"It went great. They explained the procedure to my satisfaction. They went right to work and did a really great job. I would highly recommend them.

"Contract made with company months ago. Unresponsive. Multiple calls have been made and still no response. Losing faith in company. Cannot wait any longer on contract" that was made months ago. Talked to people at the office who have told me I would be contacted by owner, yet no word from him has been made.

Contractors say homeowners with this trait are the most satisfied with home improvement projects.

Relying solely on measurements to determine the condition of a foundation often leads to risks incurring further damage to a home, says Granott. (Photo courtesy of Angie's List member Dale W. of Boones Mill, Virginia.)
Foundation Repair

Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

This company is top notch. They are professional, knowledgeable and reasonable. First, their inspector,
Poway Foundation Contractors Provider Name Locked
, really took his time inspecting our property, inside, outside and underneath. He wrote a detailed report, explained problems with earthquake and water damage and patiently answered all questions. He gave us a reasonable estimate within 24 hours. We hired Foundation Works to do the job because we were impressed with their honesty, dependability and professionalism. The job foreman and crew came on time and worked diligently from 9:00 a.m. until 4:00 p.m. on a very hot day. They did not complain and they all worked really hard until the job was done. They did a great job cleaning up too. The five-man crew were all pleasant, well mannered and professional. I highly recommend them and I would definitely use them again.

We contacted 4 contractors.
Poway Foundation Contractors Provider Name Locked
the owner of
Poway Foundation Contractors Provider Name Locked
came over to measure all of the stuff and sent us the proposal the next day. He was knowledgeable and happy to answer my questions (all 1000 of them LOL). I also spoke to
Poway Foundation Contractors Provider Name Locked
when I called the office and she answered some of my questions as well. We went with
Poway Foundation Contractors Provider Name Locked
as we felt most comfortable and got a good vibe from him. I always ask for insurance before anyone does anything and they were insured and licensed through the city which we were happy about. We had a bad experience years ago with a contactor that did not have insurance and will never not ask for it again. Day 1:
Poway Foundation Contractors Provider Name Locked
and his employees came over at 7am with big trucks and trailers. They got right to work and started to destroy the old patio, sidewalk and driveway. They put up frames and rocks for the new stuff and had the inspector come over. Day 2: They showed up at 6:30am and started pouring the new stuff. They were all done on day 2 late afternoon. Everything looked fantastic!! We were both pleasantly surprised that it took so little time and what a HUGE difference it made in the
Poway Foundation Contractors Provider Name Locked
appeal of our home. I would most definitely recommend him to anyone looking for quality work!!!

It went very well. They did the work in two days. They were very quick, they did not damage the landscape, they were careful to keep the lawn clean and they picked after their work. They answered all of my questions about the project.

I had a leak in my basement and called
Poway Foundation Contractors Provider Name Locked
to come and give me a quote. I took an afternoon off from work for the quote. The guy that came (I think
Poway Foundation Contractors Provider Name Locked
was his name) was very nice and friendly and provided some good information. However, he could not provide a quote as the potential crack was behind a drywall and he's not responsible for tearing up the drywall looking for a crack. It would have been good for them to let me know beforehand so that I could have done that before he came by. But not a big deal, and I ended up finding the crack myself after he left.
I then called them for a quote and received the Angie's list rate and scheduled the service.
The work was scheduled for an afternoon, so I planned to work from home in the afternoonto be able to have them come do the work. I get a missed call in the morning without a voicemail. I did not get a
Poway Foundation Contractors Provider Name Locked
to call back until I get a call from their main office later saying that their guy came by to do the work but no one was home. ??? I had clearly stated an afternoon time but they got the time confused.
The main office was apologetic and took $50 off of the quote and rescheduled for the following week, early in the morning. And the guy came a bit early this time, which was fine. The work looked good and they asked that I wait for a big rain and check for leaks before closing up the drywall.

