"The demolition and rebuild was one of the best experiences we have had with a contractor. The General Manager Mason
is extremely professional and personable." He responded to our every concern and question promptly and knowledgeably. His crews are skilled and polite. They clean up all of their refuse when finished with a particular component of the work. He was especially helpful in working with our insurance company allowing us to receive funding for the rebuild and for bringing the new garage up to code (since the old garage was at least 5 decades old). We have used Sino- American twice before and have already started discussions about a fourth job at our home. I have no hesitation to recommend them.

"
came out to my home do an estimate to redo or kitchen and basement and I never heard from him again. He said it would take about two weeks and it has been over" a month now. Extremely disappointed. I specifically chose to call him based off of the Angies List review. Would not recommend to anyone.

"First I'll let the pictures posted do the bragging ! It is really great, solid work and we are very pleased. This is now the new home of all my outdoor gardening, landscaping," and maintenance tools, supplies, and equipment that had previously been stuffed into the garage. We found "
" here on Angie's List. I was a bit concerned that he was way over in Ft. Worth, and we are in north east Dallas/
, but he was so immediately helpful (he called right back to discuss) and easy to work with over email for the design, options, and pricing, that we decided to book him.
and his guys were at the worksite at 7am SHARP every day, so I would not let his home base location worry you. On the first day,
arrived at 7am sharp with every tool and supply needed to completely build the shed. He walked us through the steps/plans, encouraged us to watch and ask questions, and then got right to work. As major steps were completed, he took pictures and emailed them to us. By early afternoon of the first day the solid shed base and most of the walls were already up, and it was obvious the job was in very good, trustworthy hands. I was able to leave for work on subsequent mornings with no stress - and
kept us updated all the way throughout the day / sending pictures of the progress etc. By noon on the 3rd day, he let me know they were finishing up, and we did the final "walk through".
's attention to detail and carpentry are top notch. I know it is just a shed, but
builds it like a house, and to last, which gets high
on my list! The quality of the build and materials made it easy for me to save a few bucks by doing the final caulking and painting finish work myself. A few other comments: - I'd say definitely go for the
/overhangs option...it sounds like a lot at $100 per side for an overhang, BUT that includes everything you would typically get on a house overhang like the soffit/underside and fascia/trim - it is quite a bit of extra material and labor. It really takes it from looking like a "shed" to being a mini-house. - Note how the base of the shed is "skirted"/finished to the ground level (so you don't see under and so animals will not set up shop under etc.).
's design makes this possible because the heavy 2X6 frame is on blocks off the ground and is treated, as is the flooring (marine grade). Furthermore the special siding ("LP Smart Side") is able to withstand being close to the ground/moisture ("40 years" according to LP) . - If you are in the
for a real carpentry grade shed that will compliment your property , I would highly recommend talking with
!

Ballpark number - $30-50/SF for normal garage - in your area, considering need for perimeter foundation to get below frost depth, probably about $40/SF unfinished, $50 finished.

In your area, if you can afford it, I would talk to a Realtor friend (or the one who sold you the house) about how much value a garage would add, and the difference between one and two car - very few houses are built with one cars these days except on narrow city lots, so it might pay (if your budget can handle it) to make it a two-car while you are at it.

Also, a standard 1 car is about 12 x 20 feet - if you make it large enough for a full size pickup or SUV then about 12 x 24 or 12 x 26', which could improve resale value. The current trend is toward 8 to 8-1/2' ceilings and 7-1/2 to 8 foot high entry clearances also, rather than 7 to 7-1/2' ceiling and 6-1/2 foot beam clearance, to handle larger pickups and SUV's with racks.

?

Definitely - if you are interested, there are good videos on how it works on This Old House and Hometime websites, and probably on Youtube too, or google  -  "epoxy floor covering"

It takes A LOT of careful prep and you have limited working time to handle it (it is a 2-component product like epoxy glues and fibreglass resin, so has vdery limited working time after you mix the two components), so unless you are quite experienced with fast-setting finishes I would NOT recommend you do it yourself - get it wrong and it is MUCH harder to remove than to put on. Also, it is important to sprinkle the non-slip material over it at the right time without stepping in it or getting any on flooring that is not yet covered with the epoxy.

Find a specialty contractor for garage floor sealing - normal painters and contractors may or may not know how to do it. Rough cost estimate, WITHOUT moving a lot of stuff in and out of the garage, $1.25-3.00/SF depending on how expensive a finish you get. Keep in mind you will have to move everything out of the garage for a few days to a week, or pay them to come twice (which I have seen done) - to do it by halves about a week apart, with you moving workbenches, tool chests, etc from one end of the garage to the other before they come back.

There are a lot of off-brand products out there - a lot of them are garbage, and some claiming to be epoxy are not even 2-component, so not true epoxy. I would stay with national industrial brand names like PPG, Rustoleum, Armorchip, AkzoNobel, Dulux, ISF - the ones made by consumer paint companies like Behr, Sherwin Williams, etc seem to have a lot of bad press about them.

One thing to consider, is if your slab was coated with a water repellent or sealer, that will probably have to be sandblasted or ground off before an epoxy can adhere properly - for about $0.50-1.00/SF more.

