/Advantage.pdf

Air infiltration rate is way high at 0.21.

It may look nice in person but the performance numbers are below average.

If you are being sued and/or counter suing, then you should hire a lawyer.  While you can do small claims court and sue without a lawyer, the Contractor's insurance will provide him a lawyer to defeat you.  Plus, odds are good the Contractor has more court experience than the average Home Owner, especially if this is his standard opperating procedure.  If you go against a lawyer, you will lose, even if you are right (Saying the right thing at the wrong time is very bad in court rooms.  Get a lawyer who knows the processes).

Once you decide you are suing, there should be no further contact or access to the property with the contractor.  If you have already been told you are suing, you should stop all access to your property (you are allowing them to gather evidence AGAINST you.  Your lawyer may be able to reach an agreement outside of court to allow the contractor to fix the work within a specific time period, but even then make sure you are not in contact with the contractor.  Anything you say, will be turned against you ("The Home Owner said it was okay.")

A building official has no legal obligation in court; his job is safety and minimum construction requirements as allowed per Code.  He has no say over materials and methods, and cannot assess damage. (IRC doesn't have a requirement that the door you mention exceed 35", so he won't care it isn't 36" as an example).  What he CAN do is state if the work is unsafe or causing other conditions which are unsafe.  Let your lawyer decide; but it is not in your best interest to have the Building Offical inspect with the contractor.

To sue you need to show damages.  Get another contractor (get some references or hire an architect to help ensure you get what you need) to inspect the work and give an estimate to repair.  The amount the contractor(s) estimates becomes what you seek in court (plus court fees) from the contractor.  If his work caused problems, you should be suing, not sued.

Also, be aware that no door manufacturer makes an actual 36" door (as an example).  They each have their own frame sizes, so a "36 door" in reality will be 35 7/8" to 35 3/8".  Each door maker has slightly different sizes (go online, you can see Pella, Anderson, Kolbe-Kolbe, etc. have their actual sizes available for PDF downloads).  If you replace a Pella 36" with an Anderson's 36" they won't fit perfectly.  In fact, the different styles within the same manufacturer are sometimes even different.  The purpose of trim is to hide the gap between the wall and door frame, so your door may be perfectly fine in size and method of installation.

When you have this work corrected (and for any future work) utilize the services of a lisenced Architect.  They will oversee the work, review requests for payments and document existing conditions and conditions found during construction to prevent the situation you are now in.  They will also ensure the proper permits are filed and the inspections called for.  Because they are a third party to the agreement, they can be the 'bad guy' and make the contractor perform, where you just have to pay the invoices they approve.  The contractor deals with the Architect (and vice versa) and you get the project you wanted. The cost of the architect would have been around $3,200 and is minimal compared to what you are dealing with now, the peace of mind is worth it and architects often find cost savings that go directly back to the Home Owner.  When you account for time alone, you will have spent more than this on just preparing and attending the court case.

Because this is headed to court, stop all communication with the contractor and get yourself counsel.  Good luck.

Since having our windows replaced, our home is aesthetically more pleasing (the triple-pane windows are good looking windows). Additionally, the windows are as high-quality as promised, and our energy and heat bills have noticeably lowered. All in all, the upgrade was a needed change, and we are pleased with the windows and service we received from

Everything went fine. A gentlemen came in for pre measure. Windows were placed on order. ETA of 2 to 3 Weeks was given. Windows came in about 2 weeks I think. Installers showed up promptly at 7 am. Each installer introduced themselves to me. All spoke english no problem which was good since I can speak that and some Italian. They took great care not to mess anything up in the house. Covering anything that might be at risk. They were out by 3 in the afternoon. BAM! Beutiful New Glass all around. AWESOME! Thanks

I ordered ten OKNA vinyl windows with full screens and a
Bridgeport Window Installers Provider Name Locked
self-storing full view storm door. The installation crew showed up on time and the date scheduled. Two windows were received from the manufacturer damaged, so replacements had to be ordered. The remaining eight windows were installed all in one day. Everything looked very good, and all the windows were hauled away. The remaining two windows were installed one month later in less than two hours.
We are not too happy with the storm door, It sticks at the bottom when opened and slams shut harder than we like. My sister-in-law purchased one like ours and says hers does not slam shut like ours or stick when opened. I called Mr Windows to come look at it; the installer made some adjustments, but could not fix it to our satisfaction. I would not buy this door again.
I am very happy with the windows and recommend Mr Windows for installing windows.

