Should I hire an upholstery professional for my furniture?

Many people have no idea of the costs or benefits in reupholstering a piece of furniture. Learn how upholstering can benefit your current furniture.

An upholsterer can revitalize an older piece of furniture with new fabric and even restructuring. While the work can be costly, it can be worth it to preserve a well-made item. (Photo courtesy of Angie’s List member Catherine R.)

Upholstering is the process of covering a high-quality piece of furniture, antique or keepsake with materials such as fabric and padding. Freshen the look of a room by giving furniture a new look.

Angie's Answers

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

Upholstering reviews in Parks

I have 12 dining room chairs coming from 2 different dining room sets and they had different cushion thickness and fabric. Arkadiy allowed me to take home 5 books of fabric samples so I could pick the fabric I wanted at home and be able to coordinate the fabric with my drapes and wall color. I was not sure of the thickness of the padding that I wanted so he allowed me to bring in both types of chairs to the store. He stripped off the old cushions and "try" the feel of the available foam paddings to help me decide. He was also very accommodating by letting me bring in 7 seats first, then the remaining 5 when he was done with the first 7 because I did not want to be out of any dining room chairs. The 12 seats were done in less than 2 weeks.
They had a special for the month of September so I had the 12 seats done for the price of 11. Arkadiy also added piping to the

of the seats at no additional cost! The chairs look very elegant and I am very happy with my dining room chairs. I will definitely go back to

Excellent! I apologize for the delayed review, as

deserves better! I feel like I found a

gem, a real craftswomen - expert in her trade. I brought 1 chair to
Parks Upholsterers Provider Name Locked
(works out of her home) for an estimate.
Parks Upholsterers Provider Name Locked
made a number of recommendations, including having the wood work surface fixed up by a carpenter she works with (for a very reasonble price). She did not sell-up, salvaging the parts of the existing padding that were in good condition. She had tremendous patience as I looked for the right fabric (took me about 4 months). During that time, I asked many questions and reviewed various fabric options with her, until I selected the right fabric. When ready, I brought the remaining chairs, and the actual work took only a few weeks! I was so impressed when I picked up the chairs. We are a family that uses our formal dining room set at least once a week. A year later, I think of

every time I sit down at my table, and I appreciate her meticulous, beautiful work. I would highly recommend her to others, without any reservation.

I wanted to get an old chair of my grandmother's reupholstered. While the chair frame was in good condition, the fabric was in terrible shape. It had a lot of stains and a musty smell from being in a basement for several years. I also had a 20 year old ottoman that was in relatively good shape but definitely needed new fabric.
I had already chosen fabric I wanted, obtained through a manufacturer that L & S doesn't carry. I called
Parks Upholsterers Provider Name Locked
& Son's to ask them how much fabric I should order based on the dimensions of the chair and ottoman, and the repeat of the fabric. Their estimate turned out to be right on. (7- 8 yards; I ordered 8 because I wanted to be safe and have a little extra for pillows, and I ended up with 1.5 yards. Just what I wanted.)
They gave me a quote over the phone based on the furniture dimensions. While I did not call around to other shops, I felt the quote of $225 for the chair and $200 for the ottoman seemed very fair for labor on these two pieces. I had also heard from several people that their work was good, so I wasn't too concerned. They warned me that they had a long lead time (approx 2 months, which was also posted on their website) but that once I was called and brought in my furniture and fabric the work would take about 2 weeks to complete. (It actually took closer to 3 weeks, but there was a holiday during that period.)
The work was excellent. The one concern I had was that the arms on the chair had a small cardboard piece on the underside. It was not visible at all but if someone put their hands in a certain way they could feel it. They said they finished the arms in their standard manner but for no charge allowed me to bring the chair back the next day for them to put fabric over the cardboard.
They also have a large selection of home decor fabric and trim books that was very helpful for finding pillow and window treatment material. They were happy to help with price quotes and fabric swatches.
I am very satisfied. This is a long time local family business. The shop is in no way fancy (it's a workshop) but they seem to have a good grasp on what they are doing. There were several long time customers in the shop on my visits who spoke of years of good experiences.

were very professional. Their salesman

was punctual friendly and really put together an informed quote. The only drawback is the price, as they only sell Hunter

blinds which for 17 windows was way out of our price range. If I had the budget I would certainly go with them.

They picked it up on time, delivered it on time, and it looks gorgeous. They gave me a window of two weeks and they actually had the work done in less time. I trust them with any other project that I have

My father was a master upholsterer for 60 years. Therefore, I am knowledgeable of and not at all easily impressed when it comes to upholstery. My dad is, unfortunately, gone now, and for the first time since his passing I have now experienced an upholstery job that would have been up to his very demanding standards.

took great care to understand exactly what we were looking for and he over-delivered on not only the workmanship, but also on professionalism. He made the entire process easy and pleasurable for us. And when he found out that we were looking to have the furniture back in time for a visit by a friend of ours who has back problems, he worked extra hours so that he could get the set to us in time, delivering the furniture back to us four days earlier than his original commitment! The work was not only timely, but wonderfully done. The sofa and loveseat are actually BETTER than new. We are unbelievably happy that we contacted

and that

Great input about choices and how they might look in the setting. The install was perfect (they ended up doing cutting and binding off-site after the measure) on a continuous staircase and landings from main to third floor. Awesome, professional, perfect job!
