payment terms were very reasonable. 50% once pool is drained and prepped (old plaster removed - all old tile removed - all old pool fittings removed - spread special bonding surface to hold plaster). Balance of payment provided once pool is completed. My pool was built in August 2001, Grecian Shaped - Light Gray Plaster - Two Water Sheers on back wall of pool. Pool perimeter is ~130' (counting the beach area pop out) Last couple of years we noticed it was difficult to keep chemistry stable, algae was very quick to come back and challenging to keep up with. Pool seemed to be losing water more so than usual in the summer season.
spent time with us to discuss options to have pool re-plastered with new tiles. He did NOT UP-SELL the project. He was very open in stating he is frugal himself and what would be needed to make the pool look nice and not spend too much money. I really appreciate this about the interaction. He sent us to his pool materials store to pick out the tile. We went with standard white plaster, new tile for around the pool and our water fall wall with a different tile. My wife of course chose the upgraded tile which cost more due to glass accents - which added to the price/cost of the project. His crew came in early - was very CLEAN and did not leave us with a messy yard. Work was done efficiently as ~4-5 people were here working on it (they knew what they were doing). Marked called me a day later and informed me that a hole was found behind my light fixture and I was slowly loosing water. He said during the prep work they filled the hole with high grade cement (believe he said hydraulic cement) to fill and seal up the hole. I mentioned that one of two water falls were leaking - he had his team dig into the wall - repair the leak with special sealant and prepped it for tile work. Both of these repairs were performed for NO EXTRA CHARGE. He said we already had the material on the truck - he did not consider this major structural repair. The tile guys came out to install the tile. I came home from work - I inspected the tile work and I did not like how the tiles were installed. I took video of my concerns - texted
. He called me back and scheduled his tile guys to come back and rework the areas of my concern. No questions or push back. He said he wanted to ensure I was happy and appreciated the quick feedback since there was time to do the rework prior to plastering. As we looked at the progress being made, we looked at the coping around the entrance of the pool and now see it looks weathered compared to the new tile work done.
said it will be fine - he will have his team sand it down to get a fresh look on it. He did not see a need to spend an extra $500-$700 to replace it. This was done at no extra charge and looked great after the sanding/cleaning. Plaster team showed up several days later - the pool looked OUTSTANDING. Bright White - High Grade white plaster. All new fittings inside the pool. I am very detailed and as you can see - I waited quite some time before processing my feedback. The entire pool season this year was the BEST ever. My chemicals are stable, water bill reduced, pool cooler due to high white plaster color. My family and friends enjoyed the pool this season. The quality and workmanship was OUTSTANDING.

My sister-in-law uses brite white toothpaste and rubs it into those small holes. No prep, no sanding.

I've used wall liner (it applies like wallpaper only thicker) to cover a multitude of "wall sins" over the years. In my opinion it's the greatest thing since sliced bread. It doesn't look cheap or tacky, it's inexpensive, non-labor intensive and not messy to install.

I used it for the first time about 15 years ago to cover a faux brick tile on my lower kitchen walls that couldn't be removed. It was either tear the wall down or take a chance on $40 worth of wall liner. It did the job beautifully and lasted. Since then I've used it to cover paneling, a badly gouged wall after a kitchen remodel and a wall that looked like a pegboard after floor to ceiling shelving was removed.

Friends and family (and realtors!) have been amazed by the transformation after applying this simple inexpensive product. 


Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off. 

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

Very prompt service and the stucco process lasted a little over 1 week. They had as many as 8 people working on the job and the lead guy was very polite and answered our questions thoroughly. They were fastidious about cleaning up which was impressive considering how messy stuccoing is. They then did some painting of the back wall which did not need re-stuccoing. The price was reasonable considering the amount of work required and I cannot think of anything they could have done better. It was a professional job done with a contractor that respected us as a customer and worked hard to please us. I highly recommend this contractor for your needs in his area of expertise.

The contractor we hired to do the finish/plaster work had hired journeymen to put the 8 x 12 foot sheetrock up. Each 8 x 12 foot piece of sheetrock was cut into three 4 x 4 foot pieces ...
Seams cracking have been a problem since completion ... we have had cracks repaired on three different occasions and not only did it look patched, but cracked again within a few months.

Went great! He was able to mimic the established pattern on the ceiling and didn't mind me following along. If i saw something a little off or a bald spot he went right back over it. Overall, it went very well. We had the work done about a month ago and waited to leave a review until after we painted the room. The room is now painted and you cannot tell that there was any patchwork completed, which is a sign of good quality work. The repair area was plaster and the crew did a good job cleaning up all of the dust.
