"I had 4 contracts for 4 properties for almost 1 year long. I never used the contract for 2 of the properties. I was so dissatisfied that I cancelled the contracts" one by one after writing a page long letter of complaint to the company. When I had a plumbing issue on one of the properties, each time a different contractor showed up to finish the job someone else had started. The technicians they sent to my properties (1 property had plumbing issue and the other had AC/ problems) . It seems that they hired outside contractors to perform the repairs. In my experience, I had to deal with very unprofessional and unqualified people. I was very dissatisfied, called for a second opinion (after their technician told me my freon was being stollen, therefore they would not replenish) to find out I had a leak. For 3 months, May - August, they never fixed my AC and I had to purchase window units in the hope that they would take care of the problem. In addition, after I had paid all my monthly
on time, they send my account to collections "by mistake". I do NOT recommend them and will NEVER use them again.

"My home has been covered by AHS since May 1992. During that time until present (
2015) the price of AHS insurance coverage has
" $55 (from $395 annually to $450 annually, approximately $2.50
year and the homeowner's deductible (the amount I pay for each service call of which service is provided) has
$45. Over the past 22 1/2 years I have utilized AHS covered services numerous times, possibly as many as 18. AHS has provided high quality contractors to repair or replace several sump pumps, electrical fuses and electrical wiring and outlets, kitchen oven heating elements, and a dysfunctional dishwashing machine. Only once has AHS refused to cover the cost of repair of a covered broken item (involved a kitchen garbage grinder whose grinder was accidently bound by a screw that fell into it). Over the 22 year period of coverage, AHS has provided services to repair my central air and cooling system approximately 6 times. During one winter, about 5 years ago, the heating unit stopped working and I requested service. The service company provided by AHS determined that repair parts were needed that were no longer available on the
. AHS decided that it would not accept the determination of the servicing company and instead would
for the parts through AHS resources, with no estimated time of repair. Since the temperature at the time was below freezing for the entire period that the heating unit was out of order, I requested AHS to apply the provision in the AHS policy to repair the dysfunctional unit by replacing it. I had to talk to several employees within AHS to convince them to replace the unit, as each told me that AHS would not replace the unit because there was no repair emergency and the AHS researchers could likely find the parts necessary to fix the installed unit. Only after talking to a senior manager in the company, receiving the same answer to my request, and requesting to talk to the President of AHS did AHS call me back and agree to replace my heating unit. The dysfunctional unit was replaced with a new, similar sized and heating capacity unit over the next 4 days. By the end of the ordeal, my family and I were without use of the central heating unit for more than two weeks. Luckily, closing off most of my home (3600 square feet of living space), burning wood in my fireplace, boiling water on the kitchen
, and utilizing several portable electrical heaters, we survived the unwarranted delay in replacing the 20+ year old heating unit. Repair or replacement of major appliances, plumbing, electrical components is the primary reason a patron would pay $450 per year for the coverage offered by AHS. And, in a home like mine, that was built in 1958, such insurance coverage is essential. While my ordeal with AHS in obtaining emergency service to replace an indispensable heating unit left a bitter taste in my mouth, I have continued the insurance because I have not found an insurance that appears to be better and more trustworthy.

7 components of a good home warranty

Home warranty companies are the number one most complained about category on Angie’s List. If you decide to purchase a warranty, look for the components of a good home warranty before signing the contract.

Home warranties

Year after year home warranty companies have topped the Angie's List most complained about category list, with nearly half of member reports in this category rating these companies unfavorably. The key behind this appears to be an expectations gap between the companies and their clients regarding what is covered and whether service calls on covered items are entirely free.

A home warranty, or home service contract, provides service, repair or replacement on a home’s major systems and appliances for a usual term of one year. They've also topped our list of most-complained about categories for three years running.

First, call your insurance company and tell them you do not want any proceeds paid to the contractor under your policy as you are not going with them.  This way they can not collect money on your behalf.  Insurance will typically have you sign a form for release of funds anyway but this is a good extra step to make sure your signature isn't forged.  Second, call the contractor and tell them you will not be needing their services afterall.  Did your husband pay a deposit?  If so it may be non-refundable.  Then follow up with a certified letter.

An email as well doesn't hurt but some states don't yet recognize email as a form of communication for legally binding documentation.  This may have changed and I'm sure more states do recognize them as I haven't followed that topic elsewhere as much as I used to.  The contractor's office should be local.  A sure fire way to ensure they got the message is to deliver the letter to the office of the contractor and have someone at the office sign a duplicate stating it has been recieved and read.  There's no arguing whether they received it or not by doing that.