If you are not up to spending $1000 or so on protecting a floor you drive on, you can get Rustoleum Epoxy Shield Concrete Floor Paint for about $40/gallon that, as long as you degrease and scrub the floor well before hand, sticks quite well including over a normal concrete sealer. While the rustoleum stuff is actually an acrylic, not a true epoxy, it does good for the $. The competing latex concrete paints peel and lift off in no time - they are fine for coating a basement floor to reduce moisture passage before putting down flooring, but do not hold up to garage traffic.

I redo the central driven-on half of mine for about $45 in degreaser and paint about every 10 years and while it does not look like a showroom floor after the first few weeks, it does the job of being easy to clean and repels most vehicle stains (except gasoline, paint solvents like laquer thinner or acetone, or automotive spray solvents like brake or carb cleaner, which will all soften and bubble it). It also is not anywhere as slippery as an epoxy finish. You do have to let it dry a full week to avoid peeling from tires sitting on it.

As a condo owner I presume you have checked with the condo manager - most condos have rules about types of finishes that can be used, and in some cases even colors.

That is a pretty old and small house to be putting much money into.

My recommendation would be to do no more than box in the carport as a garage, if you have use for that.

Adding a bathroom and laundry room to a garage generally means a new foundation for them, so significant cost for the small added space you are getting. Generally, one would recommend an addition rather than putting those in a garage. However, for this old a house an addition could be equal to the value of the house.

My recommendation - talk to the Realtor you bought it from, or a Realtor friend, about what certain improvements could do to the value of the house. I fear you will find that anything other than a teardown might not add to value at all, because any significant addition to that old a house, and that size if typical of the neighborhood, would make it an oddball house for the area and reduce rather than enchance saleability.

Email the company about replacing shed. Sent some emails back and forth to determine what should be purchased. Determined the shed to purchased. Arranged to have the old shed demo and the new shed installed. The crew arrived timely. The crew started by demo the old shed. The new shed was constructed. The work was completed all in one day.

Stockton Garage Builders Provider Name Locked
who is the owner of this company did a fabulous job for me. He came to me as a recommendation from a neighbor. My deck had some serious issues with the stair rails, fence, privacy wall, and general stability.
Stockton Garage Builders Provider Name Locked
came out himself did all of the work in about 9 hours, and he did a great job. His price was very fair and did not change from the estimate that was given to me. Based on what I paid and what I got I feel that I received and excellent value for the work done.
Stockton Garage Builders Provider Name Locked
is pretty honest, and very easy going as well. I am going to use his services for other jobs that I have around the house. I highly recommend his services.

Stockton Garage Builders Provider Name Locked
was always prompt, friendly and very helpful. I painted the garage myself and had an opportunity to really see the work close up and I found the quality of workmanship of the building was amazing (all the joints lined up perfectly). In my experience in remodeling when selecting a contractor the "mid price" person seems to be the best (that is what
Stockton Garage Builders Provider Name Locked
price was). But more important is the professionalism and follow through that makes the experiences seamless.

Instead of using Angie's List, I foolishly hired this "builder" based on the recommendation of the log home kit provider, "Mountain Creations" of Wexford, PA. By far, this was the single most horrible experience of my life. I am currently in litigation with this "buiIder" and am warning everyone I can to stay away from him. I cannot begin to explain to the world how worthless the guy is. From the beginning to the end this "builder" was deceptive. He would lie about the cost of performing work and then try and charge you for work that was included in the contract. Several different times he would ask me for an advance in his draws and once he would get the money he would disappear for weeks at a time.
Stockton Garage Builders Provider Name Locked
and his "crew" of 1 to 2 guys would show up about 35% of the time. He took him almost a year to build part of my home which normally would take most builders 4 months. Because the construction took so long, I have had significant water damage to my home (mold, moisture staining, delamination of the sub-flooring). During construction, I have caught his workers sleeping in my home! His crew would leave their garbage all over the work site each day, there were several huge piles of garbage left all around the outside of my home site. Because of this, I now have a family of raccoons raiding through my unfinished house nightly. Currently my home is unfinished because he refused to complete the work that is clearly spelled out in the contract. I am now stuck with a home that I cannot afford to complete. This guy is very unprofessional, he cannot manage a project or his crew properly. I would highly recommend staying away from him and would gladly speak to anyone who is considering using this person to build anything for them. I have a ton of photos I can provide to back up what I am saying.

I called and spoke with
Stockton Garage Builders Provider Name Locked
. We set an appointment to discuss my options for my garage and for him to provide an estimate. After 30 minutes past our appointment with no call or show, I called.
Stockton Garage Builders Provider Name Locked
answered the phone and did not remember our appointment. After asking him if he was interested in the project, he hung up on me. If you are a contractor and depend on clients to support your business, I would assume you would be professional. I would recommend you keep looking for a garage contractor, because
Stockton Garage Builders Provider Name Locked
is a poorly run business with no ethics.

The entire process with
Stockton Garage Builders Provider Name Locked
was painless, which is pretty hard to find, I have had a number of renovations done and its one giant headache, having the shed done fortunately was not. If it wasn't for
Stockton Garage Builders Provider Name Locked
building the shed on-site I would not have been able to get a pre-made shed into my fenced in area.

The garage is nearly completed, expectation is within a week of writing this review and so far nothing has gone over budget and they have been great about a couple changes/additions we have made. Everyone has shown up when they said they would and the quality of work seems to be very good. So far, all promises have been kept and we are very happy.
