"I had to wait 9 weeks from the time I ordered the windows till when they installed them. I thought this was quite a long time, but I understand this included the" time to get the windows from the the manufacturer. I was totally pleased with every other part of the install. They were on time, the windows were exactly what I ordered, the installers were very professional and did a fantastic job. They cleaned up everything when done, I am totally happy with this company and will use them again.

"They delivered the manlift promptly but after we called to have them pick it up it took them a week to come back and pick it up from the jobsite. During that time" someone stole the control box off of the lift and
billed us $1380.20 for the control box even though they waited a week after we called tthem to pick up the lift. We tried to explain to them since it took a week for them to pick up the lift that we shouldn't be held liable for the missing control box and we checked and found out most equipment rental companies only make the renter liable for 24-48 hours after they've been called to pick up the equipment. After pleading our case all the way to the top and giving them ample opportunity to treat us fairly they still expected us to pay the $1380.20. Instead we found the exact same control box online and ordered it for less than $450.00 or less than a 1/3 of what they wanted to charge us for the missing control box. Not only were they trying to make us pay for something that we didn't feel we were reasonable for they also in our opinion wanted to rip us off even further in the process. We will never use this company again and I recommend that no one else does either.

Hello - I hope my answer will help point you in the right direction.

 

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

 

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

 

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here. 

 

This is a flashing issue as the window connects to the mansard roof surface. 

 

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

 

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

Much easier to scratch and typically not as good a finished quality as compared to glass.

 

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

 

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

Thermal numbers look okay when looking at the NFRC.

 

Do you have any other data on them?  Air infiltration, Design Pressure, Visible Transmittance, and Condensation Resistance are all good evaluators.

If you are being sued and/or counter suing, then you should hire a lawyer.  While you can do small claims court and sue without a lawyer, the Contractor's insurance will provide him a lawyer to defeat you.  Plus, odds are good the Contractor has more court experience than the average Home Owner, especially if this is his standard opperating procedure.  If you go against a lawyer, you will lose, even if you are right (Saying the right thing at the wrong time is very bad in court rooms.  Get a lawyer who knows the processes).

Once you decide you are suing, there should be no further contact or access to the property with the contractor.  If you have already been told you are suing, you should stop all access to your property (you are allowing them to gather evidence AGAINST you.  Your lawyer may be able to reach an agreement outside of court to allow the contractor to fix the work within a specific time period, but even then make sure you are not in contact with the contractor.  Anything you say, will be turned against you ("The Home Owner said it was okay.")

A building official has no legal obligation in court; his job is safety and minimum construction requirements as allowed per Code.  He has no say over materials and methods, and cannot assess damage. (IRC doesn't have a requirement that the door you mention exceed 35", so he won't care it isn't 36" as an example).  What he CAN do is state if the work is unsafe or causing other conditions which are unsafe.  Let your lawyer decide; but it is not in your best interest to have the Building Offical inspect with the contractor.

To sue you need to show damages.  Get another contractor (get some references or hire an architect to help ensure you get what you need) to inspect the work and give an estimate to repair.  The amount the contractor(s) estimates becomes what you seek in court (plus court fees) from the contractor.  If his work caused problems, you should be suing, not sued.

Also, be aware that no door manufacturer makes an actual 36" door (as an example).  They each have their own frame sizes, so a "36 door" in reality will be 35 7/8" to 35 3/8".  Each door maker has slightly different sizes (go online, you can see Pella, Anderson, Kolbe-Kolbe, etc. have their actual sizes available for PDF downloads).  If you replace a Pella 36" with an Anderson's 36" they won't fit perfectly.  In fact, the different styles within the same manufacturer are sometimes even different.  The purpose of trim is to hide the gap between the wall and door frame, so your door may be perfectly fine in size and method of installation. 

When you have this work corrected (and for any future work) utilize the services of a lisenced Architect.  They will oversee the work, review requests for payments and document existing conditions and conditions found during construction to prevent the situation you are now in.  They will also ensure the proper permits are filed and the inspections called for.  Because they are a third party to the agreement, they can be the 'bad guy' and make the contractor perform, where you just have to pay the invoices they approve.  The contractor deals with the Architect (and vice versa) and you get the project you wanted. The cost of the architect would have been around $3,200 and is minimal compared to what you are dealing with now, the peace of mind is worth it and architects often find cost savings that go directly back to the Home Owner.  When you account for time alone, you will have spent more than this on just preparing and attending the court case.

Because this is headed to court, stop all communication with the contractor and get yourself counsel.  Good luck.

Price was a little higher than others, but their estimate explained more details about the work to be done. Actual installation went perfectly. They arrived on the day/time given, were courteous and careful about our carpets, etc. Removal of the old door went quickly, with minimal time where the entryway was completely open (this was January, after all). The new door looked exactly as expected. The doors were fitted and leveled as expected, and the final result looked like a finished product inside and outside. This was how all contractor work should go!