Hopefully you've learned your lesson about high pressure sales techniques and storm chasers looking for a quick buck.  Some people find out a much harder way.  While these guys may be legitimate you should always do your homework on a contractor before signing the contract.  Unless you have water running out of the house and the work has to be done on the spot it's not so much of an emergency that it can't wait until the next day.

The plumbing repair using

as the provider and a nationwide company was horrible. However using a local company here in Baytown thru
Oakdale Home Warranty Companies Provider Name Locked
was very good, Baytown Quality Plumbing, was called to repair what home shields first nationwide company made much much worse and destroyed property. My central a unit died a couple of times and each time was paired by them and finally replaced by them. They used a national company again, they did satisfactory work, though they tried to talk us into spending 10000 dollars to upgrade and replace our current system they had just repaired, which was at that time only 3 years old. After we thought about there request ( the account compsny) we thanked t he actually company and told

of our experience.

replaced both hot water heaters and installation once Gain we requested they use Baytown Quality Plumbing as we would not allow the other plumbing company.back

replaced a dishwasher as well as a washing machine. All things replaces by American homeshield. We're the cheapest they could find that were new. I had to argue and argue with them about identical units, not being just that they wash dishes or not they they just wash clothes. Each time I had many discussions with them and threats of lawsuits I'm order to get the to replace the items when they determine that it is better to replace than to repair , that the replacement brand I didn't care about but I wanted equal features and equal convince or equal efficiency, not the cheapest they could find.
My dishwasher and washing machine were upper category machines the washer was may tag and the dishwasher was whirlpool elite. Because someone I'm the house was handicapped
D and needed the touch button. This we had
We spent a long time arguing with them and no dishwasher until the government stepped in and then they delivered a new dishwasher that we could use, however they refused to install it unless we paid them 750.00 for installation. We found some one to do it for 350.00 instead.

On our handicapped toilets, one of them was power flush we had it for the same reason as the soft touch dishwasher. She could not flush a toilet. The toilet bowl as the other bowls are all 19 inches high which is the height chosen by
Oakdale Home Warranty Companies Provider Name Locked
to be considered as a toilet height for some disabled people. It is wheelchair height. Again we fought with AHS, they approved repairing this toilet and promised that the plumber they sent was a reliable and was sure he could repair or replace or rebuild that particular toilet.

It would have been nice if AHS and their plumber were on the same page. The plumber came in ripped out the current power flush, didn't stop to ask why we had one or anything else replaced it with a very low ten inch off the floor toilet that was very small as a b matter of fact he commented how he had to get special plumbing to attach the new toilet to the old toilets flange
in the floor because of the major difference.
Needless to say they wound up correcting the problem, Using Baytown Quality Plumbing, again. So I guess if you stand over them and are forceful enough they will do it cirrectly. Make sure that you get each persons name number and phone number with extension and supervisors name and next etc if things aren't going well.

First company they sent out did not have a clue as to what he was doing. replaced several control boards in the dryer and in doing the work scratched up and marred the paint on the dryer. After 3 or 4 visits he gave up and the they sent out the correct people and it took then 5 minutes to determine that the lint filter was clogged with super fine dust particles.

They sent 2 people out. One man said he had fixed it but he broke a part. They said the system was installed improperly. We asked him if it's fixable and he said it was. We didn't hear from them. AHS said they were not liable for it. The system was 18 years old. We needed heat so we had another company install the system and we paid for it ourselves. When they installed the new furnace it was installed the same was which was the only way it could be done in our circumstances. We are not sure if we are going to continue to use them.

I have had
Oakdale Home Warranty Companies Provider Name Locked
for about six or seven years and seldom used them. I read where people said it was a scam, but my wife did not want to cancel our contract. This past year I had an outside water line leak and AHS repaired it. The repair was a major job--estimates I received were around $4-5,000--but by using AHS I paid only a small charge of less than $200. The contractor was very professional and did a good job. A few months later my furnace died and I decided to replace my entire HVAC system. I called AHS but did not go with their contractor. AHS, however, then called and sent me a check for part of the replacement. It was not a lot but it helped with the final bill. I am glad I never cancelled the contract.

The contractors are not the best. Customer service is poor and very slow. This company is about making money and not about providing service.

Oakdale Home Warranty Companies Provider Name Locked
is a great company. I have used them several times for appliance repairs and they are always unbelievably responsive.
This was the first time they advised that it did not pay to fix my microwave. They called and sent a letter to let me know to go get a new one and they will reimburse me up to $250. Once I sent them the receipt I received the check within 2 weeks.
I recommend them to all my friends and feel this is a great service to have in your home.
They are very nice and a pleasure to deal with.
Thanks
