fixed the bathroom window. While he had the wall open it became clear that the shower had been installed incorrectly in the first place and that water leaking behind the tile and into the crawl space was the cause of the mold problem. Other theories were discarded (roof leak, drainage problems.)

gutted the bathroom and began the remodel. Midstream, we figured out how to deal with the mold spores that were living in the crawl space on the dirt and on the framing lumber in a cost effective way (see above). I interviewed two Bay Area companies that specialize in "clean crawlspaces".

sat with me as I met with them and asked them super intelligent questions (which they weren't able to answer well). But their bids were too high for me to afford with all the other work that needed to be done, so it was a moot point. Then

helped me find an online source for a similar plastic membrane. I ordered and paid for the supplies and his crew installed it. I saved about 50% over what the crawlspace companies had bid.

It became clear as we sealed the crawl that we could not have a heating system blowing air from the crawl into the unit so I found a used gas fireplace insert on Craigslist and

My goal was to be able to move from the upstairs unit to the downstairs unit by June 1. As the end of May neared,

helped me decide what needed to be done and in what order. He was also able to call in additional help from among his network, including a very skilled painter.

saved me from a very difficult situation of being without rental income for 4-5 months due to mold from an unknown source. He was enjoyable to work with even in a stressful situation, and because of his expertise and skill was able to get the repairs completed and rental income resumed in a timely way.

The entire job took from September 2010 to April 2011. Quite a long time. But, this complex many component job was being supervised remotely, communication was via email and photos, and the large number of interactions to obtain permits and inspections were not really under

's complete control. So, I don't really fault him for that.

thoroughly reported progress via email and sent extensive photos of the work being done. The finished product was very fine. He was courteous in all interactions, even when clearly there were frustrations with inspection schedules and the like. There's no doubt I'd pick him again to do a complex job and trust him to do the job professionally and take additional requests in stride.

A few details: The selection of the items was left up to

. On the one occasion that we didn't agree, even after purchase,

was willing to return the item and purchase another one more to my liking. Nice. One another occasion when some of the exterior painting on the windows was a little sloppy, as noted from a photo, he went back to touch it up at no additional cost. The new electrical panel and ground rod came up a bit as an afterthought, and was really the last item to complete.

found several subcontractors (finally one with a decent price) and scheduled the PG&E personnel and subcontractor to perform the work.

We did not have a good experience with them. We got a quote from them and went ahead and contracted them for the work. It took them forever to get the material in and to get the job scheduled. They were just very poor communication-wise; we had to respond to the shop many times to check on the order. It wasn?t a large or complicated order. He subcontracted the work out and they didn?t have the grout when they came so they couldn?t complete the job. They ran out of tile in the kitchen and we had to wait another two weeks for them to get more tile. It was just a bad overall experience. The subcontractors didn?t want to hook up the appliances that they had taken out at the beginning of the job. I complained to the owner and he came out to put it back together. The

didn?t work when he rewired it back together and we were trying to sell our house. The price was reasonable but I will never use them in the future.

did a great job of figuring out the source of the mold problem and choosing solutions from the many options out there. He was able to do many types of work on a short time frame and relatively small budget, and get a horrendous mold problem under control, and my unit ready to rent so I could get income coming back in. ...More /> However, over time the I have not been all that happy with the quality of the work.
He prepared the tub surround but did not tile it (due to limited funds)= I was unhappy becuase he did the rough carpentry for 4" tile though I had told him I wanted to use 3x6 subway tile. The toilet is rocking on the tile floor.
He began the process of relocating the electrical box in the kitchen ceiling but left it incomplete.
The fireplace insert was leaking gas byproducts into the living room and I had to hire a venting person to redo the vent installation to make it leak proof.
the granite countertop he installed has cracked around the kitchen sink. I called and asked him to fix it. He came over and there was a long discussion about whether he should do the work or not. Finally I convinced him that he should build some more bracing under the double stainless steel sink to prevent further cracking. He called once to try to schedule the work but I have not heard from him since.
