"After a LOT of research on all of the home security companies out there (e.g., ADT, Vivint, etc.) my wife and I decided to go with Bates, and while the experience" was a bit rocky, we're still satisfied with our decision. To give you some background, there are four people in our household -- myself, my wife and our two kids, and we have three cats. Our home is a 1960s style ranch home with one level and a finished basement. From the beginning the sales representative went above and beyond our expectations which included consistent communication and a thorough walk-through of our home. He didn't hesitate to answer all of the questions we had during the walk-through, and in the end we decided that our security system would consist of 1 monitored smoke/carbon monoxide alarm, 1 glass break sensor, 1 motion sensor, 7 window sensors, 3 door sensor and a touchscreen control panel. The package we selected was the "Ideal" package with a few additions based on the layout of our home. Our contract is for 36 months, which is much easier to digest than the 60-month contracts that other security companies try to push. Here's where things got a little bumpy. After signing the contract (the sales representative met me at work which was awesome), I waited for several days to be contacted by an installation coordinator. It turns out that my phone number was incorrectly entered in their system, and after I personally reached out to
to inquire about the installation I was finally contacted by their installation coordinator to set up a date and time for installation. A day or so prior to the installation I received another call where the installation coordinator asked if it would be okay to move the installation from the morning (~8:30AM) to later in the afternoon (~1:00PM) because there parts that UPS hadn't delivered yet. This wasn't a big deal because I was working from home the entire day. The installers were a little late (~30 minutes), but I was fine with it because they called beforehand to let me know. The entire installation process took approximately 2 hours, and at the end of it I was given a brief, but adequate demonstration of how to use the system. One last note, I found an offer on my employer's internal website that mentioned an offer (with 2 months of free service) that was no longer valid. I found this offer after I had signed my contract and brought this to my sales representative's attention. He apologized and explained that it was no longer valid. Overall, I would recommend
, but would suggest some business process changes on the back end to improve their service in general. If
has any control over it, I would also suggest improving the user interface of their app, as it's a bit clunky and not as intuitive as I had hoped. That being said, I highly appreciate the frequent communication throughout the entire process -- from sales to installation, and look forward to recommending
to friends and family in the Lexington area.

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

From the beginning, I was misinformed. The salesman was dishonest just to get the sale. After the contract was signed Safetouch kept coming back for more money for devices that needed to be changed. Almost a year later, my monitoring system is still not right. I have gas appliances and I still don't have carbon monoxide devices that work. It has been an ongoing nightmare to deal with them. Each tech that comes out tells you a different story. If you need an alarm system please go elsewhere.

to see if they could provide the service since the equipment was there. They suggested I call the owner directly. He was responsive and sent me another tech. That tech was in a hurry to get to a child's game, so rushed and after I signed the contract and he left, I realized it was for more money than the first tech had quoted.
The install tech came, tested the system and replaced batteries. He did not have any manual for me. I called the owner about the price discrepancy and he was again very responsive and adjusted the contract, immediately having the secretary send me a new contract.
They seem like a sound company. I am happy with the service now. The owner might just benefit from an "Undercover" check on his employees. They all seem like lovely, top quality people, just a bit too comfortable and forget their job is to help customers.

The installation was excellent. Their installer really know how to fish wiring through my difficult 100+ year old home. He took pride in his work, and was thorough. He explained the operation of the system, programmed it per my needs, etc.



The company with whom they subcontracted the monitoring allowed their license to expire in Colorado Springs. Thus, I was paying for the illusion of a monitored alarm, or more accurately, an alarm that was monitored for no reason, as the police refused to respond when called by the monitor due to the monitoring company's license having expired. If I hadn't needed the police to respond and had them refuse, I would have never known. Caveat Emptor. For this reason, I switched monitoring companies.

I've had the system for almost 2 yrs. now and it work great, they have responded immediately on every time the alarm has gone off accidentally.