When taking on a project of this scope (every room in the house except one had at least one window or door being replaced) we knew we needed to be very selective.
Bridgeport Window Installers Provider Name Locked
made us feel comfortable right from the start when he first met us and helped guide us to the best products for our home. His knowledge, confidence, nonsense approach and friendliness put us at ease. But we knew it all comes down to the crew and follow-through. The crew was incredibly well organized and courteous. They descended on the house like a methodical family of ants and by the end of the first day they had completed the installation of all of the windows, the slide, the front door and had the old bay window torn out and the new one in place. On day two we saw the back entry door replaced and the stucco repairs began. By noon on day three the stucco repairs were all complete and the job site was clear of the crew. Only the scaffold remained until early on day four. The crews removed the old windows and scrap every day and they cleaned up behind themselves as they went. It was like watching a symphony. Everyone knew their part. After the job was completed I needed to ask for an adjustment to the back door and some second-position holes drilled for the sliders. No problem. We would recommend

to anyone and we will be using them again when we do our remodeling projects.

One window was completed satisfactorily. The second window was installed, and in the process of the installation, my wall was damaged and my frame was not put back properly or level. The frame sustained more holes and caulk than had previously existed. I immediately called the owner of
Bridgeport Window Installers Provider Name Locked
. He then sent the 2-man team back to fix the problem. Upon their return, I showed them the problem. The gentleman who I'll call the "lead" installer, was combative, would not admit that the frame was crooked, denied the he caused damage to my wall, and maintained that the nails (holes) were already there. He was incredibly defensive, and then became offensive when he said I was "over-scrutinizing" the work, and that the frame was never straight to begin with(brand new installation, I saw the level myself--it was straight as an arrow). I then asked him if he'd be ok leaving this work at his own house. He never responded. He then "fixed" the problem. To his credit, he sunk the nails, caulked them...better, and ATTEMPTED to straighten the frame. He took the frame off, reassembled it, then showed it to me. It was still crooked. He said that was as straight as he could get it. I wasn't going to have him take it off for a third time, add more holes, and argue further the fact that it needs to be straight. So, I thanked him for at least attempting to fix it, and let him go on his way. He also admitted to damaging my wall right before he left for the last time. Never offered to fix it.
I waited until the next day to contact the owner to discuss the problems and how I, and the work were treated. I waited because I expected a follow-up call to check on the situation, it never came. So, I called the owner and voiced my frustration. I let him know that I asked the installer if he could install the window without destroying or damaging the frame. I was perfectly fine with him saying no. I would've made other arrangements. He said, he could, no problem. The owner's response, "why did you install the frame before we could install the window?". First of all, it doesn't matter what I wanted to do, that has no bearing on the level of service I experienced. The installer could've said he didn't feel comfortable with the added variable. I gave him ample opportunity to do so. I guess maybe it is partly my fault because I trusted the installer to do what he said he could do. It doesn't change the fact that the installer damaged my wall and frame. The owner didn't apologize, he didn't offer to repair the damage. Quite frankly, he seemed bothered by the fact that I was even contacting him. This is unacceptable and definitely NOT the right way to treat people let alone, do business.

Workers arrived on time both days and called ahead to let us know if they would be earlier or were held up to pick up supplies. They worked straight through the day, which was very cold, in order to get the job done and keep the house as comfortable as possible.