On May 5, 2015 I made contact with
Poway Foundation Contractors Provider Name Locked
off of craigslist and had them come out to give me a free estimate on some foundation work. A Mr.
Poway Foundation Contractors Provider Name Locked
and his sister Miss.
Poway Foundation Contractors Provider Name Locked
showed up to give me the estimate. Miss
Poway Foundation Contractors Provider Name Locked
was there to translate to Mr.
Poway Foundation Contractors Provider Name Locked
because he spoke broken english. I was presented three options one was for reshiming the house $2150, next one installing eight cone piers with 68ft. of beams $3750 and last reshim house install sixteen cone piers and 68ft. of beams $7950. Mr.
Poway Foundation Contractors Provider Name Locked
informed me that the $7950 was the best way to go because it was going to offer better support and the house wouldn't move. I told them I would get back to them that i was taken bids and estimates. After going though all the bids Mr.
Poway Foundation Contractors Provider Name Locked
bid was the highest one and detailed a lot more work and piers and bracing with beams. I contacted Miss.
Poway Foundation Contractors Provider Name Locked
and informed her that it seems like your bothers plan of action made since and would like to see what the best price would be and she said let me see and I will check and get back with you. She called me back later that day and said that they could do everything for $7500. I told her when can you start she said the workers will be there May 18, 2015 at 9:00 am ready to start. Mr.
Poway Foundation Contractors Provider Name Locked
showed up with his workers and dropped off materals and collected half of the money $3750. His workers were left unattended the three days working on my house and never seen Mr.
Poway Foundation Contractors Provider Name Locked
till May 20, 2015 to collect the other half $3750. About a month later sometime in June I contacted Miss
Poway Foundation Contractors Provider Name Locked
and informed her that the house was having a lot of cracks and movement and the back door was not shutting properly. She said her and Mr.
Poway Foundation Contractors Provider Name Locked
would come out and make some adjustments. They showed up a few days later and made some adjustments and left. A week went by and still the house was having problems I called them again and they came out and made adjustments and left. Finally in
Poway Foundation Contractors Provider Name Locked
the house is having major problems doors are not closing right the back door is stuck closed and my whole house is cracking every where walls and ceiling. My wife contacted Miss
Poway Foundation Contractors Provider Name Locked
and informed her what was going on and that if they can not fix the problems we need to be refunded all the money back or we are going to seek legal proceedings. She said she would talk to Mr.
Poway Foundation Contractors Provider Name Locked
about a refund. But in the mean time no one would be able to come out for three weeks. So on
Poway Foundation Contractors Provider Name Locked
24, 2015 I called out a structural engineer to see what was going on. A Mr.
Poway Foundation Contractors Provider Name Locked
Manesh with NME Structural Engineering came out to do the inspection. After he had checked out the foundation he said I hate to inform you of the bad news but you have been scammed, every one of the piers that was installed had failed (sunk) and all the work that was performed was very poor and the warranty was useless. He asked me how many days the workers where here and I told him three days. He said that is not enough time for the concrete to dry up. He informed me that dry time would need to be at least one week and also the piers are not deep enough in the ground to shallow. He stated that the little companies do not have the right equipment to be doing foundation work in this state. None of the work is up to standarders. He said that with this report I could file a law suit to get my money refunded back if I couldn't get a refund from
Poway Foundation Contractors Provider Name Locked
. I called Miss
Poway Foundation Contractors Provider Name Locked
and informed her that a engineer found that all the piers have failed and that all the work was very questinable she said email me the report. I contacted her back and she said her bother(Mr.
Poway Foundation Contractors Provider Name Locked
) was out of town in Oklahoma and would not be back till August 12, 2015 to address the problems. They sent one of there workers out to get the back door open and till Mr.
Poway Foundation Contractors Provider Name Locked
came back out. I had my real estate agent call Mr.
Poway Foundation Contractors Provider Name Locked
on his cell phone for a free estimate on a house and he came out for him the next day so how can he be out of town for three weeks. On August 11, 2015 Mr.
Poway Foundation Contractors Provider Name Locked
and Miss
Poway Foundation Contractors Provider Name Locked
showed up at my house and was tring to refund me $4500 and wanted to keep $3500 for materals and labor at that time i refused it and wanted a full refund of $7500. At that time they said they would refund the $7500 but they were taking the materals under the house after that they said they would be back at a later date to get the materals and I informed him that the house would have to be put back the same way it was before he started his work. I had three foundation companies come out and inspect and said the job was very poor workmanship and not done right and said that if
Poway Foundation Contractors Provider Name Locked
came out and took out materals that they would not be able to put it back the way it was and it would cause a lot of damage to the house. I called the engineer and informed him about
Poway Foundation Contractors Provider Name Locked
wanting to come out and take all the materals out and he informed me that they can not do that because they have failed to do the work right and if they take it out it will CAUSE MAJOR DAMAGE TO HOUSE. My wife called Mr.
Poway Foundation Contractors Provider Name Locked
and informed him that what the engineer said and he said he wanted $3500 for materals and labor, she tried to explain to him that the job was not done right and we do not want you on are property anymore to cause anymore damage and he hung up the phone. I recieved a letter from
Poway Foundation Contractors Provider Name Locked
on August 22, 2015 threatening legal action for $3750 if I don't pay. This company hires illegal undocumented workers and they wonder why the work is not done right. I will be contacting ICE and inform them of there illegal actives. And will be seeking damages for my house and making sure this people are run out of business.
