"Overall, the design of the house is good. We had some issues early on with responsiveness. We were told that the next set of plans would be finished at a certain time and the time" would come and go. We would have to call and find out what happened and after a day or two, would get a note back and more promises made but no results. Half way through the project, we decided to find another architect to finish the plans, but were assured that things would go more smoothly. We continued to have to keep on top of every single assignment, calling and following up just to get things done. We would get emails with no attachments and then would have to wait another few days to get the attachment. In the end, we ended up with a few errors in the design, one of them necessitating that we make the 3 car garage a 2 car garage. It could have been avoided with better planning. We are now in the new home and we like the overall design. If given another
, we would go with another architect who is more responsive. We felt that there were other projects that were obviously a priority and our project was last on the list of things to get done.

"While the idea generations were good, you don't actually get firm design plans you can use to then complete a project. That is extra, so it seems to be a bit pricey for what you" ultimately do get in the end. Next time I would probably not offer as much prize money knowing this is how it works.

Architect first - for around $1000 typically you will get site consultation, a few sketches showing what you said you wanted, and a preliminary (by the book) cost estimate - that you can use to figure if your budget or scope of work needs major adjustment. Then, if you go ahead, typically about 10-20% of total project cost for complete plans and specs (including above cost), depending on complexity and level of interior design detail, and if construction inspection services are included.

 


 
 
Generally, nothing is free with an architect - unlike a contractor where a bit of consultation and a rough estimate is a lead-in to the actual work he hopes to get (the construction/repair) and part of his bidding cost, an architect (and engineer) makes his living giving advice and consultation and developing designs and cost estimates - so giving it away for free is sort of like a dentist doing sample fillings for free. Some will come to your house to discuss your concepts for 15-20 minutes for free, basically to see if they want to take you on as a client or feel your job is the type or size they want, but you should expect little or nothing in the way of a design or cost estimate for free - the most you might get would be an opinion on whether it sounds, off the cuff, like your budget is roughly in line with your desired scope of the project.
 
 
On more complex or up-scale remodels, it is not unusual to contact several architecture firms and request proposals - where they basically come see the site, then give you a sketch or few or more common today, computer-generated altered photos of your place, showing conceptually what they can do for you, then you choose the one you like the most and go with that one for final design. Typically $500-1000 range fee (each) to get that done for small jobs, larger jobs will typically be no charge but that assumes probably $25-50,000 plus anticipated fees if they get the job.
 
 
Bear in mind in the latter scenario you cannot pick and choose betweenthe best parts of each proposal - the architect owns the design and it is copyrighted, so while you can choose bui9lding elements (dormers, bay windows, etc) from any of the proposals, specific design or color combinations are copyrighted by the proposer.

It went very well. Unfortunately,

had a heart attack while he was working for us. We got him to the hospital....thank God we were there. There was obviously an interruption between the repair until the physicians gave him the all clear to go back to work. But once he did, he completed everything in one day. I would use him again. He is a delightful man and we are happy that we were able to be there for him in his greatest hour of need.

Had a great experience with the building plans. Had very few changes to the original plans during construction due to the upfront understanding of what we were looking for in a home. Followed up several times and worked diligently with the sub contractors to make sure all questions were answered throughout the entire process.

CONSTRUCTION. We wanted to start in November 2014 but he wanted us to wait till January so he could devote his FULL attention to our job. After 3 weeks and our payments totaling $75,000 were made he showed up less often. He stayed in contact and had many excuses and

We found out he was unable to pay his Sub Contractors and also his employees and found out through his Contractors License he does NOT claim any employees. We told him of our findings and he appologized and was remorseful. We consulted an attorney in May 2014 (we could and should have sued for felony theft) but wanted to complete the job. We agreed to pay all Sub Contractors and Suppliers for him so we could finish. We found

lacking in supervision of our job. The deck was completed in June 2014. He knew at that time we needed a concrete base around 2 posts. In October he tells us the person is TOO BUSY with other jobs. No planning and NO attention to detail. His Subs are very rushed and pay little attention to detail also. Very disappointing. He did very little to oversee our job,and many problems were caused by this. The tub limestone was installed with NO ONE from

1. Extremely knowledgeable about building code managing to get a supposedly impossible design approved by City.
2. Have the plans approved in 4 days after submission without any changes.
3. Anticipated & addressed all my concerns in designing the expansion. I have not made a single change in her design.
4. Extremely cost-conscious, she tried hard to minimize building costs unlike most architects that seem to prefer the most expansive designs
5. I am surprise that the final bill has no incidental charges e.g.printing. I paid exactly what was agreed
6. Her fees are very reasonable for a licensed architect

Excellent customer rapport and responsiveness throughout the project; hihgh quality products (eg, solid wood shaker cabinets, top marble countertops and hardwood flooring) and all work was completed in less than 3 weeks as specified, with minor adjustments which he was flexible with and accomodated us, such as several new electrical circuits; closed off a hallway entrance and built in a closet.
I communicated with him very effectively by email and phone remotely from Maryland, as we were in the process of relocating to California; my daughter living locally would check up periodically to verify progress and everything was always a s he reported.
