"I was referred to
by a co-worker. We have always had water problems in our basement and have had several sump-pumps through the years." We decided to correct the problem and also got quotes from other companies that install French drains. We recently had a sewer issue where one of the pipes shifted. Three quarters of our basement was finished with walls, carpeting and paneling so this all added to our problem.
returned my call promptly and estimated the cost to gut the entire basement and waterproof it. We decided to go with
because we thought the product would be better for us in the long run and we felt
was very knowledgeable on this subject. We didn't want to deal with this again and it is guaranteed; the warrantee is also transferable if we sell the house.
and his crew worked very hard removing everything in the finished basement; once they started to apply the product, they were finished in 4 days.
also has great contacts as we needed a plumber to fix the sewer problem. We are very happy with our waterproof basement and would recommend

-Debra M.

"Too expensive for me!! There are several other providers that can eliminate the water in my basement that are much more reasonably priced. Had 4 providers quote" on my problem. This company was by far the highest priced solution. I doubt I would ever use them for anything.

Many homeowners worry about the severity of foundation cracks in the basement.

Relying solely on measurements to determine the condition of a foundation often leads to risks incurring further damage to a home, says Granott. (Photo courtesy of Angie's List member Dale W. of Boones Mill, Virginia.)

Measuring your foundation for levelness alone is not enough to determine if your foundation needs repair. A foundation expert will evaluate all the factors.

Foundation Repair, Structural Engineering

Many homeowners don’t pay attention to their home’s foundation until it’s too late. A foundation problem could jeopardize the structural soundness of your home and make it impossible to sell without first being corrected. Get tips on what you can do to prevent problems.

Angie's Answers

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.
Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

Foundation Repair reviews in Folsom

I have used this company in past for chimney relining and chimney sweeps. The promptness when using the Angie's list message system could be better.
Folsom Foundation Contractors Provider Name Locked
Brown came out to do an estimate and I was contacted a few days later with the written estimate. I was told that a lintel needed to be replaced by
Folsom Foundation Contractors Provider Name Locked
upon his initial inspection; but when it came time to do the job the quote was change to show the lintel on the invoice at $0 cost. So, to me that stated that they were going to replace one lintel included in the price of the other brick and mortar repair that was needed. I communicated several times with
Folsom Foundation Contractors Provider Name Locked
, who sent the quotes to me. Which the quotes had to be redone twice. Also, with
Folsom Foundation Contractors Provider Name Locked
who has always been quick to help. However, I communicated several times that I wanted the Angie's list discount. When I received the invoice the discount was not on the invoice and was told that they did not know what it was at that time...So, never received a discount on the job. The brick replacement that was done was good; however, the brick color match could have been better. Also, the mortar was a similar consistency, sandy; but the color was a bit off. Not terrible, but noticeable up close. The job was completed in one day and upon my inspection, found one additional brick that needed replacement. When I called to make the payment, I asked about the lintel replacement and was told that it wasn't needed that is why it was listed at $0 on the invoice. At that point, I didn't want to bring up the angle's list discount question again...The quality of the job was good and appreciate them getting the job scheduled and completed in a fairly timely manner. However, their needs to be better organization in getting the quotes right and communication consistent. Overall, I do feel the price was a bit high for the amount of work completed.

Very good service across the board. Sales professional was punctual, knowledgable, and polite. Our concerns were addressed and solution provided. The man that performed the work was great as well, he explained the work again and was done on time. The job came in well under budget, and we honestly wouldn't have known, they could have charged us the full amount but didn't. One note: This job was to address water seeping in thru a crack in the basement and we haven't had much precipitation since the job has been done. While I have confidence that the problem is solved, I don't have any real proof yet.

Very professional.
Folsom Foundation Contractors Provider Name Locked
gave me a very detailed estimate and explained each step. I felt very well informed of what was going to happen. The gutters and downspouts were installed first. A few months later they came back and re-built support under the house. It took 6 days.

, and team did a great job. It was not an easy job, as the only access is through an opening in my closet. They hauled cement block and buckets of cement, among other things, for a long time. They were friendly, professional, timely, and very hard workers. I am very impressed with the job they did, and my house feels much more solid. I am very impressed with this business! Thank you,

Folsom Foundation Contractors Provider Name Locked
was a pleasure to work with. Our foundation was repaired to our satisfaction at a great value. It rained excessively during the time our work was scheduled to be done which explained the delays. The only problem we had was that we were not given much notice about the delays and had some trouble arranging our work schedules to be available while the work was being done. Overall we would definitely recommend doing business with
Folsom Foundation Contractors Provider Name Locked
. They provided high quality work for the best value.

came to my home and did an estimate on my foundation and he was pushy on the sale; however, my wife and I already had bids from other well known companies and we settled with this one.
Folsom Foundation Contractors Provider Name Locked
brag about how well organized the company is and how punctual they were. So, my wife and I went for it. Bad Move!
One the first day, the foreman dropped off one person with one shovel and told him to start digging and the foreman left him at my home: There should have been eight people that were suppose to show up at 8 am and instead they showed up at 10 am with one person. I was very upset and told the main office that they were fired and to get off my property! Good ol'

Folsom Foundation Contractors Provider Name Locked
i told him that my wife and I would think about. The next day, eight people showed up at my house with the foreman and they started to work on my house.
The house was fixed and all the doors worked and they told me that I would receive my warranty in the mail along with other paper work. I said okay and thanks.
Now it's October 2015 and I have not receive my paperwork for my warranty. I have called several times without any return calls.
My doors no longer close and I call at least a dozen times before anyone got back with me. I finally received a call from a
Folsom Foundation Contractors Provider Name Locked
and he told me that he may have an opening on Tuesday Oct 13, 2015 to see if the house was in warranty. He said he would call me back to confirm that date. He called me on a private line. How professional is that? He came by on Tuesday and I was not at home because he did not confirm anything with me on the time he would come by. I could not touch base with
Folsom Foundation Contractors Provider Name Locked
because he called me from a private line. However, he did leave a note on my door stating he came by.
Now I have to call again and hopefully I can make head way with this company.

We originally agreed to do a straight up payment of labor and materials at set rates. He went over on labor by 30 percent, which I can even understand if he needed that to get the job done. However, that wasn't where it ended. One of the biggest elements that made working with them so frustrating, was they added a large markup on materials used during the repair in addition to no invoice because "his customers don't ask for them" which anyone would agree that is rather suspect. Getting this information out of him (as to why the charge was so high) it took 1 phone calls and multiple text messages before he admitted that he had spiked the materials cost up only after I literally researched with local vendors what rates were for things like concrete. He finally owned up to it after being pressed. He gave me a bit less off, but not at cost like we originally agreed. The runaround I was given was just as frustrating as the work itself. I would think twice before hiring this company out.

did a great job. They were punctual and tried their best to ensure I was satisfied.
The exterior foundation stabilization went very smooth.
The interior wall stabilization was very difficult and didn't end up perfect, however I believe they did the best they could with the given situation.
i would use their services again in the future.

I did my research over the weekend and via A-List requested an appt. Automatic response was issued by company that someone would contact me on Monday. No one did. Other competitors did contact me and I was able to meet with them. Not this company.
