Firma come out to a home that we were in escrow on to provide an estimate on reframing issues identified by the home inspector. The" representative who came out was very nice and came up with a repair plan. After we closed on the home, we decided to move forward with the repairs and were in regular communication with the initial
Firma representative for several weeks. He was very responsive to our questions and concerns. He also went out of his way to come out a second time to the home after another contractor got us worried that more severe problems were at play. The

Firma’s representative and that he was not trying to upsell. Where things started to go wrong was a minor hiccup in the scheduling process and a major game-changer for us during the actual repair day. First, we were left waiting for a few days just for a
call from
Firma’s scheduling department to schedule us for the repairs. When we didn’t receive the call that the initial representative told us to expect from his colleague, we reached out to schedule. We were informed that our realtor had been contacted instead of us. Yet, we still hadn’t received a call. When we were finally able to schedule, we were given an appointment 3 weeks out. Understandable given that they are one of very few companies in town who do the kind of work we needed. The day we had
Firma come out to work, we were informed an hour into the job that they were suspending work indefinitely because of missing joists and dry rot in house's frame, which needed to be resolved before they could install their product. We had email communication with
Firma’s initial rep about this before we had even scheduled and he clearly told us that we wouldn’t need to worry about the dry rot because their product would take care of it. That representative also advised us that they should be the first contractor to make repairs in the home (we had others planned), so if he recommended that we repair the flooring issues, he had plenty of opportunity to tell us. He said they wouldn’t install their product under such conditions. The employees stated that they needed a manager to come out to assess the situation before they could move further, but they were all out of town. I found it reprehensible that they didn't have any managers on call when their crews are scheduled to do work that costs customers thousands of dollars. We didn’t hear from a manager until 2 business days later, and he informed us that the soonest he would be able to get out to assess the home situation was in another 2 days, setting the work on our house back yet another week. We lost so much time, we decided to get the issue resolved without
Firma’s assistance. We did inform
Firma executives about this and the head of the organization and senior managers did respond to us personally. They acknowledged communication issues on their end and were willing to work with us to demonstrate their commitment to quality work and customer service, but at the end of the day, there was nothing that could be done to wipe the sour taste of the experience from our mouths. While I'm sure their products and the quality of their work are great, it's clear that there are gaps in their service.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

     There are two types of cracks in foudation walls, horizonal and vertical. The vertical is from settling and usually is not that bad a repair onec the settling stops or the cause is fixed. A horizontal crack in my opinion worse unless it happened right as the house was built and it was backfilled incorrectly. That should have been fixed at that time though. Horizontal cracks are a sign of lateral pressure due to either a water problem, improper wall sizing or a combination of these. In these conditions I have always felt complete excavation outside the wall and reconstruction is your best approach with the proper sized block or concrete wall with buttresses as needed.

     You mention the future sale of the home and I would think the total replacement would be the best way as it will not leave any red flags. The steel plating would point to the problem and I can just think of all that would go through a buyers mind. Little things like how long will it be before the plate rusts out and needs to be replaced, even though it would probable last a long time.

     I would think you should spend the money on a consult with a structural engineer and get a written report on the problem and his recommendations as to the best repair. It will help with any future sale of the home. Without drawings the consult should be less than $500. I would bet he would recommend total replacement.

The job went very smoothly. The part of the basement that was being worked on was sealed off from the rest of the basement so as to not spread the dust and dirt from the job. All materials and tools were brought in through the basement windows so as not to disturb or dirty the upstairs portion of the house. After the job was completed they vacuumed and cleaned up the whole area very nicely.
We were completely satisfied with the whole process from start to fininsh.

They did a fantastic job. There was a water leaking issue and the front stoop was puling away from the front of the home. There was about a half an inch of space between our stoop and our home. They matched all brick to our home. They broke down the stoop and rebuilt the front stoop and walkway. They did all the work in about a week. The service was amazing.

This is the second time I've had

out to do work on my house. Both times he has been responsive, professional, and performs excellent work for a fair price.
The brick point on my chimney was starting to come loose. $600 to chisel out the old masonry, mix a new batch, and use of a cherry picker that he had to rent to get himself up high enough to fix it.
Same thing with my garage. It's a cinderblock wall and due to a leak in a seam in the gutter above, water was hitting the window sill of the garage and cracking the mortar in the joints in the cinderblocks below it. $250 to chisel out the old and put in new masonry. I had tried this myself several years earlier using a cement mix from Home Depot and a pointing tool, but it looked horrible, and the mixture didn't bond well to the old substrate. Goes to show you, that for nominal money and finding the right guy, the end results are much better and last longer. I'm writing this review in 2015 and the point work still looks great (of course, I replaced the gutter that was causing the water to run down the wall, which definitely helps)
My house is old and some clown decided not to follow best framing practices. They left the entire left-hand side of the main beam of my home unsupported. I had a structural engineer come in to tell me this (hey, I'm no carpenter). But after he pointed it out, yeah, it was obvious the beam needed support.

was down there, in mid-summer, jacking the house up as little as possible and sweating bullets to bang this steel post into place above the footer he poured. He attached it to the main beam with nice thick bolts through the cap plate and the house has been rock solid now on that side ever since. In fact, in 2015, I had my kitchen (on that side) redone and had heavy things like additional sub flooring, tile, granite counters, installed. Everything has remained rock solid.

So the gentleman came with a 4' leveling stick in hand and placed it in different areas around my house. He said my house was leveled, I just needed new floors, new doors and to have my windows replaced. Anyone with working vision and common sense can tell from the interior and exterior that I have serious foundation issues. When I tried addressing the obvious issues, he dismissed them as though I didn't know what I was talking about. So he leaves and tells me it's not necessary for them to take on the job.
What's funny is that when i had other companies come out for bids, without mentioning any names while telling them this story, they knew exactly who it was and advised me that if I know of anyone hiring them for repair, to make sure you read every single line of the contract.