Overall we had a great experience with one glitch. The salesman was on time and he was very careful in measuring the dimensions of the windows and listening to our needs. We went through a number of iterations and designs to get the initial quote down as we had a highly customized order with different window types (sliders, casement, double-hung, sliding glass doors), outside/inside colors (brown/brown, brown/white) and hardware. After agreeing to a price and specifications, the company was very careful in working with us and told us the windows would be ready in 6 weeks. They met the deadline but unfortunately misled us concerning the window/door hardware. The salesman had told us that the interior hardware would match the inside color. The owner had made a special call weeks earlier informing us of the problem and that he was able to have the hardware for the sliding glass doors made to match the interior; he made no mention of the other windows. Prior to installation, we were again badly misinformed about the type of hardware we would be getting, which was very upsetting. The owner,

and his co-worker were very professional and skilled. They were clean, polite and very hard working. They were master carpenters and were able to deal with any irregularities concerning my house (which are many because it is a 110-year-old converted barn. The quality of their work was amazing and the two of them did the entire job in 5 days working long hours and driving at least 1.3 hours each way to and from my home. I cannot say anything but high praise for these two men.
The windows (HeatGate 5500) have been great. We noticed immediately the lack of drafts and the increased warmth in the house after their installation. They are replacing very old and leaky aluminum windows. Based on the last two oil bills, they have decreased our heating costs by 25-30%. and made our house very comfortable even during evenings when the temperature has dropped into the single digits. The windows are well made, which I was aware of after I visited the factory to see them up close.

Inquired about an estimate for replacement windows through their website on a weekend. Scheduled an in-home consultation for Saturday at 3PM with the customer service representative a few days later. Did not get a confirmation of the appointment via email or phone beforehand and they did not verify our address.
Got a phone call at 12:30 from the salesman saying he'd like to come by early and that he'd be here by 1 PM. It was a bit inconvenient and short notice, but we agreed. When nobody showed up by 1:35 I called him back to find out that he'd knocked on the neighbor's door and was sent away. According to him, the neighbor's address was the one his office had provided. Didn't it strike him as odd that the people who had supposedly requested his presence and had just spoken to on the phone would only tell him to get lost when he arrived? He didn't call us to confirm or question what had happened. He told me that he'd contact the office and have them reschedule. Well, what happened to 3PM? Their salesman clearly doesn't want to sell windows (today at least), and we don't want to buy them from him or his company.

23, 2014 a team of 3 "installers" showed up very late, was to arrive between 8:30-9:30AM, arrived at 10:45. (An installer and sales person had come out and taken measurements and photos of area within a few days of initial order.) Crew was unaware they needed to remove a Fantom Screen door, needed to go to the store for proper drill bits. It took them forever to remove door and side panel, pulling some of the surrounding wall board off in the process. They broke stone that was under the door plate, so far the repair to that was done successfully. They were there over 6 hours, job not done. I'm told by the installation supervisor that the job should take 3 hours. They didn't have wood strips for around the outside, so they went to the store again and purchased cheap pine that wasn't mittered correctly nor was the piece on the right side long enough, short by about 6 inches. THey had difficulty putting in the locking system, but after they left we went out to dinner only to return and find ourselves locked out, lock was jammed, couldn't lock or unlock. Luckily we could enter the house through the garage. Also lots of light showing at base of the door but we were told we needed to buy some weather stripping to attach to the bottom of the door ourselves. Screws were not set properly, crocked, not sunk properly. Crew promised to finish job on

26th. Supervisor went to buy a whole new locking assembly. We were told it was mangled and bent, what was in there. New installer then put new locking assembly in and promised to return on his own time on Sunday,

28th to take out the entire door and side panel and reinstall it. Both he and the supervisor agreed that it was not installed properly. 2nd installer did reinstall it all, but couldn't finish that day. We had an alarm system that wires had to be reconnected by alarm company. They couldn't come for several days. Once that was reconnected, 2nd installer returned again to put what would be called finishing touches on the job. He needed a new wood strip for one piece that was still missing for the outside of the door. He asked us to pay for that and some wood fill, $18 worth so he could finish the job. He told us he had only been paid $150 for the job and had no funds to buy supplies. He is no longer working for Champion. We thought this job was completed until the light of day and we inspected the "finished" job. There is still some light filtering in at the top of the door. The holes initially drilled in side panels had wood putty smeared in and around nail holes. One of the holes drilled initially in the door for the lock assembly has a nail protruding to the inside so it was unscrewed slightly from the outside and the inside hole had some wood putty put in it. Some of the insulation was showing on the outside strips. Wood trim outside had been mittered poorly and wood filler smeared around the area. The whole job was not worth the $6700 that it cost. We have to this point only paid them half. No one called us to check to see if we were happy with the job. We called and the installation supervisor came out and agreed with us that this was not done to the standards it should be. He has reordered an entire new door, side panel and locking system. Could be another 6-8 weeks because the door comes from another state where headquarters is located. He explained that they are undergoing an entire change in people. THe sales person is gone, both installer crews are gone, supervisor we dealt with is gone too. They have agreed to put the new door and also put in a new matching Fantom screen door(at no cost to us) since they are unable to put our old one back in. We will see. I pray we aren't disappointed again. Hopefully by the end of March this nightmare will be completed to our satisfaction. The whole situation has made us regret buying this door and wish we had just gone with Lowes or Home Depot. While there have been lots of apologies and the offer to replace the entire job and put in a brand new fantom screen door at no charge to us, we feel further financial compensation should occur for the aggravation and continued inconvenience, but not counting on that. In looking at the "A" ratings this company has I am guessing that perhaps the reviews occurred in previous years. I was told by our 2nd installer that our initial crew had botched 4 jobs that needed to be completely redone, some of which were for windows. Haven't seen any reviews from those people yet. I will be happy to edit/add positive results when and if this occurs in the coming months. I would have been willing to wait to review this company until the job is completely finished, however, I received a "special offer" via Angies List email that is obviously going out to all area Angie"s List subscribers for a window deal and the company shows an "A" rating, which hasn't been our experience and I think folks should be aware of recent problems. This "A" rating was the biggest reason we initially went with this company.
