1. A piece of granite cracked and instead of replacing it, they installed in anyway and tried to

2. We accepted a change order for a larger scope on two bathrooms, but when the job was done, the price doubled without any new change in scope. 4. Although we had a competing bid for patching & painting the interior for under $10,000, we paid $17,500 to patch & repaint the interior because

6. We paid $800 to sand, prime, & apply two coats of stain to cabinets. Although we weren’t here to see the work, it looks like no more than a once over with stain spray from a can.
7. His painter didn’t prep the porch properly before painting and now the porch looks like a splotchy mess. Painter denies responsibility & credit offered by contractor was negligible compared to cost to fix.
We gave him an opportunity to right the wrong and instead he ignores our calls. Maybe you can expect something different...

I thought I
knew what questions to ask, what to check, in order to pick a good contractor
to remodel my home. I had more
information and more resources than the average homeowner does.
I first
contacted

on a Sunday at 9 pm, and he
answered the phone, a very good sign in my book, he is easily reachable by
phone. I checked

the California State Licensing Board (CSLB). There was an infraction, which I
questioned and he cleared to my satisfaction. BBB rated him in good standing,
and he was listed on Angies List. He appeared to have met his previous
customer’s expectations.
I met with
him in person and found him pleasant enough. We spoke of his liability
insurance, and worker’s comp coverage. He spoke of his dedication to quality
work and even said he frequently does extra things that may not be on the
contract itself.
I explained
that I had a 4-phase remodel in mind. #1 The roof replacement which also
included putting the heater in the attic, #2 the reconfiguration of the two
bathrooms along with the laundry room, #3 the driveway repaved and #4 finally
the kitchen remodel. I also wanted him to look at the sagging floors throughout
the house and determine if that was a foundation concern and what the cost
would be to remedy this flaw.
The work that
I contracted with

was actually performed by subcontractors (that I did not
approve). The subcontractors were not
supervised by

and as a result, the workmanship is of poor quality. Additionally, we asked for plans many times
and have yet to recieve them. A year and
a half later, the plumbing will not pass the permit inspection, the shower door
is leaking, the driveway is cracking in several places, the kitchen flooring is
buckling, and gas line to the new water heater is improperly installed and has
not passed inspection.
This project
began with the attic access for the new heater in the summer of 2012, and roof
replacement. The roof repair included
the removal of the old layers of roofing, added sheathing and repairs to the
rotted wood. The installation of a new
composite roof and gutters. I am
satisfied that this work is completed.
From there we
contracted to remodel the area of the house that was the full bath, utility
closet, powder room and laundry room.
Repeatedly we received assurances that

We were
promised completion of the Bath and Kitchen by 90 days. We moved out as of the
2nd of

2012 With no heat or water during this remodel, we moved to a nearby
apartment. As of March the baths were still not done, and the kitchen
was still demolished down to studs. We informed
Oakland Remodeling Contractors Provider Name Locked
that we would be back
in the house by 9 April 2013. Get stuff
done soon!
During our
stay in the apartment, is when we first became aware of the mess that would
unfold. The plumber worked at nights, and seemed high on something -- we
enquired lightly, "that's how he is, it is OK" was the response from

. When we visited the property, we
noticed that the tile installer was anywhere in the house other than at the
tile work. And the tiling seemed to take
weeks to show progress. Our front porch
became the cutting area, we are still cleaning the tile dust and debris.
Third, we
wanted our driveway replaced. It was demoed and replaced and we waited
over a month as instructed before using it. The driveway now has cracks
that showed up within the first few months. These cracks run in both
directions the full span of our driveway.

concrete" and takes no responsibility for cracking. During the
concrete installation, concrete was splashed on the garage door and was not
washed off. We now have concrete spots on the door.
We told

done we are moving back in 9th of April [130 days], and we came back to:
Baths mostly done, and no kitchen. We cooked in the microwave, washed
dishes in the bathroom sinks. We had use of the living room, bedrooms and
baths.
We finally got the kitchen
together about mid May 2013. However,
it is still not complete and will not pass inspection. We have had several meetings since then to
request completion and repairs. One item has been repaired, the leak
inside the shower wall which turned out to be a bad cap on the shower valve.
For the last
4 months,

and I have been unable to come to any agreement to correct the
work that was incorrectly performed. He has been unwilling to fix or complete
the work for which he has been paid, $133,000 in total. His recent
conversations have been rude, bullying, manipulative, filled with accusations,
and has refused to take any responsibility for the poor workmanship of his
subs.
We are at a
stalemate. As a result the of Ricks actions and conversations we have felt the
need to ask for assitance, we have hired a project manager to aid us in
successful completion of this project.
We hired Kenn

The estimated cost to complete the work and repairs needed is at
least additional $25,000.

helped me when I was in a crunch – I waited until the
last minute to fix a leaky roof before the rainy season had begun. He fit me in
when a lot of contractors wouldn’t, and I was and am very grateful for that.
However, in terms of the quality and thoroughness of his
work, I can’t give him good ratings. In the course of taking out a chimney
attached to the side of our house, his workers put a hole into our bedroom
sheetrock. It’s not a hard fix, but it was still their doing, and they didn’t
fix it even when requested. They also did not finish the clean up work. They
left the demolition debris in our side yard, and it took my husband a full day
and two truckloads to the dump to clear it himself. We gave him a full month,
with multiple reminders to do it, as we paid him to, but he did not follow
through. We’ve also had no contact from him even apologizing.
I know it was a favor that he squeezed me into his busy
schedule, and so far it is true that my roof is not leaking, but leaving a hole
in my wall and debris in my yard was highly unprofessional. Both of these will cost us time and
money to remedy. Based on my experience, I would not recommend this contractor.

did a "great' job..he arrived promply for an inspection of the damage, and gave me a written estimate by email within a few days. He seemed to know what needed to be done, and told me exactly what needed to be done...he recommended getting a newer roll up metal door, instead of the old heavy wooden spring loaded door that was demolished. The new door is so much better, much lighter to use, and takes up less space than the old one. the stucco work was impeccable., he also replaced the header , and right side of door with pressure treated wood, so it wouldn't rot out... One cannot tell where the damage occurred, and after repainting, the garage looks fantastic.

"Contractor and crew were professional. I was kept well-informed from the beginning through the end. An example: I was cautioned that some damage might be done to my landscaping although they would try to be careful. The landscaping is fine.
I had thought long and hard about how to do this job and came to no good idea except the conclusion that renovating this basically sound structure was worth-while. I turned to this well-recommended "design-build" firm. MTAC came up with renovation scheme and preserved the structure. They used their good engineering judgment, craftsmanship, and ingenuity throughout.
They were responsive regarding added details that I requested, and when extra costs were involved the pricing of such "extras" was well-explained and fair.
The concrete walkway looks very good, too.
