" We had used to Renovate my parents old house on sheepshead bay in Brooklyn... The house was in horrible conditions after the Hurricane" Sandy back in 2012 ... We did t had enough money to fix the house at that time, but finally we decided to spend some money for house restoration .We got a couple of estimates from some others G Contractors, but we took because of they were recommended to us by some close friends of us ... After we received the permits they started the work and it took them 2 moth and 2 weeks to finish it ... They did replaced all drywalls, floors , ceilings ... they did some disinfection/ kitchen and bathroom remodeling ...The work that has been done is adorable we will defiantly use them again ...

My sister-in-law uses brite white toothpaste and rubs it into those small holes. No prep, no sanding.
?

I've used wall liner (it applies like wallpaper only thicker) to cover a multitude of "wall sins" over the years. In my opinion it's the greatest thing since sliced bread. It doesn't look cheap or tacky, it's inexpensive, non-labor intensive and not messy to install.

I used it for the first time about 15 years ago to cover a faux brick tile on my lower kitchen walls that couldn't be removed. It was either tear the wall down or take a chance on $40 worth of wall liner. It did the job beautifully and lasted. Since then I've used it to cover paneling, a badly gouged wall after a kitchen remodel and a wall that looked like a pegboard after floor to ceiling shelving was removed.

Friends and family (and realtors!) have been amazed by the transformation after applying this simple inexpensive product.

?

Remember, you not only have to remove the popcorn texture, but also redo the ceiling in some other texture.

Price will depend on several factors:

1) how much the contractor you choose hates removing popcorn or textured ceilings - some charge $1 or so/SF extra just because they hate it. There are even some who bid total drywall replacement cheaper than removing the popcorn, so you have to first find contractors who are happy to do that work, or your prices will be out of the realistic range

2) if the popcorn predates about 1990, then it could likely have asbestos in it, which doubles or triples the price, and in many cases uncapsulating it with a spray coating and then removing the drywall entirely is actually cheaper than all the protective measures necessary if it is scraped off.

3) whether the popcorn is primarily gypsum and vermiculite (comes off REAL easy) or was the plaster of paris variety, which takes a fair amount of soaking to soften it enough to scrape off

4) what type of finish you are replacing it with - if a textured ceiling, slapcoat, knockdown finish or paneling, not real problem. If you want to go with a perfectly smooth ceiling (generally a bad idea as any variations in the drywall on a ceiling surface really shows up dramatically), then it will demand a lot of care in preparing the scraped surface, and a complete surface drywall compound skim coat to smooth out the scrapes and gouges from the removal process.

5) what underlying conditions are - if there is a lot of furniture to move around (should go to adjacent rooms) or cover and work around, high-quality rug or hardwood floor to super-protect or such, will drive cost up.

I have seen costs run from as low as $0.60/SF to $1.25/SF (for removal only). Generally, remove and recoat with a surface texture of some kind (anything but smooth) and paint will run you about $2.50-3.50/SF.

Now the bad news - if asbestos containing, can run from $5-10/SF. Many homeowners in that situation go the other legal route - have it encapsulated with an asbestos-rated sealant by an asbestos contractor, then paint it and leave it for the next homeowner to decide what to do about it. Some contractors encapsulate it and then put a 1/4" thick drywall layer over it - this usually looks like a disaster unless it has a VERY rough textured finish on it, because putting drywall sheet over a rough surface like popcorn invariably means a wavy surface commonly looks like a gently rolling ocean surface.

came in and repaired a tape and bed job that another contractor messed up. I was very happy with the job that was done, they were very fast and did what they said they would do at a fair price.

The ceiling in my Great room had major cracks (tape pealing off, corner beads cracked) that required major work. Due to the height (19 feet) scaffolding was required and the job took several days. In addition they repaired the tray ceiling in the master as well as cracks in the kitchen. does excellent work and would use him again ...More (already have). The one minor recommendation is for a better clean up. We all know dry wall is messy but that would really help. Thanks

did a great job! As a building manager its great to find a contractor that exceeds expectations. A water leak required a flood cut of two x two bathroom walls. He was able to start the next week, they showed up when scheduled. Completed the job when they said it would be complete. And it looks like it never happened. Will not ...More hesitate to call again in the future.

In , 2015, my husband informed me that he was ready to retire, 3 years before we had planned. So, we had to get our home ready to sell quickly. I had contracted with two years ago through Angie's list, to repair and paint some drywall. I was very pleased with his work at that time, so I called ...More him again and asked him if he could help us. He and his men spent the next few weeks getting our home in beautiful condition. was always prompt and courteous, and his workers were always on time, respectful and professional. They repaired everything that needed to be repaired perfectly, the paint job was beautiful, and the wood floors gleamed. and his men transformed a very lived-in home to an as good as new home. Shortly after all the work was done, we received an offer, and the home is now owned by someone who appreciates it as much as we did. If you want quality work, please call .

Finishing by basement where I was my own GC. was very reasonably priced and was great when trying to get the job finished on a short timeline. He exceeded all of my expectations and did a wonderful job leveling off areas that were not exactly framed up properly. When completed he left the basement in a cleaner condition than ...More when he started. I will definitely hire him again for any other jobs I may have in the future.

I called them on a Tuesday as seller didn't get to repairing a hole before buyers did walkthrough. Closing was on a Thursday. They made time and came the following day to repair the hole. Turned out there was another hole. came promptly, laid down protection for the carpet and started working. There were lots of paint colors ...More so he also patiently tried different ones to make sure everything matched. After that, he charged the same price he quoted. They were the only company who answered my call, and thank goodness, we were able to close on time. Have already called them for another job.

We had some recent ceiling water damage, and after the water remediation occurred we needed repair of a 10x10 area of level 5 (smooth) and paint. I called based on previous Angie's List reviews. came and provide me an acceptable quote and quick scheduling for the services, ...More so I hired them quickly. The crew took about a week to complete the initial job, due to the Level 5 requiring overnight drying between each step. Once the crew finished the and painted the ceiling, we were very unhappy with the work because the patched area was plainly visible. I called and he came the same day to inspect - he was extremely embarrassed/apologetic and scheduled his crew to come and re-do the work. I was in the room when he explained the mistakes to his crew. The crew came back the following week to re-work the area, and this time it turned out perfectly. I was a little bummed because at one point the crew called to reschedule a day of work but promised it would all be done by the end of the week - ultimately the work was not complete by the end of that week as promised and so the work dragged on for several more days. I don't necessarily expect perfection right out of the gate because I know that things happen, especially when you are talking about Level 5 smooth wall because it has to be perfect for it to look right. I would have much preferred that the work be completed correctly the first time, but I'm a reasonable person and did everything in his power to make the work perfect as quickly as possible after the mistake was identified. The crew came back so frequently that I'm sure lost some money on my job but he didn't charge me a penny more than our agreed upon price. In the end I'm very happy with the work as it looks as though the damage never even happened.
