I got a few estimates from masons, chimney repair, general contractors.
Bradley Stucco Contractors Provider Name Locked
wad the best quote. I was anxious to have 2 contractors working on different parts of the chimney because things needed to line up just right. But
Bradley Stucco Contractors Provider Name Locked
explained what needs to be done, reassured me that all will be well; We scheduled the day of the repair. He was punctual, completed the work, and left the whole place clean.

I researched, contacted, and received estimates from 6-8 stucco repair companies which were all A rated on Angie's List website or local monthly magazine. A full spectrum of approaches and prices were given. Decided on
Bradley Stucco Contractors Provider Name Locked
partially based on a reasonable comparable price (any where between $4,000 to $7,000 less than others), an experienced and confidence building, non extreme plan, and an amazing referral from a busy Stucco contractor in
Bradley Stucco Contractors Provider Name Locked
who has stopped working in Albuquerque but said he would use
Bradley Stucco Contractors Provider Name Locked
and
Bradley Stucco Contractors Provider Name Locked
. The best home repair decision I could have made. Our synthetic stucco house is 14-15
Bradley Stucco Contractors Provider Name Locked
and there were parapet cracks, some deep to the mesh and 2 X 4 beneath. Repair done with crackmaster flexible mesh and adhesive prior to covering with the new stucco. All stucco repair candidates noted a real 5% or so non-matching color with the old stucco which can depend on the thickness and depth of the repair onto the existing wall.
Bradley Stucco Contractors Provider Name Locked
was tenacious representing us to the stucco suppliers and didn't stop until he (and we) thought the color was a close match (I believe there were 3 color batch attempts). The finished job was superb with only a rare faint line in only 5% of the roof
Bradley Stucco Contractors Provider Name Locked
(if that). There was a hand sized light spot that he sent a man over immediately to recoat and correct. Amazingly,
Bradley Stucco Contractors Provider Name Locked
and his great crew initiated unplanned, cosmetic covering to old, unprofessional crack repair caulking lines throughout the roof and they actually power washed and re-stuccoed cracking courtyard walls and a patio horno for the same estimated price. The stucco looks like a brand new house again. This process was stressful to us from the outset but
Bradley Stucco Contractors Provider Name Locked
was very honest and never hesitated to take the time to completely explain the process and potential issues, and to answer the myriad of questions I had after my research. My wife and I felt good about
Bradley Stucco Contractors Provider Name Locked
from the first meeting and throughout the process he never disappointed. He guided us through this surprisingly enjoyable experience. He was timely and expeditious even with the frustration from his stucco suppliers and was always a professional. Clean-up was well done and we felt our home was respected and cared for as if we were part of
Bradley Stucco Contractors Provider Name Locked
's family.
Bradley Stucco Contractors Provider Name Locked
offered a good warranty which matched or exceeded the competitors. I couldn't recommend
Bradley Stucco Contractors Provider Name Locked
and
Bradley Stucco Contractors Provider Name Locked
more highly for any stucco work and plan to use him in the hopefully distant future when our vertical wall's stucco fail and we need a complete re-stucco.

Bradley Stucco Contractors Provider Name Locked
appears to be a shy man. He doesn't make frequent eye contact and has unruly hair, which can on first appearance and meeting be off putting. But let me tell you something...the man knows his business! He was calm and pleasant during every encounter. He assessed and explained the condition of the wood and stucco, suggested options with potential for lasting quality of each suggestion, and performed the work agreed to with efficiency and professionalism. The work took 2 days, allowing for drying and curing, before painting. We have a metal awning over a large, bump out window, common to most townhouse units on our street. When the wood trim was painted a few years ago, the painters mistakenly used the off white paint for the wood trim on the faded black awning and had to remove it. They left the metal raw. It corroded and drips down the stucco made a stain that would not remove with pressure washing. I'm not sure how Mr.
Bradley Stucco Contractors Provider Name Locked
got the stain off, but he did before painting, and it looks great - especially compared to our neighbors - and the
Bradley Stucco Contractors Provider Name Locked
is pleased with the results.
Prior renovators used our brick floored entryway to cut tile and left a white stain on it, said they tried, but couldn't remove. Plus since the brick entryway doesn't get sunlight, when rain blows in or gets wet - as it did with their wet tile cutter - the water stands and green mold grows on the bricks. Well, guess what... Mr.
Bradley Stucco Contractors Provider Name Locked
gave me some stuff to use myself, which he keeps on hand, and I got it off per his instructions...at no charge. He was very informative and helpful. Nice man, with good helper.
Highly recommend him.

