Necessary with a aerobic system to prevent damage to air pump. "We have had a terrible experience with this Advanced Septic and Drainage. Shortly after installation we noticed that the drain field began to seep water up to the" surface and create a large hole in the ground. We have attempted to get the owner to come out and figure out what is wrong for many months. He has indicated on many, many occasion's that he would come out and look at our system, but he never shows up. The one time that he sent his son out to look at our problem, he simply dug out the area where water was boiling up and indicated that the drain field was very wet, and that his father (the owner) would be out the next business day to evaluate the problem. Of course, he did not show, then the next day when we called he indicated that he would be out that day. Again, no show. There were many, many times when he promised to come look at the problems, and would then not show up. Then always excuses about why he did not show. A real pathological liar. In subsequent phone calls he brushed off the customer service issues, then began to lie about the issues, and the missed appointments, and his handling of the problems. I have never worked with a company that is so deceitful, and now I have to get another, more reputable company out to repair / rework the job correctly. My only recourse now is to pursue the legal channels, which I fully intend to do !

In almost all areas, you have to get a permit from the county or city to rebuild a septic tank or leach field - permit cost typically $150-600, though can reach $2000 in some areas for a new installation. The reason is they will then come out and inspect the installation and review the test results from the civil engineer, from whom a design and soil percolation test and construction inspection report will be required before they issue an operating permit.

If you have a question on the process, the county or city most likely has a permit requirements info sheet on their website describing the process and requirements - googel your locale name combined with a search phrase like this - leach field test

The real reason a permit is required is to be sure an engineer designs the field, that the leach field is designed to match the existing soil conditions, and that it is built to the design so hopefully it will neither break through to the surface, contaminate the groundwater, nor contaminate nearby wells or waterways, thereby creating a public nuisance and health hazard.

The reason for the initial presale infiltration capacity test you had done is to provide some assurance to the buyer that the system is likely to work as needed, at least for the forseeable future, and is based on the number of bedrooms and sometimes number of bathrooms in the house as the basis for estimating the "load" the system is likely to see. There are different tests in different locales - some use a minimal criteria of 3 or 4 gpm flow for 20 minutes, other use the more common design guide of 150gpd (gallons per day) per bedroom in the house- some prorated for a 1 hour period, some far more strict by requiring a 24 hour test. 300 gallons in 45 minutes is an extremely stringent criteria - I would check with the buyilding department that this is right, because this adds up to a rate of 9600 gallon sper day - of about 64 bedrooms worth of capacity ! I am sure I have never ever seen that strict a criteria for a residential (as opposed to resort/ hotel/ commercial) septic system, so I would check that the tester did not somewhere add a zero to the volume to be pumped or something.

Also, returning water is not a viable basis for failing the test - the proper way to conduct a test is to pump the specified amount of water, and verify that the water level at the discharge pipe has returned to the original level by the end of the specified time - usually to the invert (bottom) of the pipe, but generally a conditional or "warning" approval will be given to one that does not raise the water table above the top of the 4" discharge pipe during the test time. You might discuss this with the civil engineer before going ahead with a new leach field construction - to me it sounds like the test may have been rigged to fail,, because in-service leach fields would not take 300 gallons of water without raising the water level to the top of the pipe for a period, even though they could take that flow for an extended period ot time.

I would guess that the wrong term was used to describe your problem. What was probably meant was that the leach field was saturated. This is to say that the soil around your leach field is saturated with solids from the septic tank and you may have to have it replaced. If you do not have the tank pumped often enough this can happen as well as just aging of the system. Many people ignore the septic till there is a problem do to out of sight out of mind or the false belief they are saving money. If you have a large family you may have to have the tank pumped every 2 or three years. Some of the towns around here have passed laws to that effect to avoid such problems.

There should be no growth other than grass on your leach field - for brush, bushes or trees use the kill-all Roundup herbicide to kill off the entire plant. For roots intruding from outside the leach field, use a root killer like RootX once or twice a year - I would do two treatments a month apart initially if you have root problems. Unfortunately, just killing the roots is not going to solve the problem you currently have, because they decay extremely slowly or not at all in a leach field due to the saturated and greasy conditions - they are almost embalmed in the sludge. If you have a significant problem, you may have to kill them, then get them routed out. This can be a $500-1000 job depending on how your field is designed and how accessible the inlets of the field distribution pipes are.

I discovered a hole forming in my backyard over my septic tank in early March, 2015. After excavating the top of the septic tank and the outlet line from the septic tank to the distribution box, I discovered that my tank had been damage at the point the outlet line leaves the septic tank and that my septic tank outlet tee had been removed. I received quotes for a new drain field from 3 septic companies but did not feel comfortable with the company representatives. I also called a fourth company,

. ("SWS"), after spending some time at their website. I did not make an appointment, however, because I was told there was a six week waiting period because of the amount of business the company had.
Because I could not find a company that I was comfortable with to do the job, I took on the project myself. After reaching a point were I felt my plan was close enough to order the materials and start the work, I decided to find a septic company that would be willing to provide me with two hours of consulting and I would pay them $200 per hour (a bargain if you consider all that could go wrong installing a septic system yourself).

I recalled being very impressed with SWS's website (by the way, the website stated that

The sketch, which was also prepared on a copy of a professional survey of my land, showed the new septic tank installed in a north / south configuration in the exact location I wanted it in and we agreed to. Further, the email reiterated the importance of location due to my planned project to expand the carport to accommodate a workshop.
- 5/4/2015 - I sent an email to SWS before construction started to ask several questions related to the installation and as an additional reminder about the septic tank location and the need for the adjacent land for my other project.
On 5/4/2015 I received an email from Mr.

stating that the septic tank had to be installed on the south border of my property (running east / west instead of north / south) because it would not fit in the location we previously discussed.

(5) Based on the facts above in items "3" and "4", there never was a problem with the desired location of the new septic tank and this whole matter could have been avoided.
(6) I will be required to move the current location of my septic tank (the location SWS installed it) in order to proceed with my planned projects. The cost will be around $5,000.
(7) The cost of the new septic tank SWS installed (i.e., 1,500

While they were at the shop, my husband told them to drive to the back at our home. The technician came by and within minutes was able to tell me all the hows and whys of my problem. Not only did he tell me how the tank burned out, he gave me all of my options and prices within minutes. Not expecting that I would have to replace the tank, I asked if I could schedual them to come back to fix it so I could manage my household budget to fit with this bad surprise. They were wonderful and let me pick a date they could return where it would be more economically feasible for me. The day they came to replace my pump they were a few minutes late of the schedualed time- but someone called me to say he was running a little bit late so it was no inconvience at all.