Called
Bradley Stucco Contractors Provider Name Locked
to get an estimate, he came by same day to my delight. Was a little difficult nailing down a date to get the job done because he had a number of other projects in flight, but
Bradley Stucco Contractors Provider Name Locked
was extremely easy to deal with and is a real craftsman in his work. His cost was extremely fair, he was very honest about what was needed, didn't try to round up or oversell what was needed, and really did a great job for us.

I've used
Bradley Stucco Contractors Provider Name Locked
several times. He's fixed serious stucco wall problems, repaired several new cracks, designed and built faux stucco shutters (they look completely real from the street) and a showcase stucco mailbox. All of his work has been exceptional - this man knows stucco and knows what needs repair and what doesn't. He's very reasonable, honest, forthright, and there when he says he'll be there. You can trust what he tells you and I can't recommend him highly enough.

Ed and his crew did an excellent job. Ed was on-site throughout the project, and brought to my attention anything that came up in the course of removing the existing stucco. His explanations are thorough, but in laymans' terms the homeowner will understand, and he's an excellent problem solver. He encourages the homeowner to take pictures throughout the process, so that you can show inspectors what's underneath the stucco when it comes time to sell your home. He does not cut corners, nor does he inflate prices for materials. (For instance, when we found that some plywood sheathing under the old stucco had rotted & needed to be replaced, he charged us what he paid for the playwood at Lowe's. Several of the bids we got elsewhere priced plywood, if needed, as high as $75/sheet!) Ed also goes out of his way to minimize headaches for the homeowner, for instance, carefully removing several boards on our deck so that the original boards could be reinstalled after the stucco at ground level was replaced. Not only did that save us the cost of replacement lumber, but the deck looked good afterwards, instead of having odd-colored new boards.
Our only complaint was that the interior caulking around the windows was a bit rough, since it was done by a guy who normally does exteriors. (His interior finish guy had recently left & he hadn't yet hired a replacement.) I was able to do the touch-ups myself, so it was only a minor problem.
Other than that, Ed & his crew are punctual, efficient, & easy to work with. Ed knows what he's doing, & the end result looked great. we've had no problems with the stucco since.

Contacted
Bradley Stucco Contractors Provider Name Locked
for estimate on repairing EIFS synthetic stucco and received prompt response for on-site inspection.
Discussed repair needs with contractor and received prompt email proposal describing cost and scope of work to be done.
Received prompt email answers regarding several follow-up questions I had about the proposal including liability insurance coverage.
Agreed to go with
Bradley Stucco Contractors Provider Name Locked
. Scheduled appointment for work to be done. Lead time approximately two weeks.
On appointed day, contractor and crew showed up on time (actually a few minutes early).
Work crew members went right to work, knew what they were doing. Obviously, had worked together for awhile as a team. Had a good working relationship with each other. Professional appearance.
Work required two days. Work was completed on time, as promised. Work area was protected, cleaned up afterwards.
While on job, contractor found another area that needed minor repair. Repair was made without additional cost.
Finished results were very satisfactory.

Contractor didn't require downpayment to begin work. Preferred payment by check rather than credit card.
Work cost estimate wasn't the lowest, but still reasonable. Especially in view of fact that company was easy to work with, provided great service from start to finish, completed job on time with very nice results. Contractor also was conscientious, very professional.
